    The houses face the huge old oak trees

    I brought my team out to check out this new community Avenue of Oaks. Josh and Brenda gave an excellent presentation and the community is beautiful. Hidden gem in West Ashley.

    We purchased a home from Crescent a little over five years ago. The purchasing process had some issues as one should expect, not with the Crescent agent who sold us the house, but with Crescent Coordinators and Sub-Contractors who built it. Things like, installing the shower on the wrong side of the bathroom, installing the slop sink on the wrong side of the garage, installing the exterior gas outlet in the wrong location, not wiring switched outlets as paid for, that sort of thing. Total lack of communication between the Coordinator and the subs. Further, Crescent consistently went on the cheap with things like, not installing isolation valves on the on demand water heater, making it impossible to service properly, light fixtures, bathroom exhaust fans, garage doors and the paint. All of which have had to be re-done since closing. In addition, the common area has a retaining wall (which has failed) with drains (that have failed) and has to be replaced at the cost of the HOA (which Crescent couldn't wait to dump btw). OK I get it, they want to maximize profit. America right? Well, maybe. Not. While all of that is infuriating, what is worse is the total lack of oversight and responsiveness we have encountered with the problems. Several months ago we started seeing grout bubble up from the Master Shower and begin to slowly coat the floor of the shower. The yahoos who tiled the bathroom had dumped the unused grout down the drain, where, over time, it hardened and began to back up and bubble up out of the drain. The shower was always a "slow drainer" and now we know why. I managed to fish out a large (several inches) solid piece of grout from the trap and problem was solved. The final straw for me however is associated with the photos attached. You see, yet another Hoople Head did not install the drip edge properly over our main window and over the last 5 years a very slow leak built a nice ecosystem for airborne termites. For the heck of it I called Crescent and much to my surprise the gentleman came out to investigate. That was the end of that. Crescent goes through these post problem managers like no ones business. He bumps it it up to "Upper Management" and that's the end of that. I wish I could say I was the only one in my neighborhood with these types of problems and (lack of) responsiveness but I am not. It is very hard to accept this type of behavior from a business who, in the end, is responsible for creating what to many is the largest investment of their life. Their home. Bottom line is that in Crescents case, like with my window, the rot starts at the very top. Ted Terry-Owner. As I remember the Coordinator was so very keen on getting "all 10s" on the final review after closing. Absurdly keen. Oh the irony. Check out their lousy rating at the Better Business Bureau.
