I moved in 2021, at first I was leery due to the repeated themes of negative reviews on this place,…read morethe order and conditions on which this place was kept, the neglectful and hard to reach office manager, the inapt on site maintenance, etc etc At the risk of leaving a lengthy review I will try my best to keep this concise and to the point, but after having lived here for almost 3 years, I feel like I have enough personal experience living here to give an honest first hand account of what it would be like if you chose to live here. Keeping in mind we are all entitled to our opinions, and even if our experience is different I am confident enough in this place and the people that run it to reassure you that even a 1 year lease would be worth your while. Let me start by responding to the negative reviews, most of you I'm sure were having a bad day and needed someone to take it out on? Sometimes, it just doesn't pay to be a keyboard bully, but that's okay, because, I am here to happily set the record straight. If you want a luxurious point of perfection to be called home, then stop renting, buy a home and depend on yourself. Simple as that. I have lived in places around the country and this by far has been my best experience when it comes to overall management, professionalism, friendly staff, and fair market rent. It's a rental, so no, things will not always go your way, every structure, rental or owned, breaks down, and given the fact that there are four large multi rise buildings to maintain they take orders by urgency not by the squeakiest wheel (entitlement doesn't always get you far). Now, let me address the prospective renter/s, in this day in age it's hard to find a decent place with an affordable price tag, it may seem too good to be true but it's simply not. If you have bigger plans than what this place has to offer, then walk into this with adjusted expectations, not to say I had to, but the aforementioned clearly didn't use this common sense perspective. This is a decent sized place for the amount of amenities, and the fair rent that goes along with it. Let me hit the key points that you may be taking into consideration. The physical condition of this apartment is quite nice, I have fresh paint (no mold, as was stated in previous reviews), fresh carpeting (I think we can all agree that if someone damages something it's their responsibility to maintain or pay for it), when I renewed my lease they offered to freshen my carpet, and in all the places I have lived previously has never offered that. The bonus, they are in the works of replacing the windows, which would be only a bonus because my windows are in "acceptable" condition, when you consider the age of this place. They daily maintain the general cleanliness outside and in the foyers of each building, which is really appreciated. Kid friendly environment! They just installed a multi functioning playground for the children and they just keep adding to it! The maintenance team are superior both in friendliness, professionalism, and efficiency. They will maintain it by order of urgency. I've seen one of the maintenance men working at all hours of the night, even on the weekends, with a smile on his face which again, walking into this with realistic expectations should be reassuring, as many places wont even pick up their phone at night, or during the weekends. Anytime I respectfully (not playing a voiceless victim, or as if my apartment was breaking down because I was a target of some unseen force out to get me) vocalized a problem, it was handled swiftly and I felt like the comfort of my family mattered. Lastly, let me cover my favorite aspect of this place, the management i.e. Caroline. This woman is a true godsend. I frequently see her impacting her residents (my neighbors) lives in such an inspirational way. She will get on someone's level with grace and all heart, because that is who she is. The success of this establishment, her staff, residents and probably everyone that enters her life is the transcendent energy she carries in her daily life. Anytime I've needed to contact her, it was with ease, and she has always gracefully approached me in an professional. friendly and caring manner. I could go on and on about Caroline, but seriously and quite simply put, it's all in her name CAROLINE or Aligned with Care. ;) Anyway! Let me stop myself before I start rambling! Bottom line for the impatient reader: Is Greenbrier a good place to move to? YES! Give it a chance, I bet you'll be glad you did! If you want a personal slice of the Taj Majal to call home, then buy your own place. But, Greenbrier has simply met and exceeded my expectations, and I am glad I gave it a chance.

My mom's biggest concern was for my safety and we found the Sherman House to be very safe. I appreciate my landlord and her swiftness in responding to my texts of any issues that I may have. I will take the time to respond on ALL platforms about our experience and don't recommend wasting your time. --------------------------------------------------------- Response from the owner 9 hours ago As per our initial conversation where I stated our requirements, I found that after doing the background check you misrepresented yourself. --------------------------------------------------------- Updated Reply to owner response: It is convenient you have chosen to state you performed a background check since that is the only thing I didn't mention. I moved into Winthrop fall 2014. The apartments are okay, fairly cheaply built but I expected that…read more I enjoyed the close proximity to my job and easy to find parking right out front. All the apartments are built in groups of 4 with a shared hallway. Two of my neighbors smoked in their apartments and the smoke made it into the hallway and all throughout my apartment. I was surprised as I didn't think smoke would move through the apartments like it did. I had to leave my apartment during the worst smokiest times because my wife and I couldn't take the smoke. We had symptoms of headaches, irritated eyes, and coughs from breathing in the smoke. I worked with the apartment manager and maintenance over several months to try to resolve the smoke issue as well as talking to the neighbors. Winthrop chooses to allow smoking in the apartments and the management has a pro-smoking attitude so nothing was done to fix the problem. I documented the problem and provided a doctor's note to get out of my lease early without fees, so thankfully I did not have to suffer the whole 12 months. It was still a major process, hassle, and inconvenience to get out of the lease. The first person I shared this with outside of Winthrop said she has a friend living at Winthrop with the same smoke problem. Management does not know who smokes. If you don't like breathing in smoke do not live at Winthrop. I wish I would have been warned. Other things that were minor compared to the smoke: hallway doors are hollow interior doors so you hear all the hallway noises. There was a semi parked out back for several months that would idle during the evenings and all night and was loud and kept us up.

When things broke, someone always came in and fixed it the day (or the day after) you emailed the leasing office about it :) the apartments definitely showed signs of age, but it was always clean and everything in the kitchen and the bathroom was kept in working order. There was a garbage disposal in the kitchen sink, so that was a big plus! The laundry room was great too! everything was kept clean and in working order. Garbage removal was also good. And I have to mention that snow removal was fantastic! As you all know, Ohio doesn't always have the kindest weather, but the paths and parking lots always got shoveled, plowed, and salted in a timely fashion. Also, I never had a problem finding a parking space in front of my door. The windows were nice and big, and always opened, closed, and locked with no problems. It was a very short drive to campus, and while you are close to I-75, the road noise wasn't obnoxious. The reason I didn't give it 5 stars was only because a lot of things were outdated and old. The deck and steps outside of the second floor apts were kind of creaky and there were lots of gaps in the wood, and there were always nails sticking up in places. Also, while the locks on the doors were good, the doors themselves were a little thin... (like one good kick could bust it down, although there was never any crime). The cabinets and drawers in the kitchen were extremely old and squeaked a lot, there was no dishwasher, and there was very little counter space. the most I could manage to have on the counter was a dish drying rack and a microwave (the two essentials lol) and it left little room for cooking and food prep. but the rest of the kitchen was a good size and there was room for us to have a big dining room table if we pushed it to the wall :) it was great to have room for such a big table for all of our eating and studying. overall, it's a great place to live! very convenient location, and efficient and friendly staff. and rent was very reasonable. I would recommend it to anyone looking for an apartment in findlay, especially UF students :)

Safety was a huge decision for me when I was looking for a new place to live. 5 years ago, I felt 100% safe coming and going at all hours of the day and night. The last 3 or so years that is not the case anymore. There are people hanging around at all hours of the day/night and as a single woman I would not live here anymore. The complex is now overrun with immigrants, and they have more people living in each apartment then I'm sure that management knows about. People coming and going from those apartments at all hours of the day and night. One of them might even be running a restaurant or something out of their apartment because people are always leaving with containers. What is in the containers, no idea. During the summer grown men sleeping on the picnic tables at all hours of the day/night. Emails to Matt & Angelique regarding safety concerns, people loitering, parking lot lights out, no response period. It was months before they finally replaced the light at the corner of my building. Questioned Matt about the continued rent increases, they didn't care even being there 5 years with no upgrades to the apartments. The swimming pool is nice to have but was not taken care of this year. It was green and yellow off and on all summer with algae growing in the pool. Grown men sitting up at the pool watching little girls in the swimming pool. No idea if they live there or not because people come and go and anyone can just walk into the pool during the open hours. There is no kind of lock to keep the public out of the pool. It was an every day occurrence during the summer to see people walking around with butcher knifes on their way to a party up by the pool. Supposed to be a nonsmoking facility, had to sign an agreement regarding this at renewal but they did not remove the butt cans. Talk to management about the smoking in the breezeways and Matt's response was take pictures of it so it can be addressed. UH yeah that is really safe for a single woman to do, so when they get in trouble, they know who to go to about it. No Thanks
