    Large project with work performed between July 2022 and April 2023…read more Contractor agreed to: 1. Dehumidify crawlspace by sealing it and installing a dehumidifier 2. Repair water damaged exterior wall/floor behind kitchen 3. Enclose a screened-in room, insulate new wall, floor, and ceiling, and add an ac duct. 4. Install exterior drainage and capture all rain gutter downspouts 5. Stabilize sagging foundation Specific complaints: 1. No insulation under repaired kitchen wall. Contractor scraped away the existing spray foam insulation and did not replace it. Air can be felt coming in from outside. This was hidden under plywood sheeting and not discovered until I removed the plywood after the project ended. 2. New floor supports attached to nothing. The water damage in the kitchen wall also reached the floor trusses. Contractor was supposed to add additional supports to address. Contractor added 2 x 12's that were literally attached to nothing. Also hidden under plywood sheeting and not discovered until after the project ended. 3. No insulation under newly enclosed room. Air can be felt coming in from outside. Also hidden under plywood sheeting and not discovered until after the project ended. 4. Crawlspace was not sealed properly. Due to delays the crawlspace sealing wasn't completed until late Fall after the outside humidity dropped significantly from its Summer high. Contractor said they would address if the crawlspace humidity rose above 55%. This past June it reached 71%. I communicated this to the Contractor and he did not respond. Other crawlspace professionals were contacted to assess the situation and confirmed the sealing was not done properly and the dehumidifier was too small for the space. 5. During repair of kitchen wall, Contractor removed and discarded approximately 20 feet of rain gutter, 1 downspout, and gutter covers. Contractor claimed gutter could not be replaced as it was an unusual profile. Contractor suggested replacing gutters for the entire house for an additional $6000+. I did not agree to that and decided to end the project at that point. I was able to replace the gutters with standard K-style gutters sold at most home improvement stores. 6. Drainage not connected to anything. Their drain lines ran within a few feet of existing sump pumps but were not connected. In fact they damaged existing drain lines when installing. The problems were not discovered until I dug up their drain lines after noticing the downspouts were not draining properly. There were other issues during the project that were addressed when I pointed them out. Quality control should not be up to the buyer. That's why we hire professionals in the first place. The items listed above were discovered after I ended the project due to frustration with the gutter situation. I shared all of this with the owner. He initially said he wanted to stand behind his company and team. I was willing to give him a chance but he stopped responding after I shared pictures. I have filed reports with NC License Board (NCLBGC) and the Better Business Bureau.

A few of us rent out our units as a form of cash flow. For the purpose of preventive maintenance, the HOA decided to have a structural survey performed. The engineers made recommendations and we wanted to get the improvements completed before the busy renter season was upon us. Then we had covid hit and we were hoping to get it done while we were forced to be empty anyway. When I first spoke Joey, assured me he could get started right away because he did not need to wait for the permit to start the demolition, so we decided to hire him. Then he told me that he could not start right away because Daryll at the permit office told him not to. Okay it's construction and you get delays. Just as the beach is being reopened and we have renters, they finally get started. At first, they showed up sporadically as they were said they were very busy with other jobs. When they finally got going, I started to get complaints from my tenant's about nails on the deck and in the drive through. When I told Joey about this, he said he would need to shut down the deck "for safety purposes." I told him he should have told me this before because shutting down the deck was not an option at this point. He assured me it wouldn't happen again. But it did, for the next two days! As the work progressed, I had concerns, but felt they could be addressed when Joey returned to finish some of the work in the original contract. I had requested he wait to finish this work until I had some family members staying in the condo, so they would not mind the work going on. The specific work he was to do was: Remove approximately 2 ft perimeter of plywood from underneath decks to be able to observe attachments. This was never completed as stated in the original contract. So, you can imagine my surprise when, the night before he is set to do the work, he sends me a new contract for $1,200.00. It is the same piece of wood. Looking back, it does not surprise me he tried to do this. Here is a list I have compiled of his work on our condo. 1. He reused damaged siding. 2 He did not finish painting several boards and siding despite his contract stating: Installation All trim boards All siding All handrails Installed with coated or stainless All caulk to be Alex 230 All paint to be Marquee All sides of trim, siding, handrails to be coated on all sides with rubberized paint and two finish coats of Marquee paint 3. He did not add two coats of paint. 4. Engineer specified 4 screws he used 3. 5. When engineer came back for final inspection there were things that were to be performed behind the siding that, when completed had to be covered back up. When the engineer requested proof, (pictures are the most common) Joey either would not or could not produce any evidence that he had performed the work he was paid for. It's called accountability. Someone who does the job right and takes pride in their work will know evidence is expected. Afterall this is the type of business that tend to cover their work. 6. Left a big gap in the siding that will now have to be repaired by someone else. 7. Cut a quarter size hole in the wall from a deck to the hallway and left it. 8. There is more, but I wanted to keep this as brief as I could. Best of all!!! When I told him I was going to give him a bad review he threatened to sue me if I did!!!

His price was more than half the price of other quotes. He said he could do the work the other companies quoted but I didn't need it. We had 5-6 total estimates for our project and Eastern Crawlspace Solutions was far more affordable than the others, while using materials some of the other companies were listing as an up-charge to their already much higher cost estimates. Some estimates we recieved were nearly DOUBLE and included less for that money! While the "cheapest" rarely equates to the "best," I can honestly say, in this instance, we are more than happy with every aspect of our dealings with Eastern Crawlspace Solutions. Andrew is running a truly local, small business, with honesty and integrity. AJ and the installation crew were timely, respectful, and worked diligently from start to finish. Our newly encapsulated crawlspace looks fantastic and will protect our house for years to come from the moisture damage that we were already beginning to experience/witness due to the extreme levels of humidity clashing with our HVAC unit and ductwork. We greatly appreciate the pleasant experience of doing business with Eastern Crawlspace Solutions, especially considering the financial pain-point any "unexpected" home repair can bring!
