I was buying my first residence, cash transaction, and Att. Stelman's title examiner found a possible problem with the title. The advice i got was to "walk away". Needles to say i was very devastated, but after hearing Att. Stelman's explanation i realized that the consequences might be serios if i continue with the purchase. The owner of the property followed up with his insurance company and it turned out the insurance doesn't see any issues witht this property's title. At that point Att. Stelman advised me the opposite - go ahead with the purchase. I hired another attorney to do a second look on the paperwork so i can get more confidence in what is right and what isn't. By the time this got resolved i had to find a temporary place to live (because i've already notified my landlord i'll be moving out), move there for a month, store my belongings in a self storage and then move to the new property. Talk about stress and additional expenses! When we started to get closer to the closing day, he became more and more irresponsive. At that point i decided to purchase title insurance somewhere else and just let Att. Stelman finish the closing process. After the closing, he ignored my emails requesting to send the paperwork to the new attorney. And the paperwork that was available via public records was completed incorrectly. We had to go back to the seller for signature and then record the missing components with the city for additional fee. It took me a month to get a reply out of Mr. Stelman and only after i informed him that i'll be filing a complaint with MA board that oversees the rules of professional conduct for attorneys. I don't know why i got such negligent treatment, if it was because i was single lady or because i was buying cash and there was no bank to oversee what Att. Stelman was doing, but it doesn't matter. I believe one should be getting equaly professional service regardless of circumstances. And it wasn't the case with Att.Stelman. To sum it up, going through legal issues is stressful enough so you don't want to deal with additional stress added by dealing with Att. Stelman. I don't believe i need to chase my attorney down to get my questions answered and i do expect to get dedicated and quality service. What i got was neither.

I have worked with Attorney Stelman on numerous transactions as a real estate professional and I have found him to be overly responsive and very accessible in all occasions. Adversely, Attorney Stelman was once on the other side of a poor transaction where I could not get my client to sign a resale and Attorney Stelman worked his tail off to get his client his money back. I think he is a fantastic attorney and when my personal real estate attorney retires, he's going to be my guy. He is awesome!
