Daughter took a tour and was somewhat interested in renting an apartment but requested time to think it over. Was told the apartment could be placed on hold for 24 hours by completing an application and providing a check equal to one month's rent, which she did. Within the 24 hour period, she notified the property that she was not interested in renting the apartment and received a confirming email from the property acknowledging that fact. The property, unbelievably, went ahead and deposited the hold check even though they knew she was not interested in the apartment. When contacted, she was told that once the check cleared, a refund check would be issued. My daughter is now stuck waiting, for who knows how long, to get her money back. If you are considering doing business with this company, please be aware of this lack of professionalism in dealing with potential renters. Don't let this happen to you. read more

Best landlords I've ever had! I've been renting from Regent Square Rentals for almost 2 years and will be soon moving into another one of their houses. I want to upgrade on space even though I adore the little house I'm currently in. They are ALWAYS quick to respond to any problem with the house. These are old Pittsburgh houses and small problems arise from time to time. They have always maintained the yard and carry out the garbage on time every week. Their rentals have a ton of charm and character! Not only do they care about their properties, but they really care about the tenants too. I was recently in the hospital with some serious medical issues. They not only sent me a get well card, but called to check on me and even offered to bring me food to help me out. My own friends and family didn't even do that! When reading the other reviews keep in mind that people now are quick to complain about EVERYTHING even when there isn't anything to complain about! Renewing the lease in Febuary is understandable for them because they often rent to grad students who make their housing plans way in advance. When moving into a new place you should ALWAYS clean it! I don't care how clean or dirty it is! It's a landlords job to get it tidy. It's the tenants job to get it CLEAN! Overall I am very thankful to have such nice, caring, and attentive landlords. I will continue to rent from them until it comes time for me to buy a place. The bad reviews are simply inaccurate and unfair. Hi Yelp, is it not possible to give Regent Square Rentals ZERO stars? This is the WORST rental company I have ever dealt with. Do not waste your time looking at their properties. Sure, my apartment seemed cute and charming after seeing it for five minutes, and the staff member who showed it to me assured me that a few little things would be fixed before I moved in. Like the tile in the kitchen--it had come up and exposed older tile underneath--probably laden with asbestos. Have they fixed that little problem in over a year and half? No. Or, consider the kitchen window where rainwater came in for four days straight. I kept calling and eventually had to go to the office to get someone over here. A year later, the window is still damaged from the water coming in, and they will likely try to deduct the damage from my deposit when I move out. Oh, but they came over within the hour when I called about the small dripping leak in the bathtub faucet. Why, do you ask? Well, at this property, they pay the water bill. So a teeny tiny little leak was considered an "emergency." Yes, those were the staff member's words: "emergency." I was late for a meeting while they came over right away to deal with the drippy faucet which was clearly an emergency. Like your privacy? Well, I suggest you have a big, barking dog that you don't crate during the day. Otherwise, they'll just come in your apartment anytime they like. They are the rudest, most inconsiderate, incompetent, and mismanaged company in and around Pittsburgh. Don't waste your time or money trying to deal with these people. read more

CP Development advertises under the name "Regent Square Rentals", with most of their properties in Regent Square and Wilkinsburg. We lived with them for a year in one of their mid-range properties. The worst aspects of renting from a management company (non-responsiveness, excessive lease legalism) are compounded by their poor maintenance of their properties. Under our contract utilities were provided, and it is a wonder to me why they would not take care to replace the ancient windows that poured heat out and allowed stinkbugs to infest the house. At one point we were promised that several windows would be replaced after a peeping tom incident, however they never materialized. To be fair, possibly the quickest maintenance response came when the back stairs broke out from under me as I was ascending them. After leaping to safety and somewhat shakily calling it in they were fixed by the next Tuesday. In the beginning of your lease you are asked to document repairs that should be made to the apartment. This list is apparently shredded upon receipt (we had mentioned the stairs). Beyond shoddy maintenance three factors stand out. First, their lease contract effectively absolves them of any an all responsibility for anything. Period. Secondly, seven months before your yearly lease comes due (February for us) you will receive a surprise letter requiring you to decide to renew or terminate for the next year. This is never mentioned in the original contract. It must be an easy decision for most people. Finally, once they start showing your apartment you can expect CP Development employees to appear at any moment, without notice. In the shower? Asleep? Sunday Evening? check, check, check. They don't use the doorbell, and they don't lock the door after they leave (I had to call about that problem six or seven times. Seriously.) read more

It's really hard to find a nice place under $1000/month in Pittsburgh that allows cats (a lot of their rentals allow dogs too). When looking for an apartment, I looked up and down for a place that had all of the things I wanted. The 510 Mifflin Ave apartments have really awesome balconies that are very private and big enough for a few chairs and a table. They also have hardwood floors. Mifflin Ave is a quiet and safe street and just a short walk from Biddle's (an awesome coffee shop) and a yoga studio. Walk a few more minutes and you'll find yourself in Regent Square. The whole neighborhood is great for taking walks in with access to lots of great places. Definitely worth the money. read more

These people r HORRIBLE to rent from. I lived in one of they're overpriced apartments for 2 yrs and it was the worst experience I have ever had renting. They try to make you resign ur lease more than half a year early and pressure you into doing so. Then if you decide not to renew, they will come into your apt unannounced, whenever they want to do whatever they want. It's ridiculous. I have animals and I requested to be home and have 24 hr notice b4 they just came into my home. They told me they didn't have to give me any notice but they would "try" which of course didn't happen. Every time they came into my home they left my door wide open not caring at all that my dog or cat could escape and possibly get out of the building all together. One time I had one of the men that show the apartments come over with no notice just opened my front door and forced his way into my apt to show it pushing me out of the way when I came to the door startled because someone was just opening my door. I wish I had checked out yelp b4 I rented from them I NEVER would have rented from them. They are the worst. Run in the opposite direction from this horrible company! read more

When my husband and I moved to Pittsburgh we first rented with this agency. We have had a great experience renting from CP Development. So much so, we decided to rent from them again at a different apartment. Staff is super accommodating and are willing to work with you. We have had many pleasant experiences with everyone in the office. They are prompt when returning phone calls and provide us with excellent service. Maintenance has always been quick when something needed fixing and are always very helpful and very kind. We are very happy to be renting from them. Like all the other reviews here CP Development is a one of the worst in PA. I live in a two room apartment (not home much). I was sleeping one night when my dog woke me up and I found my celling leaking. I called CPD "emergency line" and never heard back. One month later again my celling started to leak and this time the celling (that was made out of drywall, YES drywall) started to fall apart and ruined my mattress and TV. I kept calling the office every hour and told them I would continue to do so until someone came down. They came down looked and left. I asked what they were going to do and they stated they would get back to me. Well of course that never happened. It happened again bout a 2 days later and I went down to the office and asked for Jim one of the owners and told him what was he going to do and he said I will get someone down there that day. They came down cut a hole in my celling and left. Well it has been 10 months now and I still have a hole in my celling about 2ft x 3 ft. and I can see into my upstairs neighbors bathroom!!!!! Still leaks too!!!!! I also have rusty exposed pipes over my kitchen sink and stove area that flakes every time hot water is used by the people above me. I asked CPD to put insulation around them when I first moved in....gave up on that too. All these reviews about CP are true, 6 months renewal request, walking into your apartments anytime they want with no heads up, very cheap and dirty rentals they buy and just do cosmetics to draw people in and then do nothing with fixing things, DON'T RENT FROM THEM ..... The folks at the office are always super kind and helpful, and maintenance requests were always dealt with quickly and done well. I am currently living in one of CP's apartments. It is a three-level building, each level is an apartment. When I first moved in, the first thing I wanted to do was scrub the place down. It is a cute little place, but it was disgusting. If I could, I would post the pictures I took of the kitchen floor and shower walls. They were gross. The carpets were NOT cleaned before I moved in, this I could tell because of the weird, greasy spot in the one room. There was also water damage on the ceiling, which I thought nothing of until it rained and water came into the apartment (I'm on the second of three floors, how does that even happen???) They came in and did a messy job of fixing it. When my neighbor below me moved in, she knocked on my door one day while I was running the shower and said that water was leaking in her kitchen. When the maintenance men came in to fix it, they said it was a rusty pipe in my drain, but didn't replace it. They just tore out my shower wall and replaced it, getting brown grout all over the white tile, so now my shower looks permanently dirty. After water was still leaking in her kitchen, so they had to come back into my apartment a second time to replace the drain. Did I mention they do this at 8:30 in the morning? I told the landlord right off the bat that if they needed to go into the apartment for any reason, to just give me a call first to let me know. Whether I was home or not, I still wanted to know if there were going to be people there. They are supposed to leave a orange tag on your doorknob just to alert you of what they worked on. Even though they called me the first two times, after that, they never did. I was sitting on my couch one morning when I heard them walking up the steps. They knocked on my door, so I got up to answer it. Before I even reached the door, he was already trying to unlock it. It is a ten foot walk to the door. Two seconds. I was mad. Just today, my neighbor told me that she heard them in MY apartment, after she had just walked in on them in HER apartment, but they did not leave an orange tag on my door. Which means not only did they not warn me that they were coming, but they didn't even tell me they were there. It is also very frustrating how often they are in the building. There is only a small "public" area in my building. A little lobby that smells like old wood, but for some reason they are constantly in it or the empty apartment above mine. At 8:30 in the morning they stomp up the creeky steps and wake us all up, just to hang out in that upstairs apartment for 5 minutes and leave. I swear they just go up there to use the bathroom. The windows are thin and don't hold heat, my heater broke twice in a month, and the kitchen floor is on a tilt. The part about lease renewal in February? True. I could probably go on and on, but I won't bore you anymore. Bottom line is, DO NOT RENT FROM CP DEVELOPMENT AKA REGENT SQUARE RENTALS! read more

We moved into one of the townhouses in the Wilkinsburg area in January and it was the best move that we made. It is not a brand new and updated, but everything is clean and works properly. We also have a dog and the waived the dog fee for the year. When we moved in there were a few things that we needed taken care of and the maintenance guys were at our place within hours. When my son was home he thought he smelled gas coming from the stove. We called the office and they sent one of the maintenance guys right over. It was not gas it was just the stove was older and had not been used so it was putting off a kerosene smell. The smell did not go away so they switched our stove out with a brand new one. Also the personnel in the office are great. We have spoke with many of them and they helped us with anything that we may have needed. read more

I recently moved out of one of RSR/CP Dev.'s awful properties. They are absolutely slums. We only rented the apartment that we did because we originally planned to get a dog, and few places around here are large dog-friendly. We never got a dog. Our apartment had a number of issues. Like many older properties, it was sinking, so the floors were not level. These were also very cheap laminate floors that had been advertised as "original hardwood." This is a minor issue compared to the rest of the place. As others have stated, there was no ventilation at all. The kitchen window had been nailed closed. Several other windows just wouldn't open. There was no fan in the bathroom, only a small window. As a result, everything was coated in slimy soap scum that was impossible to clean. Additionally, they had re-caulked over a lot of mildew in the bath tub. It was disgusting. I tried soaking it in bleach numerous times, to no avail (yet our move-out sheet said they'd charge us $35 if the shower wasn't "mold-free and shiny"). There was also no shut-off valve for the gas stove. The old-school pilot lights went out all the time, which made the apartment smell like the delicious scenting chemicals that they add to gas so you know it's leaking. If it caught on fire, we were screwed. If the apartment were burning down, we'd need to run past that explosion hazard to get to the fire escape. The door to the fire escape did not fit in the frame. As a result of the half inch of open space in some parts, plus the old/shoddy windows, the apartment was freezing all winter long. Curtains and towels did nothing to keep in the meager amount of heat with which they supplied us. "Heat included in rent" means that you have no thermostat, and the heat doesn't kick on unless it's 40 degrees outside. They do, in fact, make you decide 6 mo. in advance whether you'll renew (absolutely not, psychos). They will begin showing your apartment immediately, when they want, usually with little notice. One particular time, they called on a Sunday to tell us they were showing our place in 2 hr. We had been repairing an old bed frame, and the headboard and tools were in the living room. We weren't there to tidy that up when they called. As a result, we received a letter the next day threatening to evict us because the apartment wasn't in "showable condition." This place also had a serious ant infestation. From the day we moved into the place, we tried traps of various types. We didn't leave out food or anything, but there was no way to keep them out from the cracks in the walls, windows, doors, etc. We told them of this issue. One day we came home and an exterminator's business card was left on our table. We still had ants. We told them. Nothing happened. They will come into the apartment when they want, leave doors open, etc. When they painted our apartment, two weeks after we moved in, their maintenance people left dirt, paint chips, and other junk all over the floors. They also got paint on our internet router, bathroom shelves, the dresser in our bedroom, the floor, and various other items in the apartment. Of course, that's not CP Dev's responsibility. Don't waste your time renting from this company. You will regret it. read more

They were happy to do all sorts of improvements to the space to meet our needs, and very responsive to all of our concerns. They are quick to resolve any issues and seem genuinely concerned with our satisfaction. When we first moved in the work that was supposed to be done prior to moving in wasn't done because the work order wasn't given to the head of maintainece. He bent over backwards to have the work done as soon as possible. The workers were always on time and are very polite.. please take heed to the previous comments. cp development/ regent square rentals is a horrible agency to rent from!!!!! everything that has been said previously is true. i have never had so many problems with a landlord, ever! the two br they showed me was not the apt they ended up actually renting to me. the actual apt they rented to me seemed sketchy at first, but they assured me that the problems i had brought to their attention would be taken care of by maintenance once we moved in. none of these repairs ever happened! once living there for less than one month, we began to notice black mold and condensation along the windows and window sills. the wood floors began chipping and splintering from the first week. the stove and the fridge were in barely operable condition. (the oven door kept falling off and the fridge kept collecting black mold along the seal; which, by the way was broken so nothing really kept in it). i was repeatedly told that they would be replaced. i lived there 2 years and it was never replaced. in the winter, it was really freezing in the whole unit. (they have electric old fashioned heaters on some of the walls. they do not work and the one in the bathroom was a fire/electrocution hazard. there were mice and roaches. they try to force you into renewing the lease six to seven months before your lease ends. they come into your home unannounced and they could care less if you are decent. (this happened at least four times with myself and my teen aged daughters)! they didn't even bother to wait outside while we got dressed. we had a small dog, she ended up sustaining "mysterious injuries" while we were out one day. i would advise anyone who is looking to rent....stay as far away from cp development/regent square rentals as you can. you will be definitely sorry you rented from these devils. and besides, for the prices they charge, you can definitely find a better place. read more

These are some pretty negative reviews. Happy to say my experience has not been similar so far. We moved in several months ago, and before moving in I prepared a literal page long list of questions after reviewing the terms of the lease. I called in and Lisa very patiently listened to all of them and very kindly answered each concern. After the page was over she asked if I was sure I was done and encouraged me to call back if I had more concerns. We had one complaint about a leaky gutter that was addressed very timely. I've heard a lot of complaints about the six months of strangers going in and out of your place and well, welcome to renting, folks! No one enjoys that but the company does make it clear that's a condition of the lease. If you won't be able to deal with it, rent somewhere else, you have plenty of other options. As far as several leaky basements go, ours gets a bit leaky too when it rains. But in a city founded on the foot skirts of a mountain range 200 years ago, what do you expect? It's everywhere, welcome to Pittsburgh. Your landlord doesn't control that, where your neighbors or their friends park on public streets, or any unfortunate life circumstances that may happen to you or your roomie making rent hard to pay. It's life, and those terms weren't in the lease you signed and aren't the responsibility of your landlord. Overall good company, pleased so far. read more

I read bad things about this company before signing a lease with them but figured there were probably a lot of people that had good experiences not writing reviews. But seriously do not rent from them. They promise your apartment "broom clean" -- which apparently means your toilet bowl is caked with brown junk that even the cleaning people could not get off (so I had to literally scrape it off myself, took days of bleaching to finally get rid of), tile around the toilet was sprayed with the old tenants pee (a dude) and bathroom littered with pubic hair (which i also cleaned myself-barf), light fixtures full of bugs and dust, oven still full of old greasy black gunk, the list goes on. Windows had no screens, a week later the guy coming to put the screens in literally just knocked on the door and gave me a few of those cheap screens that you prop your window up with. After moving out recently, I mostly just feel taken advantage of. They certainly charged the last tenant gobs of money for leaving the place in such bad condition and obviously used none of the money to fix the place or clean it up. I'm interested to see if they try to charge me for damages or not cleaning when I left the place in better condition than I got it in and probably gave it it's first thorough cleaning in years. I was also promised fresh paint when I viewed the apartment -- did not happen until about a month in when all of my things were already in the place. Painters were sloppy and paint dripped pretty much everywhere and they also decided to only paint 2 of 4 rooms...weird. This company takes advantage of its tenants with its crazy lease terms. Do not give them the benefit of the doubt. I'll second the pushiness of them for resigning and that they will show your apartment multiple times a week for months if you don't resign. read more

I am not a lawyer, but I would argue that it is necessary for this company to immediately reconsider their existence as a business. CP Development/Regent Square Rentals is an abomination of a business; the tenants hold their renters hostage in literally unlivable conditions and charge way too much for it. My girlfriend was initially satisfied with the one bedroom apartment that she rented, and at that point, I agreed that it was a decent place. However, by the end of the year, she had dozens of problems that were completely ignored by CP Development/Regent Square Rentals. By the one-year anniversary of her residence in her apartment, she had endured two winters without working heat, the basement that had flooded from each wall every time it rained, the basement and the bathroom both festered with mold, rats lived in the walls, ants were constantly invading the apartment, and the appliances did not work properly, to name a few problems. Regent Square Rentals would mostly ignore the service requests, but if they chose to respond, they would send a maintenance worker to the apartment who would enter without knocking first and would leave without turning the lights off and locking the door. This is absolutely unacceptable. Their rental agreement is very difficult to break. If you get a lawyer, they'll even ignore your lawyer when he/she attempts to contact them. These slumlords are scum. read more

Wish I could give negative stars. Currently a tenant that is unfortunately stuck with these slum lords until 2017 because THEY FORCE YOU TO SIGN YOUR RENEWAL LEASE 6 MONTHS BEFORE YOUR CURRENT LEASE ENDS!!!!! And rest assured, your rent WILL be increased each and every time - not even a discount for resigning so early. Don't expect any of the amenities that you've been promised to actually work properly and if (and most likely when) those need to be replaced you can be sure you'll get the absolute cheapest replacement possible - even if you ask to have something comparable to what you had when you signed the original lease. Promises made by the leasing agents are simply bait and switch lies to get you signed up - when they take these things away later (things like storage area, # of parking spaces, access to patio space, etc) - they'll cling to the lease agreement and if that amenity wasn't listed in the lease, too bad for you. Your rent will still go up anyway. That's if you can even sign the lease after they make you jump through multiple hoops to prove your worthiness as a potential tenant. They really make you feel like they must be giving you a great product because they are so meticulous and rigid about all of the paperwork that you need to complete to be "approved". What a joke! The office staff is somewhat pleasant on occasion when I call to discuss yet another issue with the property and the ragtag group of maintenance people are truly the worst. There's maybe 2 or 3 of them that seem to at least try but still screw up anyway and the rest will pretty much blatantly tell you to go screw yourself if you ask for corrections to errors in their work or for them to clean up after themselves. But we all know the real problem here is terrible management and cheap as can be owners. Of course, I knew CP Development aka Regent Square Rentals (btw you aren't fooling anyone with that "re-branding") had a reputation for not being great landlords, I considered that when looking for an apartment but asked myself how bad could it really be? I have my answer and am writing this review to make it clear to anyone asking themselves the same question - it could really be THAT bad! And I could somewhat give it all a pass if the prices were fair and the rates were somewhat constant but these people charge TOP DOLLAR in the neighborhood (calling themselves "Regent Square Rentals" is a bit of stretch considering most of their properties are in Wilkinsburg) for garbage rental properties and even worse service. Also, their 1980's Miami Vice pastel paint aesthetic on the exteriors of all of the properties is so tacky and it ruins the charm of the neighborhood to be honest. I cannot wait until my lease ends (but not for like 16 more months!) and I will take each and every chance I get to publicly lambaste these frauds (I work in the media industry so believe that I will) and hopefully keep at least one person from wasting their money and feeling constantly frustrated. read more
