Patient and persistent through a challenging closing…read more Tina brought the buyer and remained patient and persistent throughout an unusually challenging transaction, ultimately getting it to a successful closing. This was our second transaction with Tina, and while our previous sale went smoothly, this one became considerably more complicated near the end. The property and an adjoining lot we owned had recently been combined. Rather than use the local surveyor who had previously surveyed both properties, the buyers selected a different surveyor whose findings conflicted with the original survey. Those differences had to be reviewed and resolved before the transaction could proceed. We were willing to allow a standard 30-day closing, but the buyers specifically requested an end-of-the-month closing. The next month-end provided approximately 22 days, while waiting until the following month-end would have extended the transaction by another 30 days, for a total of approximately 52 days. We agreed to the earlier month-end, the buyers accepted that date, and the transaction moved forward. Although the process was difficult at times from our perspective as sellers, Tina continued working with both parties until the sale successfully closed. Our two experiences were very different, but both produced successful results. We appreciate Tina's patience and persistence, and we would recommend her to others.

When I took possession of the property there was a man waiting in the driveway to tell me that he has of easement across the property to an adjacent lake. When I called Gullet Title they would not respond back to me I have called many times over the last 10 months and Mr. Gullett just has a receptionist to call me and tell me that he's too busy to look into the problem. Since then I've had several visits to my property by people say that they want access across buy property every time I call Gullett title they just ignore me. This company is a scam they do not do a title search they just pencil whip it and when you have problems they will not support you.

Are you looking for a company to facilitate your real estate closing? Do you want horrible customer…read moreservice, laziness, excuses, an inability to complete deadlines, and risk of your transaction falling through because of their ineptness? Well I have a company for you! Gullett Title in Palatka, FL was used for the sale of my father's property about 2 months ago. They were extremely slow at answering questions, and even with my realtor constantly calling they managed to ignore a survey deadline for 11 days and almost caused the closing not to happen. The contract had to be amended to delay the closing date due to several delays made by the title company including the previously mentioned survey and confirmation of the binder receipt. To add to the mess, the buyer's remaining payment wasn't confirmed received until literally the hour of closing, at no fault of the buyer.    Fast forward just under 2 months and to the sale of my own property. We did not want to use Gullett Title in Palatka, but it was my buyer's first choice. My sale was supposed to turn around in a couple weeks. 1 week in, no binder was submitted by my buyer and after the fact  we found out the instructions for that process were not even emailed to the buyer until the day before the binder was due. Even then, my buyer never received those instructions. Gullett also never gave us a closing date. Because of their delay I almost lost my property deal twice. Thankfully my realtor switched title companies around lunch time on a FRIDAY (literally the day after hurricane Ian had come through) and by the end of that day I not only had a closing date, but the binder had also been received from the buyer. Also, just after I'd dropped Gullett Title in favor of a much more reliable company, my father received a call from his buyers, who had used a remote notary for closing, saying they never received ANYTHING from Gullett Title once my father had signed the papers. The closing on his property was over almost 1 1/2 months prior!  When my realtor contacted Gullett Title and spoke with the woman who facilitated my father's sales transaction, the Gullett Title representative acted as though she knew nothing about several parts of the transaction. As of the time of this writing the results of this issue are not known, but Gullett Title has continued to drop the ball on a sale that happened over a month ago and again on my own sale now. If you even hear the name Gullett Title in Palatka, FL don't walk, RUN AWAY as fast as you can!!!!!

We were so fortunate to have found Bernadette Grandinetti when we were searching to buy a new home…read morein the Saint Augustine area. Actually, saying we were fortunate when we met Bernadette is an understatement. As our realtor, she helped us find the right house in the right neighborhood for the right price. She was patient while we traveled to Saint Augustine to look at homes over four months. In these countless trips, she showed us practically every house available that fit our criteria. We were discussing the necessity to expand our region but she called us and said she found a home that was about to go on the market. It happened to be in the neighborhood we were seeking and we made an offer. Her guidance to close on our house was immeasurable; from understanding the market pricing to the home inspector with integrity and knowledge, she was able to help us secure our house at a price we were happy with. Bernadette was always on our side working to make our house purchase as simple and successful as possible. She never wavered in her resolve to find the right home for us. She never tired of showing us the countless homes we requested. She answered every question honestly and with our best interests front and center. When she didn't have the answer, she was able to obtain the information quickly. She gave us good advice. She never rushed us and we always felt that finding a home that met our needs was more important than closing the deal. Bernadette is also incredibly personable. On top of being exceptionally good at her job, she felt like a friend after the first showing and certainly is a friend now. We are happy to say we are in our home, mostly due to her tireless efforts and we are very grateful. We love our new home. We have recommended her to many of our friends and family and would recommend Bernadette Grandinetti to anyone who wants a realtor who cares that her client gets exactly the home they are looking for and will work hard to make sure that they not only find a house, but their home. Sincerely, Jim and Mia
