It has been a very long time since I have been back at Cupertino Village. Ranch 99 market, Sheng Kee Bakery, Fantasia Coffee & Tea, and Ten Ren Tea have been here for a very long time. Others come and go. It was not crowded on a Tuesday night. There is also a parking garage near Fantasia Coffee and Tea that wasn't there before. If you are looking for Asian restaurants and tea shops, this is a great plaza to come. There is also Kira Kira Beauty store and a salon here. I met up with a friend for lunch at Cupertino Village. It had been years since I was last here and saw they had expanded with additional sections with other businesses = Less parking. I liked when they built the parking garage. Anyways, the main businesses like 99 Ranch, Sheng Kee Bakery, Fantasia, Ten Ren Tea, etc have been here since the beginning of this plaza. There's literally every store you need at this mall, 99 ranch, Sheng Kee, ten ren tea, a bunch of boba shops and restaurants. The only bad thing is that the layout of this mall is so disjointed. 1000th review! This place has gone down hill in the years I have lived in Santa Clara County. If you are looking for a place to buy groceries for a special occasion this is the place for you. If you are looking for boba this is the place for you. There are also a few boutiques here run by young people but they are not meant for the older generation that has lived in this part of the county for many years. Restaurants here are not as tasty as they were 10 years ago. During Covid a prominent Dim Sum place shut down and to this day the site is still closed. Many restaurants come and go because of different reasons but the top reason is because they overprice their food so much it makes them leave. I don't like the boba here because of that. It's why I only come here if I have to ride the bus. Starbucks got kicked out because of low traffic and a growing Asian audience. However one additional star for the Chinese medicine place here. They HK people that work there are very knowledgeable despite their tough mandarin skills. read more

I do enjoy coming over here during the past two decades. Since pandemic, previous stores have disappeared and there are much lesser foot traffic here on weekdays. Sad, but there's still more positives than negatives here. Need a place to walk around and chill? At least there are new restaurants and stores still hanging in there. Some of the business managers are very young looking. Lots of free public parking all around the plaza. Very quiet area now. Customers are usually out of town folks/international students and seniors during the day. Locals tend to drop by on weekends. The plaza has gotten much larger since my last visit around 2019. Lots of benches still exists. Very clean and maintained here. Ranch 99 grocery store haven't changed much. Very convenient and easy access to bank ATMs. Not far from busy highways off Wolfe Rd. At least you can still find several good food options here: dumplings, porridge, Korean food, Chinese noodles, small bites, ramen, boba drinks, bakery, etc. It's a great variety and best of all, everything is walkable in distance. Plaza is nicely designed to cover your head in areas, so it's actually a good thing not to be under direct heat when weather warms up. Feels great to be out here again. More retail stores would eventually move in. Lots of empty leases available, and lots of new building spaces on far back side of plaza now. Bus stops are convenient. I love Asian plazas with good variety of foods. Not much happens here. It used to be bustling with businesses and young working class crowds during weekdays and weeknights too. Folks are still staying at home more often these days. People should definitely revisit. Memories of good times. It can still be a great option to hangout here. read more

This little gem of a strip mall is great! Groceries, dried goods, great Taiwanese, Chinese and Korean food, boba, bakery, almost anything Asian, you've got it. Parking can be a bit hectic at times, but just circle around or go straight to the "back" of the mall and park in the parking structure. read more

Amazing shopping center with various restaurants (food and drinks) and stores. Truly underrated.

The parking structure is open now! However, it is VERY poorly designed, and barely provides many more spots than before. I would have thought that with the Apple Spaceship being erected across the street, the Village would have installed something more substantial to handle the potential influx of clientele. There is basically only ONE new aisle (a super narrow one to boot) stacked on top of an existing one. Worse yet, there has been a RASH of break ins. I have personally witnessed (not in action, but after the fact) a ton of broken windows. It has gotten so bad, the Sheriff has started making rounds, which I suppose is a good thing. Typical cheap Chinese owners decided to put motion sensors to light the inside of the parking structure instead of always leaving them on in order to save energy. When the traffic is light, it is VERY dark in there. It really does feel like a dungeon, and not welcoming at all. The center itself is starting to show its age. Many shops are vacant, and there really isn't any reason to visit other than for Fantasia, Ten Ren, and 99 Ranch. Hopefully, they will beef things up ahead of the enormous tenant across the street officially opening up shop. read more

Cupertino Village is the azn Central in Cupertino w/ the 99 Ranch Market as the anchor grocery store along w/ Joy Luck Palace as the preferred Dim Sum restaurant. ...of course there is Fantasia for peal tea drinks. ...parking is always a challenge during peak hours so it's best to park at the Bank, if they're closed, or at the hotel and walk a little bit. ...navigating Cupertino Village by car during peak hours always takes skill and patience! ;) read more

I think you really have to understand that people rate this place for two completely different reasons and those reasons are both valid. For selection of stores and foods and awesome things you might find as well as just about all things Asian, this place is a five star location. However, if you're rating this place for accessibility, ease of navigation and parking, it's an absolute nightmare of a 2. So naturally, the only appropriate rating is a 4. It's definitely got more positives despite its awful, dreadful parking situation and the fourteen million Asian people who are driving 2mph in the parking lot thinking they might catch someone who is leaving. I mainly come here for the food and Asian drinks, and places like Gong Dong House definitely brings back a taste of home. Recommended if you have the patience and don't care about door dings! read more

Pretty small compared to most shopping areas but it definitely gets the stuff done. It has quite a few cafes, restaurants, a Ranch 99, and random shopping stores. A few of the stores are quite expensive but that could be because we were at Cupertino (?). If you're in the area and want a little slice of Asian town then for sure drop by here. read more

You can window gawk at the high-end gem and jade jewelry shops, get your manga fix, stuff yourself silly at any number of dim sum, Cantonese, and Vietnamese food joints, get a sugar high at Aji Ichiban, and get really high-quality ginseng and other herbal Chinese medicines. BEWARE OF CARS BURGLARIES - I had not been to cupertino village in a long time when a relative suggested that we meet there to have lunch on Sunday. I arrived in time but found myself in competition with tens of cars trying to park like me. Ended up finding a space at the corner Pruneridge and Wolfe. After lunch I found the rear windshield of my car smashed and some personal effects that were in my trunk stolen. The Santa Clara sheriff confirmed that this is a common occurrence there. (An other break-in had even occurred that same morning). I am asking Cupertino village to be considerate of his clients: Do provide SUFFICIENT parking AND PROTECTION to your customers as other shopping centers routinely do. read more

It's a mecca of Asian pearl tea cafes and restaurants. However, it is lacking public restroom facilities. Which means if you don't frequent an establishment with restrooms, you're relegates to the ultra-dirty restroom at Ranch 99, or have to walk to the Starbucks at the mall's periphery, to answer nature's call. read more

Weird one-way entries? Check. People going the wrong way at the one-way entries? Check. Nonsensical driving landscape? Check. (Do I go straight? Left? Right? Diagonal??) This place is a parking disaster waiting to happen! The only saving graces are 99 Ranch, Fantasia (which actually used to be better like 5 years ago), Ten Ren's, and Sheng Kee Bakery. This is the Chinatown for Cupertino :) home away from home since I was in high school. The porridge place that had been there for years seems to have closed down, and a lot of different restaurants have come and gone. Southland Cafe has changed ownership several times, due to their unsavory dishes I have not set foot in this restaurant for the past 5 years. (I followed the original owners to their new restaurant Mama Chen's on Stevens Creek.) Parking here on the weekends is a nightmare, and you have to be EXTRA careful with these old Asian folks who can't seem to park or drive very well with their visors on. I personally would suggest coming here during weeknights to avoid traffic. Occasionally I will stop by A & J restaurant for my Chinese food cravings such as beef noodle. (traditional style, their noodles taste hand-made!) I especially love their pancake style appetizers (a must have) and their sesame oil seaweeds. All in all, my top choices to stop by are Fantasia (where the COOL high school kids use to hang out, but seems like they have migrated to Cafe LaTTea-see my review below) and Ten-Ren tea. There is even a Q-cup in this plaza if you are craving popcorn chicken :) I know that this place has changed much, but it remains one of my top places to stop by if I am in Cupertino and need to get some grocery shopping done. If anyone know the true quality of this shopping center, that person would be me. I have worked at this Chinese shopping center at an optometry center for 8.5 years and to be honest, nothing has change. The landscape... same. 75% of the stores.... same. Hard time finding a parking.... same. The rude and inconsiderate people that shop there... SAME. Everything is the same. I have watched the same people shop there week after week. For the most part, everything that use to be there... is still there! I went to the Milpitas Square shopping mall on Barber Lane last week and that plaza blew my mind. Maybe it was the "new" of it all. Or the simple fact all the stores they had there looked newer, cleaner, and better! And I absolutely HATE HATE HATE how stores/restaurant have this CASH only bull. And you'll find tons of CASH ONLY places spread out through Cupertino Shopping Mall. I love Cupertino Village! I wish I lived closer...I'd be here all the time. Great hours too...and open during holidays! Parking is indeed difficult, but if you don't come during peak hours it's not bad at all. Or you could just park further away. I now live within spitting distance to this sprawling shopping center. As much as I live the idea of having access to a Chinese super market, I'm really no regular grocery store visitor at all. The first time I went there after I settled in in my place was to buy some clothes hangers. The Ranch 99, or any other store for that matter, does not carry such mundane, boring items. It's not a particular store that bugs me, it's the composition of the stores. There's restaurant, then another restaurant, then another, then a supermarket that carries pretty much only food, then a boba tea, another boba tea. You see where I'm getting at - it's all about food!! I know we Chinese people like to eat, but still, that's only one stage of the whole waste production process... It probably won't bother you if you saw an Autozone in a city, but if every other store is an Autozone, doesn't it bug you? Then the price... Chinese food here really meets the international standard in terms of pricing. There are plenty of decent, authentic Chinese food, but they are nothing compared to the cheap, fabulous food you can find in San Gabriel Valley down south. Will I go back? Absolutely. Where else do I get to feast on Chinese food without getting your hands dirty, at 9:30pm after a long day of work? I've been reading the other reviews. Break-ins? Terrible parkers hitting your car? I've never experienced any of that. My parents and I have been (and are still) coming here regularly about 4 or 5 times a week, sometimes for brunch, sometimes for lunch, and occasionally for dinner! It's possible that they just have a very different experience, but I certainly never experienced anything close to that. I like to either park outside of 99 ranch (it does get crowded probably around 12:30pm and probably at night as well, but since we come here regularly, we avoid those times. Maybe thats why?) I like this place. Just the general feel to it. Walking around here is comfortable, especially at night. There are a few good food places: Joy Luck Palace, Shi Shang (I don't know what it's called in english), Fantasia, and a Sogo Bakery as well! There is a 99 ranch here, which we may buy something from occasionally as well. I feel that Fantasia's location here is a major boost to their business, as is Joy Luck Palace. I'm a big fan of FOB square, as I've herd it lovingly referred to as... =) There are plenty unique places to eat... feeling nostalgic and in the mood for some rice porridge? Theres a place for that! In the mood for some nasty Chinese dishes like cow tongue, stomach lining, pigs ears? There's a place for that! Parking can be a bit of a pain on busy days, but I tend to go in the rear lot... I like it in the rear not a lot of people go there, so there tend to be more open spot. This is my favorite place to go when I'm hungry but don't know what to eat. I'm pretty sad that SuperBowl is no longer there, but with just a couple minutes of walking around, I can find a restaurant that can satisfy me! My favorite places here are Fantasia and BreakTime for desserts and Hu Chiang Dumpling House and Korean Tofu House for a meal. The hot pot place here is also decent, but I would stay away from their sushi or ramen. As for A&J Restaurant, I would stay away from it if you are very mindful of cleanliness and sanitariness. Otherwise, the beef soup noodle is quite excellent (with the "big" noodles!). I see there are some complaints about parking, and all I have to say is, if you're spending more than 5-10 minutes finding a parking spot, may I suggest asking a friend for some "How To Be A Good Driver / Find Good Parking" lessons? all i can say about cupertino village was that i was SHOCKED to see sooooooooooo many chinese people and sooooo many chinese signs in one place. I am from delaware, a place where i was the ONLY asian.... then i came to Cupertino, aka Lilttle Taipei... i was seriously in cultural shock! or reverse cultural shock as some people call it.... then there's uc berkeley...where i went to school.. i have NEVER heard people speaking chinese outside my house back on the east coast...... needless to say i was definitely not used to people say "ji wei?", which is how many in chinese, when you walk into any restaurant in cupertino village... i literally paused for like 5 seconds with my eyes wide open before i answered "oh san wei" in chinese. anyways great awesome hang out place, has everything :) i like how i don't have to substitute american veggies to cook chinese dishes (yes i had to do that in delaware). food is good + cheap here, but service suck. read more

Nice hole-in-the-wall low-key collection of restaurants and a few shops, many of which are closed during the pandemic. But Fantasia and the other tea shops have a few outside seats. If you visit here, you'll really feel like you're travelling in another country which I like very much, but it's not a good match for everyone. I have had one visitor from Texas refuse to go here, but when I bought takeout food from here and brought it to work as a company lunch, he loved it. read more

Think this and the plaza in Milpitas ( Milpitas Square) offers the most variety of Asian restaurants in the Bay Area per square feet. If you want something Asian, but can't decide on what, just come here and smell it out. That is what I do. Caution: Drive slowly in the parking lot, it is a dangerous place. read more

The only thing is, it gets a little crazy on Friday nights when everyone comes out to eat dinner and weekends when everyone is shopping at Ranch 99. Everyone converges here because of all the Asian stuff here: Ranch 99 for groceries, Ten Ren/Fantasia/Quicklys/Q Cup for boba/snacks, a handful of restaurants (Chinese/Taiwanese/Korean), small Asian clothing shops, toy/comic/DVD stores, Chinese medicine shops, and hair salons. It's a good place to resort to if you can't decide what to eat since you're bound to find something! read more

I'm giving this place 3.5 stars. It's a nice place to have asian food. It is mostly chinese, but you can other types too. Parking sucks during lunch/dinner rush so we avoid those time as much as possible. I have literally witness a lady being robbed there so hold on to your belonging. I believe someone try to rob (or succeeded in robbing) the jewelry store there. But overall it's pretty safe. Be warn to bring cash, some places take cash only. We've been coming here for years. I remember when cupertino village was run down with very little shops open. They've really turned it around. There is an English pub here, I've never been in it before but if you don't want asian food, try the pub :) read more

This place is an Asian dream comes true when it comes to Asian food. They have many different variety of food that you can choose from which includes Chinese, Japanese, Korean and even an porridge shop. I have many great experiences with the Village and especially with that one Chinese restaurant (I honestly do not remember the name, but it's the open place that opens really late with really good food, if that helps at all ) and the Korean restaurant that have the most phenomenal Korean BBQ that I have ever taste (oh, they give you a fried fish with your order, YES! a whole entire fried fish). They also have my other 2 favorite stores in this shopping center too which is Sheng Kee bakery and Fantasia. Honestly, it really doesn't get any better than this shopping center because everything Asian is in here. P.S. I forgot to mention all the cool Chinese stores that sell millions of Chinese dramas and magazines. That's always a plus for me. read more

The Cupertino Village Shopping Center is a freeway-close evocation of Chinatown/Little Seoul/Little Tokyo. While it looks like the usual Californian strip mall, it has a Ranch 99 market, a tea store, ginseng, and numerous restaurants. There's a store that specializes in Sanrio and Hello Kitty products. There's a Korea Tofu House, Quickly (it sells Vietnamese sandwiches), Q-Pop (that sells candied yams), Nutrition Restaurant, and Guangdong restaurant. Most restaurants have fish tanks. The menu items are proof you're not at PF Chang's anymore. One can get a live tilapia soup, pork belly, or chili-infused intestines. Scripture Inc. isn't some Christian bookstore... it's full of novelties such as solar-powered bobbleheads seated on toilets, a Doughnuts! Doughnuts! cookbook, and a sappy-looking Korean drama that's actually about a nine-tailed wolf spirit disguised as a woman who's out for her boyfriend's liver. Cupertino Village is a unique destination mid-Peninsula. It's across the street from Hewlett-Packard, not that far from Stanford. Plus, there are lots of handsome young Asian men. read more
