Great shopping center. From a gym, banks, bakery, restaurants and more, it's easy to make this a one-stop shopping experience. Plenty of parking too. Omg! Panera is gone now. I see that in its place, they are planning to bring in Broken Yolk Cafe. I've never been so I guess this will be my opportunity! Can't wait.

Reception: William was very welcoming and gave a good breakdown of the facility

Great experience as always at Crossroads! Dr. Vu is thorough, efficient, and super friendly. The office is clean and staff is wonderful.

Best part about this strip mall is Paris Baguette and lots of seating outdoors Target needs a makeover parking can get difficult sometimes

During Christmas, staff were passing out beanies and some Christmas goodies but again mainly for the children. There were candies cane, Santa, and some small drinks. For Lunar New Year - the children receive red horses in 2026 Year of the Red Horse that won't come again for another 60 years! Adults and Children got red envelopes $2!!:)) Happy Lemon was passing out drink but OMG the line was long so we skipped. The line is LONG but first come first serve basic. Free stuff run out fast so come 30 minutes early. There are foods, coffee, ice cream in the plaza but again it is CROWDED during event times! Parking - if you arrive early, there's parking in the Regal parking lot. If you arrive late, it best to Park across the street where 24 Hours Fitness is located.

I really like the Handel's because not only do they put a picture of what the flavor looks like but they also put a description of what's in it. There's another location and I literally have to ask what is in each one and it could be a lot to ask sometimes. BLK dot is super popular and they have too many drinks that I want all at once so this was definitely a great choice. I definitely need to come here more often because it's a one stop shop for everything.

There are multiple tea shops, there's even a new BBQ place, there's seafood options, and just overall, a lot of shops that make this the hot spot to visit, which also means parking can be a pain. During busy hours, the lot can fill up quick and even the garage can be full too, there maybe overfill parking but be careful parking at H-Mart if you're planning to go visit other stores and shops.

Non-likes: - This large shopping center has only 3 entrances/exits, 2 of which are tucked away. So if you're looking to dine somewhere deep in like at Pepper Lunch, you have to navigate through abundant pedestrian and car traffic to find parking first. The floor plan designers should've included 1 or 2 more exits closer to the Alton Pkwy & Jamboree Rd intersection. - And parking is often horrendous throughout the whole day. From lunch hour to dinner hour, parking is almost always packed. You can expect to spend up to 10min seeking parking during the worst hours of the day. Even the parking structure in the back isn't sufficient during rush hour. - The back alley that passes by the church is riddled with horrendous, tall speed bumps. Awful on your car's suspension. They need to smooth out those speed bumps. Better yet, remove them entirely. They're not needed. - Also, many entitled drivers in the parking lot. For example, when they're at a stop sign and you're driving through the intersection because you don't have a stop sign, they jut out and almost collide with you. And if you honk, both the driver and the passenger in the other car will freak out and make a face at you as if YOU'RE the weird one. It may be worth the investment and mental peace to seek lunch elsewhere. - The center parking spots of the parking structure smelled like old urine. Parking there is a lil secluded, but boy does it reek.

Gosh, I remember the movie theater showing some new rare, indie films that all the UCI students were buzzing about. The parking lot is for customers only. No student parking. The parking spaces are tight. If you want to avoid not being able to get into your car because someone parked an inch from your door, then park further away; happens more than you think. Very clean shopping area and parking lot. Accessible bridge to get back to the UCI campus, if you're a student. Variety is good: mix selection of restaurants, desserts, school supplies, movie theater, and tons of outdoor tables. Most of the places are reasonably priced. Try to avoid during lunch rush; parking is crazy impossible.

Public bathrooms also available without locks and mostly clean. It's tucked in the spider web like road structures within the UCI system. Not somewhere a non UCI affiliate has much business with such as myself.

She was extremely rude and a liar, even claiming she was present at times she clearly was not. The truth is, I once saw her using marijuana behind Albertsons during her shift and gave her a friendly reminder. Since then, she's harassed me out of a personal grudge. I even called Irvine dispatch (09/11/25, 9:30 AM), but the man who answered sounded half-asleep, spoke rudely, and sided with them. Completely unprofessional. Security is supposed to protect people, not harass law-abiding citizens. I will be pursuing this further with my attorney until there is real accountability.
