If only I could give negative stars. Daniel Noonan represented the seller on my recent condo purchase. The offer was accepted, home inspection took place, repairs agreed upon and then my nightmare began. The Friday before escrow was to close on 6.22, none of the repairs had been started. I was told they'd be done over the weekend. Repairs did not begin until two days after we were to close. On Friday, 6.26, my agent and I met with Mr. Noonan at the property. Repairs still were not done, my interest rate lock was set to expire and I had given notice to vacate at my current apartment. Mr. Noonan verbally agreed that the seller would pay for the continued interest lock and I could move in the following day. To be honest, I went to this meeting prepared to walk away from the property, renew my lease and keep looking had this not been agreed upon. That evening I signed an addendum for the move-in date.
The following morning I arrived at property with my two children and all my earthly possessions only to be physically barred from entering. Mr. Noonan approached me in a physically intimidating manner while yelling that I couldn't come in because there were more papers to sign. Turns out he'd had "time to think about it" and wanted me to sign a temporary occupancy agreement AND sign away all contingencies except loan funding. After being screamed at by Mr. Noonan to the point that family members had to intervene and inquire as to whether the police were needed, the papers were signed under duress and I moved in. I was assured by my realtor that it would all work out because the repairs were already underway and my loan funding was contingent on the repairs. Nothing could be further from the truth. The termite repairs are not compliant with the HOA specifications (wrong wood, color, etc.), my deck was not properly sealed and was damaged with the recent rains and my living room wall is damaged because the crew put a put a beam through the drywall. Despite Mr. Noonan bragging about his connections with this company, they are refusing to make these things right despite the one year warranty on their repairs. Unfortunately, since the termites were gone, the loan funded.
The mold remediation did not pass on the first attempt so the water heater had to be taken out "for only one day". I was without hot water for four days. My water heater wasn't installed to code after the mold remediation was completed so an additional buyer credit had to be negotiated outside of escrow.
Mr. Noonan had the audacity to tell me that he felt he had "made good" on all the shortcomings and that both he and the seller had been "very accommodating." Unfortunately, had Mr. Noonan done his job ethically and competently from the beginning there would be no need for "accommodations." He stated he was "trying to protect his commission" and based on his actions he clearly could NOT care less about doing his job properly for his client, much less me. It's also interesting that the in-house escrow for Mr. Noonan's brokerage, Trusted National Escrow, was a complete and utter disaster as well (please see my review for that company).
Bottom line, I'm not sure whether Mr. Noonan is unethical, incompetent or both but if you hire him as your listing agent be prepared to pay multiple times for the same repair because he will try to cheap out wherever possible and when your buyer catches him (which I did more than once), you'll be stuck with the do-over. If you're the buyer and see this name? RUN! No property in OC is worth this kind of stress. Not even in this market. Even my realtor said that if he'd anticipated a tenth of what we dealt with, he would have steered me to another property. Consider yourself warned.
I have filed a complaint with the state against Real Estate e Brokerage, Daniel Noonan and Trusted National Escrow. I will be following up with the local real estate board and the Better Business Bureau. Buying a home and moving is stressful enough. No one should have to deal with this level of incompetence on top of that. read more
