Of course, I must give a shout-out to In-N-Out who is always busy but fed my former classmates and I in the middle of the night on our way back from an LA poetry reading; if you're bold, do a half-and-half of 7-Up and Dr. Pepper...might change your life. Gosh, I remember the movie theater showing some new rare, indie films that all the UCI students were buzzing about. The parking lot is for customers only. No student parking. The parking spaces are tight. If you want to avoid not being able to get into your car because someone parked an inch from your door, then park further away; happens more than you think. Very clean shopping area and parking lot. Accessible bridge to get back to the UCI campus, if you're a student. Variety is good: mix selection of restaurants, desserts, school supplies, movie theater, and tons of outdoor tables. Most of the places are reasonably priced. Try to avoid during lunch rush; parking is crazy impossible.

Nicely kept grounds with tables and seats to enjoy the meals. Public bathrooms also available without locks and mostly clean. It's tucked in the spider web like road structures within the UCI system. Convenient to those who live on or right off campus such as employees with residence. Unless you live in the vicinity, it's best to dine out and shop elsewhere. Not somewhere a non UCI affiliate has much business with such as myself.

It has a lively atmosphere, especially at night when the lights come on and everything feels more vibrant. Parking can get a little hectic on busy weekends, but if you're patient you can usually find a spot without too much trouble. There are plenty of places to grab a bite, from casual snacks to sit-down restaurants, and it's also a nice place to just stroll around and people-watch. The giant Ferris wheel and outdoor seating areas give it a fun, almost vacation-like vibe. Overall, it's a clean, well-maintained shopping center that's great for meeting friends, going on a casual date, or just getting out of the house for a while.

    This is one of my favorite outdoor malls in the Orange County area for mall walking. The mall does tend towards high end stores with a small smattering of standard stores but in general, there are a wide variety of stores. Plenty of dining options from high end or quick casual. You can even do your grocery shopping here as there is a Whole Foods market. They occasionally have special events. I happened to be here during the Lunar New Year event so one of the areas was decked out with Year of the Horse decorations. I also always walk by the Koi pond to see how the fishes are doing. Staff has always been friendly and helpful when I visit.

It's had it's share of anchors leaving (think Circuit City and Forever 21), but the owner (Irvine Company) continues to pour money into it, to keep it fresh and relevant. As an example, when Forever 21 declared bankruptcy and closed its store in 2019, the building was demolished in 2022 to make way for a new Restoration Hardware gallery store...which we found to be quite nice. Parking is plentiful, (mostly) covered, and free, with a pedestrian bridge on the 3rd floor taking one to the main part of the mall. And it seems to be one of the most dog friendly malls in the area, which is saying a lot. One will see a lot of signs for something called 'The Lot', which is a high end, ultra-luxury, cinema/cafe/restaurant, geared towards the clientele that the area feeds.

During Christmas, staff were passing out beanies and some Christmas goodies but again mainly for the children. There were candies cane, Santa, and some small drinks. For Lunar New Year - the children receive red horses in 2026 Year of the Red Horse that won't come again for another 60 years! Adults and Children got red envelopes $2!!:)) Happy Lemon was passing out drink but OMG the line was long so we skipped. The line is LONG but first come first serve basic. Free stuff run out fast so come 30 minutes early. There are foods, coffee, ice cream in the plaza but again it is CROWDED during event times! Parking - if you arrive early, there's parking in the Regal parking lot. If you arrive late, it best to Park across the street where 24 Hours Fitness is located.

I really like the Handel's because not only do they put a picture of what the flavor looks like but they also put a description of what's in it. There's another location and I literally have to ask what is in each one and it could be a lot to ask sometimes. BLK dot is super popular and they have too many drinks that I want all at once so this was definitely a great choice. I definitely need to come here more often because it's a one stop shop for everything.
