TLDR: $25k+ TO FIX CRAWLSPACE MEDIC'S WORK. Significantly substandard work failed to eliminate…read morewater intrusion. They refused to acknowledge it or take adequate measures to rectify the problem. (Photos on google review) When I purchased my home, I inherited a contract from the previous homeowners with Crawlspace Medic for a basement waterproofing system. After inspection, they recommended a basement sub slab interior drain & sub slab sump pump installation that would properly discharge the water to the exterior. Qualifying appraisal of the house was contingent upon the waterproofing services and essential for converting the basement to an apartment. Prior to work, I had several discussions with CSM inquiring if a greater scope of work may be needed for my purposes. Concerned about protecting my family from moisture, mold and water damage, I asked questions about vapor barrier installation & dehumidifier installation. I asked if there was anything I may not know about necessary to ensure a dry space. CSM assured me their intended solution would get the job done. Unfortunately, the reality was far from what was promised. Subsequent intervention to address the system's shortcomings necessitated significant additional financial outlay. I received a staggering invoice from the second contractor for roughly $22k, spent quite a bit on an exterior French drain, and absorbed untold costs in construction delay. The emotional toll & undue stress caused by financial strain and prolonged period during which my basement has remained under construction and unusable is immeasurable. 1. Exterior Discharge: Despite common practices suggesting water discharge be at least 4 feet away from a foundation, CSM's solution ended just 18 inches away. This oversight led to a counterproductive feedback loop--allowing water to re-enter the very area it was supposed to protect. I installed an exterior French drain to move it away from the foundation. (PHOTOS 1 & 2) 2. Check Valve Problem: Contradictions arose around the check valve's location of installation, removal and their technician's subsequent suggestions, raising questions about adherence to proper water management practice. (PHOTOS 3 & 4) 3. Disturbingly Loud: CSM offered a sound deadening mat to mitigate excessive noise from the sump pump's operation due to poor installation of PVC. This offer was inadequately addressed, exemplifying a pattern of failing to meet agreed-upon solutions. (PHOTO 5) 4. Questionable Methods & Materials: The use of strip drain material (laid horizontally, dimpled side down at the bottom of the trench) deviates from any standard practice I, or others consulted, can find evidence of. This unusual method alongside changes in gravel type from coarse to silty pea gravel failed to ensure drainage. (PHOTOS 6-9) 5. Grading Issues: Visible inconsistencies in the trenches' pitch, with upward slopes towards the sump pump, directly contradict gravity. The trench & drain were NOT installed in a manner to carry water to the lowest point, terminating at the basement sub slab sump pump pit. (PHOTOS 10 & 11) 6. Battery Backup System: Their system did not include a battery backup system; nor was one advised until water flooded the basement during a power outage. Homeowners trust that professionals will meet or exceed standard care & adherence to best practices. My experience is a story of unresolved issues, ignored recommendations, and a costly second system to achieve what was initially promised. I got vindication of the second system when it looked at CSM and said, "hold my beer." It seamlessly handled almost 5" of rain within 24 hours & nearly 22" in the first 10 weeks of 2024--testament to what proper water management can achieve. I am hopeful for constructive resolution with Crawlspace Medic and invite them to contact me to discuss how we can amicably resolve these issues. For others considering their services, this review aims not to disparage but to underscore the importance of due diligence in selecting a contractor, adherence to industry standards, and genuine good faith engagement.
