We recently had to sell our parent's house in Mission Viejo. Due to market volatility and other…read morefactors, we needed to sell quickly but also wanted to get good value from the sale. After interviewing 4 sets of Realtors, we decided to work with Dave Gubler and IML Real Estate. Dave listened to our concerns and priorities and described his approach to marketing houses. His use of "disruptive digital marketing" and what he called "the juice" seemed like the right combination. We had a short window to get the house on the market and sold and Dave worked closely with us to arrange everything so that the open house happened just 6 weeks after we first met and 1 week after we finished the estate sale. Dave did a virtual staging which made it easier for us to clear out the house. After the first open house Dave received and shared with us 8 or so offers within the next few days and within the week we had 12 offers total to pick from. Dave had priced the house appropriately, but at a price we all agreed was a solid return. Due to all of Dave's marketing we had multiple offers and actually ended up with a higher sales price than we had hoped for. Throughout the process Dave and IML Real Estate bent over backward to answer our questions, make positive suggestions and help out in every way possible. It was a pleasure working with Dave, and we really appreciated that he listened to what we wanted and didn't try to push expensive remodeling when it was clear that it didn't fit our time-line or end goals. Dave's knowledge of the market in Mission Viejo, and his disruptive digital marketing helped us get our parent's house into a successful escrow at an excellent price just 8 weeks after we first met with him. During the same period, we saw multiple houses in the area on the market for months, often selling for much less than originally posted. We had an excellent experience with Dave and highly recommend him and IML Real Estate.

I'll start by saying that I'm typically cynical of real estate agents due to some bad experiences…read morein the past. However, Bob completely changed the way that I view real estate agents (and the value that they can provide). We just moved into our dream house in Aliso Viejo thanks to Bob's experience and strategic thinking. Bob is a highly-skilled and experienced agent who understands the pulse of the market and is able to provide expertise during the search. When we started our search, he showed us a house that was at the upper end of our budget. At that point, we were ready to move forward with an offer and considered canceling the other scheduled viewings later in the day. Bob insists that we see the other homes before making a decision. It was extremely good advice as we ended up falling in love with another house that happened to be priced $200K less. Any other agent would have jumped to close the deal, especially with the potential of high commission on an expensive house. However, I felt like Bob was constantly looking out for our interests. When it came to presenting an offer, Bob worked with us to structure a unique offer that allowed us to compete on a hot property (and ultimately win). Afterwards, we learned that we were not the highest offer either (among the 28 submitted offers). However, due to Bob's networking and strategic thinking, we were able to construct a compelling and persuasive offer that allowed us to stand out. Lastly, Bob is a relationship person who has a strong network and presence in the area. This can be extremely helpful when in a hot market, and can honestly "make or break" the situation. Bob is also extremely responsive and dedicated. There were several times during the process when we were anxiously waiting to hear back from the selling team, and Bob would proactively contact us with updates. He even drove over to speak with the selling agent when he wasn't getting a clear response. That was above and beyond our expectations. Again, Bob broke my perception of real estate agents -- he provided so much value to our search. I honestly believe that his expertise, experience, and emotional intelligence helped us to get our home. Long story short -- don't hesitate to hire Bob for your next home search. He is an honest and trustworthy person who has your best interest at heart and is willing to think "outside the box" to help his clients get their dream home.
