Then filed a request through my home warranty to check on progress. Got a reply that J.O.A.T. Residential Services would update my email that evening. Nothing. Filed another request on 10/23/2024 through my home warranty to check again. Received notice that there would be an update that evening. Nothing. I have now requested to go to the beginning and find another repair service. Two and a half weeks is way too long to follow up with a customer for even just some kind of update.

He delivered what he promised and more. At one point, I asked him to do some extra work for which I was willing to pay. We never discussed price. I was shocked when Jim gave me the bill for the extra work-- so reasonable and fair. So you know, Jim can do everything. I'm not sure how, but he can. Trust me, you will not be sorry if you hire him. And one more thing, one of these handyman services on Yelp quoted me $2,000 for the same job Jim did for $800. He does remodeling too.

And if that wasn't enough, I decided to have a storage unit built up under the deck. It is so cool! He removed original shelving from the basement, rebuilt it all inside of the new storage area. He is incredibly reliable, extremely practical economically, responsible, just the best handy guy in this area. You guess it! I'm hiring him to build a full-size bathroom now in the basement. I'm so happy that these projects are finally getting done and I've the right person to be doing it. Thanks, Mr. Conner, and I hope these reviews bring you good future business.

I had seen Ed Delgado doing contractor work around my condo building in KCMO quite a few times…read more We'd say hello to each other in the hall, he'd play with my dog, or we'd look at open houses and he'd be working on the units. Anyhow, we had some ceiling damage (from a leaky toilet above us). The unit above us hired him to do the repair work. He was in and out and did a great job. This job included him cutting out some of the ceiling, waiting till everything was dry, and then inserting new sheet-rock and painting it all up. After the job was done, it looked like brand new. Wouldn't you know, the leaking continued and once the problem was fixed once and for all, we took some bids. The building recommended someone else and we called them in. After they showed up to estimate the job, they never followed up over a three week period and gave us a written estimate despite several emails and calls on my part. Time to call Ed! His estimate came in at 1/3 the price of the other contractor and wouldn't you know, he had great follow-through and came out right away. This job was quite a bit larger than round one as we had far more water damage. However, after the three day job was done, you can't tell that it was worked on it at all. Ed really takes pride in his work, will answer any questions from you, uses quality materials, and will be glad to give you some advice on smaller projects that you can do on your own whether it's hanging mirrors, fixing the toilet, etc. If I ever require a handyman or a general contractor again, I will not hesitate to give Ed a call. He's amazing! Unlike other contractors, he will actually show up on time and do the job in the time he promised. He also didn't require payment till the job was done and made sure we both signed the estimate / contract. Love it!
