I didn't get anything and the box on the "For Sale" sign was empty. The only open house he was willing to do was a 5:00 PM to 6:30 PM on a Thursday. There was no food and drinks. And I found out that even though the roof was sound with zero issue (it was older but had some life left in it), Johnny would tell everybody that a new rood was needed. He didn't make anyone wear the blue fabric boots to cover people' shoes. It was raining and the house was a mess. The house did sell, but to this day I have terrible memories of the experience and I know another qualified realtor would have got me 10/15 % more. A super bad experience.

Actual document written at 4.5% instead of per his offer and was difficult to get him to correct it (read carefully the first part of the agreement that mentions "list price.") His communication was severely lacking. Encouraged a potential buyer that we located NOT to write an offer (yes, Johnny, we were aware), even though he would earn the same 2% (gotta wonder why!), and ghosted us until we mentioned that, "we don't expect them to be our best offer." Told those buyers that he would use their offer to counter others. Asked potential buyers to sign off on his home inspection "as is" before they even had a chance to do their own inspection. We used his recommended landscaper to maintain the yards in our absence; Johnny didn't bother to notify us that only the lawn was being mowed, and the rest of the plants were dying. We would have never known had we not unexpectedly returned to Davis. And many more...avoid at all costs!
