There is mold growing in the AC unit, the smell of mold is overwhelming. You will have to pay out of pocket for any repairs because the landlord Carolina Suastegui ignores phone calls even with emergencies. We were forced out of this unit due to the dangerous living conditions on top of violence in the area which honestly we could have overlooked if it weren't for the landlord being inconsiderate and never fixing anything. It takes 3 months average of calling her several times a week to get a response. APT 2409 landlord will not uphold the lease agreement either. Forget about your security deposit. The property management are also useless. They ignore any request to help get things fixed in your unit and don't care at all if you have a bad experience living here. Complaints aren't addressed. All in all DO NOT RENT APARTMENT 2409 the LANDLORD IS A THIEF AND LIAR.

There are never enough available spaces, and to make matters worse, residents vehicles are getting towed far too often, even when it feels completely unjustified. Instead of working with tenants, management seems more focused on enforcement than solutions. Speaking of management, communication has been extremely disappointing. We've been told one thing repeatedly, only for it to turn out to be untrue. It feels like there's a lack of transparency, and residents are left in the dark far too often. At this point, it honestly feels like new management is needed altogether. Another major issue is the amenities. We're paying high rent prices that supposedly include access to things like a gym, but the gym has been unavailable for MONTHS with no clear timeline or proper updates. It's unacceptable to charge premium prices while failing to deliver on basic amenities that residents rely on. Overall, between the towing issues, poor management, lack of communication, and undelivered amenities, this has not been a positive living experience. I would strongly encourage management to address these concerns seriously, because residents deserve better. I shouldn't have to pay out of pocket for a gym membership elsewhere when I'm already paying rent for something that should already be included where I live! So now I'm out extra money on these high gas prices for making unnecessary trips to another gym and not to mention the gym membership I'm paying for monthly smh! I have been a homeowner at Urban Village on Fifth Avenue for almost a year now, our community is great (not without hiccups) and we have met some really nice neighbors. Urban Village on Fifth Avenue is convenient to everything and South Florida has not disappointed. Prospective buyers please be patient the homeowners like myself are working to get the HOA turned over to us. Dianne gave us a tour of the units of our interest, the amenities, and overall property. She did an amazing job and answered all of our questions in detail. She was very approachable, friendly, yet very professional and kind as she enthusiastically walked us around the property. She was very knowledgeable and thorough in sharing the details. We appreciated very much that when we shared that we were on a tight time schedule, she respected our time and kindly adjusted our tour, accordingly. We loved the units, and the gym was very nice! The units with water views were of particular interest and they did not disappoint, however, our price point was overlooking the golf course with the ocean in the far distance! These views were actually breathtaking! Having a front desk concierge is an added point for good security. Unfortunately, we were quite disappointed to find out when we attempted to start the application process online, we did not see the lease option for 15 months or the offer for the 2 months free with 15 months. I am waiting to call to inquire with the leasing office to clarify this important matter. We hope this offer is still on the table or we will have to move on in search of a better fit for us. Lastly, when I called the property to followup, calls and emails were a delayed response. I assume that the leasing office is short staffed, which is the case with many properties. Overall, we loved touring this property and it is simply amazing! Dianne is a great leasing manager!

I am very close with a tenant at this complex whom I visit 3-5 times a week and continually have to pay 15 dollars PER VISIT that adds up to 45-75 dollars PER WEEK which is 180-300 A MONTH just to VISIT. Not to mention if you take even 5 minutes too long or happen to forget to pay in advance or at all its a 50-100 dollar ticket immediately. TENANT WHO PARK in guest parking also will be billed for incorrect use of the parking garage at the COMPLEX THEY PAY FOR! It gives broke and swallowed in debt. Not a guest friendly complex at all and overall a disgusting abuse of financial power at a place that lables itself as "Luxury." Absolutely ZERO work arounds and unless you purchase a multi-room apartment you CANNOT register your frequently visiting friends or families vehicles.
