I've lived here at The Cornelius for 5 years and it's a beautiful safe and wonderful place to live. The property Managers Jami and Calvin are always super helpful friendly and professional caring team who always take great care of us. I especially am thankful for the maintenance gentlemen Diego and Clayton. They are always quick to respond to our maintenance requests and do an awesome job fixing any repairs needed. they keep our home and lobby plus the gym and laundry area super clean too. I lived there for about 2 1/2 years. The apartment was nice and I enjoyed the view while the area was dangerous. The now property manager (allegedly for legal reasons) sleeps with the younger female residents and will claim that he will "help with the charges" while having intimacy with the residents. Filed a complaint about it and he was later promoted to property manager. I was never contacted for charges after moving out (hair dye on the toilet lid and a 2x4 in carpet replacement) that somehow costed over $1000 dollars and was sent to collections due to 1) no email or phone contact pertaining to the debt and 2) (what I believe was purposeful as I was one of the residents and just turned 19) the bill being sent to the wrong address, not the one that I had given to the complex. It has now affected my credit score due to their lack of communication and what this manager claims was "policy". DO NOT MOVE IN!!! Maintenance also would never come when requested unless I went directly to the managers office and demanded that it be fixed immediately. Please don't move in unless you have no where else to go... To follow up: This is pertaining to 306 blanchard st. and Seth Chambers. Last I spoke to the complex about this collections charge, he said that they do not reach out to tenants about outstanding charges and when I requested the manager Sarah Reed (wonderful woman, she's a god-send), he stated that he is the manager and refused to speak on the topic further. I had issues with him since intimate relations and extreme disrespect to the point I filed a complaint. You can find that complaint and abuse of power on Sarah's email and your archives. I know several tenants that did not have their roofs fixed after it leaked for months. I would contact the office but I am immediately hung up on by the office. If this is now how the residents are supposed to be treated then something must be done about this. Thank you. read more

I'm very frustrated that I have to leave such a poor review as I lived at the Cornelius for almost 7 years. I have no complaints about the on site management or maintenance. They were all lovely people who were easily accessible and addressed any problems I had (which were very rare) quickly and professionally. The common areas were well maintained and the location was perfect as I worked downtown. I moved out in September of 2023 for reasons unrelated to the apartment complex. The walkthrough was done with no issues and the staff member who did the walkthrough said everything looked good. I heard nothing from the Cornelius after that point. However, recently I received notice from a collections agency stating I owed over 300 dollars to the Cornelius for unpaid utilities for the month of September and repair work on my apartment after I moved out. I've received no invoice detailing what was done that would cost that amount and had no notice from the Cornelius that any money was due at any point after my move out date. The collections agency contacted me via mail at my new address, so the Cornelius had my correct address and easily could have invoiced me before involving collections. I will not be living at another apartment run by Pillar Communities and will not recommend them to anyone due to this. I can only hope they treat future outgoing tenants better. read more

From one Seattle renter to another here's an overview of my experience at The Cornelius Apartment Homes and why I will never recommend this building or Pillar Communities. At the bottom are companies that I recommend renting from that I have personally worked with! - Throughout my time at the Cornelius there were multiple shootings within sight of my window. Since they are located on 3rd avenue this means you also have to deal with all the traffic of the main transit route and the crime that comes with the people that crowd around the area. (Just Google 3rd and Blanchard or 3rd and Bell crime reports) - There were people dealing drugs on my floor for about 6 months which management did nothing about after I reported it multiple times. Random people would come through the hall in front of my door or linger near this neighbor's door through all hours of the night. - I had packages stolen 5 times from right in front of my door (inside the building). I told the management about this and they said they would look into it. I never heard anything from them, and they did nothing to console the situation. - My floor reeked of garbage and drugs for over 3 months. When I told the management about it they said they had heard about it and were working on it. It never went away while I was there. - Throughout the entire year, at least one of the 2 elevators was broken. The "scheduled maintenance" that was supposedly happening had the elevator shut down for over a month. - The fitness and laundry rooms are incredibly dirty, and I have never seen cleaners in there sanitize. One time all the washers/dryers were shut down and management told me I needed to call someone to get it fixed myself! - The water heaters for each apartment are so small your shower will be hot for about 5-10 minutes max before you get to shower in cold water. - The Wi-Fi amenity that is advertised in all common areas never works! - When it came to move-out, the assistant manager told me I could choose any day I wanted to move-out and said it was no big deal and I could choose any day I wanted. They, however, did not disclose that they would charge me for moving out one day later. - They never followed the Tenant-Landlord laws of WA state, and they did not give me an inspection list on move-in for my apartment. - Getting back my deposit was a nightmare and the management I worked with were extremely hard to reach. They never sent me a statement stating in detail what they would withhold from my deposit (they emailed me one over a month later when I inquired). I reached out almost 30 days from move-out because I had not heard anything from them. Unless I continuously followed up, they would not have answered my emails or calls. I left the apartment spotless with pictures to prove and they still charged me an additional $190 for cleaning. For reasons of safety, management, and cleanliness, do not rent from The Cornelius Apartments or Pillar Communities. This was the first building I lived in moving from California. I was here for 2 years. Within the first two months, the entire office staff changed. I can not put this politely, Michelle is an idiot. New to the building sure, but she acted like she was new to the business of being a building manager (and if that was the case, I wish we had been warned). A complete airhead. No sense of composure, grace, or the ability to communicate accurately when presented with a direct question. The location is great, but the building is old, the elevators don't work half the time, they charge you for laundry, there's no welcoming community area, and for the price they charge, it's just not worth it compared to the other buildings in the area. I moved to a newer a better building downtown for the same price as my presented renewal. If you're looking to live here, know that you can do much better than Pillar Communities. read more

*DO NOT MOVE HERE* Seriously. HORRIBLE building and staff. The doors have hotel key cards, not real keys. I've lost hundreds and hundreds of dollars missing deadlines and gigs because my card has gone tits up, locked me out, and their maintenance guy lives all the way in Everett. I've done everything possible to try and keep the cards in working order, still they fail. Nine months of living here, and they slap a 3 day pay or evict notice on my door for my FIRST MONTH'S RENT, plus late fees. No phone call, no conversation, no nothing. Obviously I paid it, in full, because since when does a building let you move in without first month's rent??? I had to fight with them and waste a ton of time and stress trying to prove I paid with a cashier's check they claimed never to have cashed, which they decided was my problem. I threatened to lawyer up, and they "graciously" waived the amount due. BTW, they claimed that this had never happened with anyone else here. Obviously not, I've talked to several other residents who had the same thing happened (many of them got scared and had to just scramble to pay it) and the other review here tells a very similar tale. Multiple complaints about the people smoking pot in their apartments and hallways go unaddressed. On more than one occasion a staff member has laughed at me when I've complained about the smoke and smell getting into my apartment. People also do drugs in the fitness center bathroom. Awesome... When I first was shown the apartment and signed my lease I was PROMISED the building did not contract with Broadstripe, and I could get Comcast. I often work from home and need highspeed, dependable internet, which definitely isn't Broadstripe. I made it clear this was a deal breaker for me. This was a flat out lie, and the building has always had a contract with Broadstripe. When I brought this up I hardly got an apology, and was told I was out of luck and could not back out since I'd already signed and paid my deposit and first (which they later said I didn't pay, funny that...) I was also promised that the walls were concrete and noise wouldn't be an issue. I hear noise from every apartment around me, from the elevator down the hall and around the corner, from EVERYWHERE, whenever I don't have the tv on to help cover it up. The elevators are TERRIFYING and malfunction in various ways on a regular basis. I have a permanently disabled left hand, and it's incredibly difficult to get in and out of the older elevator with the non-automated doors. I've documented before when one of the bars of the door actually snapped and was not repaired for over two weeks... When they put letters offering to renew my lease at the current rate on my door with ribbon, I laugh. Don't let the price fool you. Nor the view. This place is horrible, and they will treat you like crap. Stay away! Can't wait until my lease is up. read more

First you need to know that this is an older building built in 1925. It's not for everyone but it's got character. For me this was perfect because I wanted to live in Belltown and someplace that had a little more warmth to it than the newer (sterile/boring) apartments that I looked at in capital hill and SLU. The Cornelius has got some quicks but I like it; it fits the neighborhood. Second, the staff here are really great. Bri and Michelle work in the office and they are both friendly and welcoming. Every time I go down to pick up a package they smile and say hello. Personally, I think it's very important to experience those little moments of connection with people in the place you live. read more

I just want to throw this out here, I think this place gets a bad rap that isn't deserved. First of all the staff there was always friendly and helpful, secondly the building is OLD but it's well maintained. If you choose to live here (which I did for 6 months before I moved to another Pillar owned community) I had a mostly pleasant experience. Like all communities there were high points and there were low points and honestly the low points were things that had absolutely nothing to do with Pillar or the staff at the Cornelius. The building is super centrally located, your close to EVERYTHING which I loved. Everything was at my finger tips. Rent prices there are fair and on the cheaper side for Seattle. They have a great gym, dog washing station and their laundry facilities were always clean and well maintained. I will be honest and say they aren't the most energy efficient units, I paid a small fortune trying to keep my place warm in the winter months. The walls are thin and if you have a noisy neighbor like I did you will hear everything and trust me I heard EVERYTHING including some things I wish I hadn't. I lived on the 3rd ave side and the buses and homeless down there can be really loud. Pros and Cons, I enjoyed my time there. read more

It's been a while now that the new management has been in charge. There have been some WONDERFUL changes!!! There are no maintenance issues, either. The manager has also been holding tenant breakfast-to-go mornings where they set up a table with Starbucks coffee, bottled juices, bagels, etc... for tenants to grab and take with them. Management has also created a guest suite that is fully furnished and rentable by the night. The people who work here are awesome! They are friendly, but professional. The only reason there are not 5 stars is because of the now-and-then smoke smell from other tenants. Although we are not to smoke in the building because of the city ordinance, some people still do. I can smell it coming through the vents in my bathroom. In all, I would definitely recommend this building for anyone who wants a an apartment with character and charm (gray/light beige painted walls, white baseboards and crown molding, window sills, milk-man doors, etc...) and that is downtown. read more

This place is great for the price. For a great location, a great studio, and great property managers, what more can you ask for? All the reviews of this place are outdated and must have been written before all the new updates were done to the building, like for example: keys to your door, improved heating, etc. My first reaction when viewing my studio was, "wow, new bathroom, new kitchen, new hardwood floors, modern paint job, view of the space needle!" I fell in love actually... Great apartment for the price and location. I'd recommend this place over the over priced brand new places that have so many "hip" things people barely even use anyway. I lived at the Cornelius for over 4 years and moved out this past March. The first 2 years living there were awesome, then Pillar Communities took over and are the reason we finally left. I suspect that they chased other people out as well--the building has been emptying over the past year and the shared cost of water/sewer/trash was steadily rising (fewer people to share the burden of the total cost). Since Pillar took over, one or both of the elevators were of service for extended periods of time, often up to months. Once one was repaired, the other would break, or both would be down. This cycle went on for about a year, and the residents took to posting passive aggressive notes directed at management around the building. People were routinely trapped in one of the elevators when they'd abruptly stop working in the middle of a ride. As of about six months ago, both elevators actually were working somewhat consistently, so they're able to keep them running when they actually want to--whether and when they want to is a total mystery, though. Our storage unit was broken into twice in a month, despite our changing and adding locks to the cage and notifying management. Again, the response from the management was pitiful. They made no effort to communicate to any of the other residents about the break-ins. Nor did they do anything to up security until weeks after the second break-in, after I posted fliers in the common areas warning other residents, prompting several to rightly freak out at the management about their safety. The efforts to boost security were comprised of posting two plaques requesting residents not to let anyone follow them in, and hiring a single security person to do a 20 minute walk-through of the building once a night. The front doors also broke on several occasions, meaning anyone could just walk in without having to scan or otherwise gain permission for entry. Two police officers once wandered back to the fitness room while I was in there because they'd received a call about a transient in the lobby, and since I was the first resident they found, they requested I get in touch with the after-hours maintenance team to get it fixed. It took some detective work to even find an after-hours number, and I have no idea when the door was ever assessed. It was not fixed when I left for work the next day. To that end, other residents never showed much interest in preventing people from entering the building, even after the break-ins. It was a common occurrence to walk by the trash area and see one of the gates open in the middle of the night because a resident was walking their dog or smoking a cigarette. I've seen homeless people sleeping in the fitness area, on the stairwell, in the back hallway, locking themselves in the fitness room bathroom for hours. Residents also routinely held the freight elevator for themselves (by leaving the back gate open, preventing it from leaving that floor) while switching over their laundry, taking their trash out, bringing in groceries, even when that elevator was servicing everyone else in the building while the other one was broken. There used to be a more mutually respectful sense of community there before Pillar, but I suspect that everyone was quickly sick of the relentless problems incurred after the management change and apathy spread as a result. Pillar doesn't allow you to split rent payments once a new month has started, so if you're living with a roommate/SO, you'll have to either pay one lump sum from one person, or one person will need to pay their half prior to the beginning of the month. This wouldn't be much of an issue, except that knowing your exact total is often guesswork, since Pillar's online payment system doesn't update your total including water/sewer/trash until the 1st of the month. Packages were also lost/stolen, despite being dropped off in the office. This issue has actually managed to follow us after moving. We were expecting several delayed deliveries to the Cornelius following our move, so we emailed Michelle Oriolo (the property/office manager) multiple times, as well as dropped by in person after the package was posted as delivered, only to be ignored or told outright that the package hadn't arrived. The latter turned out to be either a blatant lie or intentional negligence, since we came by again in person this past weekend to ask again, only to be told that they had just sent it back to the sender as it had been sitting in their office for 3 weeks. Sadly, as much as this was inconvenient and annoying, it wasn't a surprise. This kind of behavior is pervasive among the Cornelius management team, Michelle in particular. By the end of living here, pros included the location, the character of the building, property and bike storage cages downstairs. Essentially, qualities existing relatively independently of management/resident influence. read more

DO NOT expect to get your money back when you move out! 2-year resident chiming in with my experience of living here. The building is old, but charming and good to live in if someone is looking for an apartment close to downtown. I will list out the pros and cons for the benefit of future residents in making a decision. Pros: 1. Close to downtown and Elliot Bay 2. Plenty of stores and restaurants in close proximity 3. Concierge 4. Studio apartments with a separate kitchen and walk-in closet Cons: 1. Room heaters are inefficient and ineffective (particularly during winter months) 2. The building has 2 elevators serving 9 floors, and one of them is almost always non-functional 3. No garbage chute, garbage needs to be carried all the way from the apartment unit to the back of the building 4. Washers and Dryers in the shared laundry room are never cleaned, and clothes will have pet hair stuck on them after a wash 5. There have been multiple package thefts from inside the building 6. There is a sizeable homeless encampment across the street, and plenty of folks greet residents with expletives right in front of the building 7. No secure garage attached to the building, my vehicle was broken into while parked in the building next door (Shelby Apartment) 8. The glass door at the main entrance was smashed and folks broke-in at night earlier this year (2021) 9. Residents smoke cigarettes and marijuana inside their apartments (despite a no-smoking policy and multiple complaints to the leasing office) and the connected ventilation shafts carry the smoke to adjacent units 10. No chimney/exhaust in the kitchen 11. Rapid management turnover rate (I have seen 3 separate leasing agents and 3 separate building managers in under 2 years) 12. New management does not respond to emails within a reasonable timeframe 13. Misleading communication from management, and unfair move-out fees They deducted 6 days' rent on top of the standard move-out fees stating a "late notice", when they themselves had sent my renewal offer only 3 weeks before the end-date of my lease. The leasing agent had emailed me about the last day to notify them of my intent to vacate/renew the lease, and despite presenting this evidence, they refused to refund the 6 days' rent incorrectly deducted from my receivable balance. After 20+ emails over a period of 3 weeks and a visit to the leasing office, they ended up not returning the money anyway! So think twice before moving in, and don't expect to get back the full amount that should have been returned when you move out. read more

I love this building and neighborhood!!!! I have lived here for 3 years and it has been one of my favorite places I have ever lived. The first year was a little bumpy due to the old management team. But once they brought in our current team of Rocky and Erin, the place improved DRAMATICALLY. They are incredibly friendly, helpful and genuinely care about you. They are a wonderful asset to all of us living in the C. I know everyone in the building truly loves Erin and Rocky and all that they do for us. The building is clean and SAFE. The gym and laundry facilities are great. People (and their dogs) are friendly and the surrounding neighborhood is wonderful. I plan on moving to Phoenix at the end of my lease here to be closer to family. But if I wasn't moving I would certainly have renewed my lease for a 4th year...it is THAT great living here. I honestly think it's one of the better buildings to live in the Belltown neighborhood. read more

I've lived at the Cornelius for close to 4 years before ultimately deciding to leave. It was a hard decision and honestly I would have stayed if the price fit my budget. Downtown living anywhere will come at a price and unfortunately for me, that's what it boiled down to. Hardly anyone uses the fitness room which is favorable when compared to all of the overloaded gyms you pay for elsewhere. It might get a touch crowded around January given all of the New Year's resolutions we tell ourselves we will keep...but that tends to die out around February. All of that being said, there is one particular situation that made me really appreciate the staff at the Cornelius. Last year when my lease was up, I tried to move to another property and it didn't end up working out. I had already given my 20 day notice that I'd be moving out and boy was I stressed. With only a couple of days to get out of this pickle, I talked to the Alicia and Rocky about my situation and they gladly said that they would offer me the almost same rate I had been paying for another year. Problem solved. The Cornelius will always feel like my first home in Seattle (even though I've stayed at other properties). read more

I lived in Cornelius for almost 2 years, I could have stayed for a few more years if not for a significantly huge life changing event. The rates fit just right to my budget, it is in the heart of downtown Seattle, good walk and transit score. The place is fairly well maintained, it has a gym that I'd use especially during winter, good laundry area. The studio that I lived in was fairly big for a single person. The tenants are generally nice and the management has a couple of events to get the community together like pub crawl and free breakfast!! Management and staff is friendly, approachable and easy to work with. They have online payments, office is open from Monday to Saturday, maintenance is always there to help. If you need help, you can always talk with and they can help you as much as they could. I never had any problems while staying there and I really did enjoyed my stay there. If you are in a place facing 3rd st, you will hear all of the noise from the street including drunk people yelling at each other in the middle of the night. In addition, you can hear everything that is going on in your neighbors place. There were multiple occasions where unauthorized people entered the building and took resident property. This is a very old building, and the elevators get stuck and are breaking constantly. If you don't mind living in a place with a musty lingering old building smell, security issues, and frequently broken elevators, this is the place for you. read more

I have lived at the Cornelius Apartments for almost 2 years now and I must say that it is an absolutely great place to live. The building has been maintained very well despite it's age, the community here is very welcoming and kind, and most importantly the management team here is EXTREMELY thoughtful and efficient. I lived here when I went to AIS. First, if you think the pot smell is bad now you should have seen it ten years ago. Second, there was a suicide on the eighth floor. A student jumped out the window. Supposedly some of the rooms on that floor are haunted. read more

Condensation in the rooms. So bad that it drips from the ceilings, and pools on the surfaces. Damp clothes, damaged material items, and worst of all - extreme cases of mold. People have been moved out of their places for this issue. Low temperatures (in the 50's) in rooms during the winter due to poor (no) insulation, and poor heating conditions. Very high energy bills during the winter due to poor heating conditions. Shoddy Renovations. Walls not cleaned before being painted over (hair under the paint). Poor choices in appliances (extra small water heater, imagine 10 mintues of shower time). No garbage disposal in sink. Poor installation of wall sockets. Poor availability of wall sockets. Hotel Keys vs standard metal keys. A novelty until it stops working at 2 am and the nearest help is an hour out. Ventilation is interconnected through the building. Meaning, you smell the other apartments' stinks. I smelled someone smoking pills, crack, or meth the other day. I've seen smoke pour out of the vent from someone burning toast. I'm pretty sure smokers blow the smoke into them unaware of the affects. It's as though they are smoking in your apartment. I can even smell people's kitchen trash through the vent. **Extremely Poor Management Staff** I've had to cancel two checks because they lost them. Also not accountable for checks cashed (had to show bank receipts to settle the issue). **FRAUD** Fraudulently recreated my Contract of Lease and managed to throw in higher rates (however I cannot say if that was on purpose or not, I believe it was just poor organization). And by Fraud I mean not my signatures (roughly 20+ signatures)! Lied about building issues. For the issues above I was told that I was the only person experiencing such issues. As expected many other people have told me they have similar issues too. I've had people knock on my door asking if I've had similar problems. I cannot stress how frustrating this building has been for myself, and for others that I have talked too. read more

I decided to update my earlier review with even more details about The Cornelius. Two weeks ago, the residents were informed that the building had been sold and was taken over by MG Properties. Ok..well, at least the Pinnacle Goons were out. Not so fast. After going on vacation for a week, I returned to a notice that MG Properties had decided to assume responsibilites for Utility Bills and Collections. Consequently, the new owners assigned a flat rate per month for utillities to be ADDED to the monthly rent. Translation: We, at MG Properties are going to create another income stream for the property in the form of gouging our residents for untility payments that far exceed what is normally paid. When I saw what my monthly assigned fee was, I nearly croaked. My monthly fee is $15 more than I've EVER paid for utilities at The Cornelius...and I've lived there for over a year. The company is simply finding ways to get additional revenue to offset the fact that so many people are moving out and so few people are moving in. I'm sure I will have future updates as this is clearly a fluid, everchanging, drama filled building. My next review will detail the amount of drugs I witness on a daily basis at the Cornelius. I can barely walk down my hall to my apartment without getting stoned from the weed smoke coming from under the doors of the apartments. It's almost comical. Long story short.....DON'T MOVE HERE! The Cornelius is a fantastic place not only coz it's affordable but it's this grand old iconic building in the heart of belltown. Easily accessible to all the spots in downtown. Pike street is a short walk away. The pillar foundations have done a very good job in maintaining the building. The common utilities like the gym are pretty decent too. The leasing officers are very polite and helpful, Michelle in particular is a gem of a person and is always available to help people out. Would definitely recommend this place to anyone who wants affordable housing in belltown. read more
