I need to add another stellar review for Karen Waggoner. She is truly a professional, skilled, and…read morehard-working realtor.... and does it all with a big heart and compassionate touch. My family recently sold a property as part of an estate, and we were unable to be in Davis for the entire transaction. Karen and her team were so incredibly helpful to us in managing the entire process from A-Z, while we were remote - including lining up inspetions, vendors, and providing a great strategy and plan. Karen was incredibly responsive and organized everything for us in a shared Spreadsheet which we loved as it ensured nothing fell through the cracks. Most importantly through all of this, is how Karen treated us and made us feel. At the start of the process, knowing that we were selling a parent's former home as part of an estate, Karen said "I will treat this transaction as if it were my own parent or family member." And now that the transaction has closed, I can say that she did fulfill that commitment and we are extremely appreciative and grateful to her.

Karen Waggoner is my real estate broker and agent. She was my agent for the purchase of two…read moreproperties and the sale of one. These transactions ranged from 2016 through 2021. I can't say enough good things about Karen and her team. Karen earned our trust almost immediately. Karen gave us great advice and guided us through the transactions making them easy and stress-free. All communications were timely, friendly, and professional. We did almost all of our transactions through email, text messages, and web sites (for e-signing and exchanging confidential docs securely). It was all very efficient and as easy as it could get. (By the way, this was our preference. I'm sure if you have another preference for communications etc., Karen and her team would make it happen for you the way you prefer.) The first purchase with Karen representing my wife and me was for a condo in Woodland. By following Karen's advice, we ended up buying the property at a lower price than we expected. We really wanted that condo and with Karen's help we got it! Given our great experience on the condo purchase, when we wanted to buy another property in Woodland a few years later, we went straight to Karen. We ended up purchasing it far below asking price...again, due to us following some sage advice from Karen. The overall experience was like the first time we worked with her: as good as it gets. Recently (Feb 2021) we sold the condo that we had purchased with Karen's help. This was our first sale with Karen representing us. She advised us to repair some things, update some others, replace a few things, and paint it before we put it on the market. She handled all this including getting bids and managing the contractors. She even brought in some furniture and accessories to stage it. After all the work, which it turns out was a very good investment, we listed on a Friday in the late afternoon. Within 24 hours, we had two offers. Within another day, we had another. We ended up with 3 different competing offers...and sold it for $42K more than our listing price! We are ecstatic about it! If you want a real estate broker/agent who you can trust, who will have your best interests at heart, who will represent you well, and who will be a joy to work with, contact Karen Waggoner. She and her team are the best.

Highly recommend LuAnn for any real estate transaction in the Davis or greater Sacramento area…read more My family and I interviewed about seven agents we found through Yelp, and LuAnn stood out immediately due to her experience, track record, and the quality of her marketing and sales materials. She was knowledgeable, organized, and refreshingly not pushy -- a stark contrast to some of the other agents we spoke with. It ultimately came down to her and another agent I'd become friendly with, and LuAnn's professionalism and candor made the decision clear. We hired her to sell an inherited home in Davis that had significant sentimental value and decades of accumulated belongings. She was patient and supportive as we spent nearly three months cleaning, sorting, and conducting an estate sale. Throughout the process, she and her team -- including Anna Huang from eXp -- added tremendous value. Anna helped design and renovate the home, addressed City of Davis inspection requirements, and guided us through every repair and inspection issue that surfaced. The staging was excellent, and the video and social media marketing were outstanding, making the home shine online and attracting strong buyer interest right away. If you have any questions about LuAnn's marketing strategy and execution -- including how she helped turn a $700,000 home into a $900,000 sale -- ask her about our White Horse Davis property. LuAnn also provided a comprehensive list of inspectors, helped us resolve buyer‑side concerns, and kept the entire process on track. Most impressively, she secured a buyer and got the home into escrow within about a week of listing, even though other homes in the White Horse neighborhood had been sitting on the market for months. We achieved the pricing we wanted, felt supported the entire way, and genuinely appreciated her professionalism. I would absolutely use LuAnn again for any future real estate needs in Sacramento, Davis, or even Irvine.

They had all the resources ready to make a home SALE! I first called LuAnn because had I seen really great yelp reviews about her and her team. When I called, we went straight into getting an appointment set up for a walk-through of the house in a timely manner. This process of getting the house on the market was made really easy because LuAnn and her team are extremely organized with their work and their time. They were very respectful of our time as well. The house was inherited, and we thought that it was going to be really hard because of how the shares were set up. LuAnn and her team were very reassuring that they have seen multiple cases like ours and they have helped their clients be successful in the end. Everyone apart of her team made selling the house such a relief for us. We honestly feel like we didn't have to do too much because of how helpful they were during the whole process. Once we went over the initial steps to sell our house everything went by accordingly and pretty quick, and LuAnn and her team had all the resources that we needed. I appreciated the way that every detail was looked over in order to have a successful sale. LuAnn and her team were very understanding and dedicated. I would recommend LuAnn and her team over and over. We are absolutely grateful for their help.

At first contact early on in the process Lori was very responsive to any questions that we had however at that time we decided to wait and save a little more money towards our forever home. Fast forward to August 2017. We decided to contact Lori again as we felt we were ready to make the move. Not only did she remember us from before she set up an appointment to meet the weekend she came back into town from her vacation (which she rarely takes) and right before ours. Lori came out to our home with a ton of info for us to look over when it came to selling our current house. She laid out all of our options and was very informative, supportive, down to earth and honest. We told her we would think about our options during vacation and would get back to her by the end of the week. We decided that we were ready to sell our current home and look for our forever home. Once we gave Lori the info she was on it, we had paperwork to fill out the next day and just like that the process was started. Lori had an associate assist during the selling of our property and both Lori and her associate Maria West were fantastic! We had the photographer, listing and open house within a week. Three offers by Monday and a decision made by the end of the next week. Once our home was in escrow Lori was ready to help us find our next home. During this process we never once felt like Lori had any other clients or that we were put on the back burner. She was very responsive and took us out multiple times to see what our interest were. When it came time to make an offer and we were second guessing ourselves or changing our minds in the middle of the night because finding a home you plan on staying in for decades is a stressful process, Lori was always calm and ready to tell us our options while being supportive but never forcing us into anything. We finally made a choice on a home and Lori helped us come up with an offer that was hard to refuse and it was because of her patience and knowledge that our offer got accepted!!! Lori also made time without hesitation to take us to the home again to show our parents as it was important for us to have our families see it as well. We had a very quick escrow and pretty much closed in two weeks. We hope to get keys this week and are so thankful for Lori, her support, calm demeanor, sense of humor, professionalism and knowledge.
