This was not an inspection -- it was a drive-by. He missed obvious, widespread tile floor cracks throughout the house, issues so visible it's hard to believe they were "overlooked" at all. When I asked him to come back and re-inspect his own miss, he had the nerve to say it would cost another fee. Because of this incompetent inspection, I lost $5,000 backing out of the home. This company didn't protect me, they cost me thousands. Total waste of time and money. This is a bullshit company with zero accountability. If you don't want expensive surprises after you're under contract, stay far away. You will absolutely regret hiring them. Never recommended.

AVOID AT ALL COSTS!!! Used them twice and will never use them again. Paid them to do one property…read morein Austin which went fine. Bought a 2nd property and they quoted me a price that included a separate fee for a pool inspection. I was VERY clear that the prior owner had drained the pool and I was aware of a crack and that it looked bad, but I needed a real inspection done to identify the specific issues. They said they would do that. I said okay. I then got a report that simply said that there was no power to pool equipment and to get somebody else to inspect it. They then repeatedly said the pool looked bad and had cracks with no specific info of identifiable problems or any new info at all, and to GET ANOTHER INSPECTION FROM SOMEBODY ELSE. The house had power. The equipment is connected to the pool. All he had to do was flip the breaker to get power to it. Regardless, since I was given no new info and was told to get somebody else to inspect it because apparently this company isn't capable of doing a pool inspection despite charging for pool inspections, I simply asked for a refund for the pool part of the inspection. I was then ignored for days, and then told no because they had done it when all they did was recommend getting somebody else to inspect it. No equipment was tested. No new info was added beyond what we had told them and knew already. I have 20 properties and have gone through this process with a ton of inspectors. Never have I had an inspection company screw me over to keep roughly $100 in this manner. Maybe use them for a basic inspection of the general house, but every single add on inspection for sprinklers, pools, etc is a complete scam where they will tell you to get a real inspector to look at it while charging you for that advice.

I was initially satisfied with the open wall inspection on a new home build. Later, I found that…read morethere were a few areas that left me dissatisfied. 1. After the initial inspection, a City of San Marcos inspector inspected the home and found that there was a problem with the trusses. A structural engineer had to inspect afterwards to certify that the repairs were corrected. This was not discovered during the Lange open wall inspection. 2. I felt that the support upright, which appeared to be a load bearing post, was inadequate on one corner of the home. It was simply some 2x4's. This was at the time brought to the attention of the inspector, who related there didn't seem to be any concern. I had no other like-models being built to compare the upright posts to. When I later found the same model in the framing stage, I noted that the post that seemed inadequate in my build, was substantially beefed up in this new build. I contacted Lange and asked them to advise me where I could go to get an opinion. A repair at that stage would have been easy to have corrected. Instead of advising me of the simple question that I asked, I just got the simple CYA response: - My eye didn't pick that up that day (bowing boards) - Whether that is proper load bearing, we don't have the papers and I'm not an engineer I just go by what is seen on the day of installation We didn't email the inspection company in order to complain about the inspection, we emailed and directly asked: "where you would you go to get this question resolved quickly? If this were your home, what would you do?" I was hoping to get a structural engineer referral. Time was of the essence and I didn't appreciate the inspector trying to cover himself, rather than giving my husband the answer he sought. To our surprise, the builder agreed with us and corrected the apparent defect. When we told the inspector the builder agreed with us, he corrected his report. At first, he wouldn't. We are getting a different inspection company for the next phase inspection.
