My experience with Howzer has been quite positive, and I find their services to be dependable. (Phew.) One standout individual from the team was Cyn, who provided exceptional support during a period of anxiety about securing good tenants for the three vacant units. She not only eased my concerns but also successfully found excellent tenants--one of whom has even developed a friendship with my cousin, who lives in the other unit. The only minor issue I've encountered--an occasional visit from a neighborhood cat on our porch (as seen in the attached picture)--is clearly beyond Howzer's control. This slight inconvenience did make me think about lowering the rating, but upon reflection, it seems unfair to hold them accountable for this. So: if you're searching for someone to effectively balance proficiency with a genuine care for clients--even from a distance--Howzer Property Management gets my vote. (I've used a couple companies in California and those don't compare; I don't mean this as an insult but the customer service at Howzer made me feel like I slipped back in time and got very high touch customer service at Nordstrom's in the 1980's.)

Bode Well was the realtor for the apartment we chose to rent, and they let us down in just about every aspect you expect a realtor to perform... Pre-signing our lease: They told us that the current tenants would be moving out at a certain date. They told us that the apartment's deck was being finished, but that it would be completed by the time we moved in. They told us that the apartment came with the 3 AC window units that were currently in the apartment. We trusted them, and didn't think twice about having all of those aspects in the lease. Post-signing our lease: $2,400 realtor fee later, Bode Well begins the letdowns. Bode Well informs us a few weeks before we were about to move in that the tenants would no longer be moving out the week Bode Well said they were. The tenants would now be staying two weeks later than originally planned, and there was nothing we could do about it. Put us in a pickle because we weren't available for the new move in date. Strike 1 Next, we noticed about a week before our lease began that the deck wasn't close to being finished. We asked Bode Well about this and they said that it was the contractors fault for not having the right building permit... There was nothing they could do about it and it wasn't their fault. Strike 2 Not happy with our experience so far, we just wanted to get into our new apartment. Turns out that when we finally moved in, there were NO AC units to be found. We moved in the summer, and it was extremely uncomfortable - hot and humid. We called them for days, stopped by their office, and after hours of denying any responsibility they delivered one AC unit. We asked when we would receive the two other units and they told us that they would not be giving us the 3rd unit, but that a 2nd unit would be delivered sometime within the next few weeks. We were unhappy with that solution, but Bode Well told us that it was the "best they could do". Now, into the 2nd month of our lease, they have yet to bring either of the 2 AC units, our deck is still not finished, and Bode Well won't return any of our calls/texts. Letdown after letdown. Strike 3 Before you work with a realtor, ask yourself if you want to risk going through this with Bode Well. For a hefty realtor fee, all we asked was that we were given what we signed up for and what we were told we would receive. Not too much to ask for... They're just not worth the struggle.

We have had TDG for 2 years now during the construction phases. We have a Portfolio/Property Manager, Cheri Gillis, and an assistant, Gessenia Garcia-Lopez, both who are not full time, and other than being onsite f/t, both provide service as if they were. Cheri takes great care of us, even though she is managing a multitude of contractors that Toll uses. After Transition, she has taken excellent care of our working Committee Chairs and the Board. The TDG emergency support after hours dispatches their tech who is onsite in 20-30 minutes. The only downside for not giving 5 stars is the slow response for normal service requests and that there is no service level objectives in the Toll management agreement with TDG. Otherwise, TDG has the tools and scale to support our 66 homes, and Cheri is a very responsive professional experienced property management portfolio manager. I am upping my review to 5 stars. Cheri and Gessenia alone do so much that it makes up for the lack of a service level performance requirement and objective; this was a lacking my Toll in their original Management Agreement with TDG. TDG is hired by the HOA Board, who have sole management and control and accountability for the HOA; TDG takes direction from the Board.
