We were moving from 2-3 hours away and weren't told that we would most likely be paying a "brokerage fee" to this company. That is what aggravates me as they do virtually nothing. They showed us a handful of apartments, we picked one within an hour and they charged us first months rent. That's criminal. The apartment we picked we were told might have some construction...yeah...it turned into the landlord trying to add additional rooms and long story short we were without cooking gas for 4 months. In addition, they were pretty vague regarding the parking situation in town and how you can really only park on half of the streets during certain times. Lastly, the agent (name I am leaving out on purpose) showed up drunk on the day we needed to pick up the key. Not very professional. They stay in business because they have a monopoly on the listings. They don't even put them up online. No pictures, nothing. Good Luck.

So much so, I recommended her to my old college roommate who was looking to find a place in Tarrytown. I wish this story had a happy ending. Instead it has an embarrassing one for me, for my former roommate and her boyfriend and I would hope for Tarrytown Real Estate. She had a bad experience with another broker there and when she walked in to meet Gail, the other broker bitched her out in a very unprofessional way. I am mortified that I unknowingly set her up to be treated like that. It makes me want to run screaming back to Brooklyn where you don't have to deal with small town meanness like this.

At one point in the past, our Board (of which I served on, but not at the time) replaced Westchester Property Management Group (WPMG) with another property manager, only to realize a few years later that it was a mistake and we hired WPMG again. If that's not a testament, I don't know what is. WPMG is like the show Family Guy, cancelled, only to be brought back by overwhelming fan support. My Pros and Cons below: Pros 1. Well-staffed 2. There is a point person at their office for each need (insurance, HOA dues, property bills, etc) 3. Our Property Manager, John is very personable, and excellent at keeping the emotional temperature in the room low when we are discussing heated topics and issues 4. They always pay bills on-time, and help us hold money from vendors who did not do work as promised 5. Weekly property walks and inspections by the property manager 6. Attends all Board meetings 7. Reachable by email at all times, and phone if necessary 8. Maintains a good historical view of the property and helps keep new board members up-to-speed with prior decisions Cons 1. Lack of data and analysis of property issues (no spreadsheet of issues, to list, it's all based on minutes and notes) - with all the free and low cost tools available, there is a better way to collect and share information about property issues and improvements. 2. Most transactions are still handled on paper 3. There is no system on their website or online for managing property tasks (rentals of clubhouse, updating/adding/changing dues account info, historical data, etc). Their biggest asset is their personal attention to detail and strong relationship building with the board and vendors. Their biggest area in need of improvement is accessible record-keeping (digitally for their clients) and transitioning from paper to digital docs and transactions.

Most recently, my vehicle was broken into while on the property's video camera surveyed parking lot. Upon learning my vehicle was vandalized, I reached out to the management office and when I was unable to get in touch with someone, I contacted the Super of the building. Although he is limited in his ability to do much because this event was outside of his specialty, the way in which he handled the situation and what was within his control was completely unacceptable and felt extremely bias. As stated, I have lived on the property for many years, therefore, I am pleased with my co-op, however, I am not as satisfied with the service, empathy, and understanding that has been shown or lack thereof to a resident, let alone one who has loyally being residing on their property for as many years as I have been.

We are so grateful that she was recommended to us because we could not be happier with our experience. We were looking for a home in a new area that we have not spent really any time in and in addition to showing us a ton of homes, she took the time to show us around the area and really explain to us the different neighborhoods and the perks and disadvantages of all. While viewing houses, she was so helpful in pointing out potential challenges but also helped us with a vision of small things that we could do to make the different houses fit better with our needs. I am happy to say that Jennifer put us in our dream home, in this very tough market! Once we went under contract, Jennifer has been so so helpful in recommending vendors and offering to meet some of them at the house to receive quotes for work we need done when we were not available, and making sure we are comfortable with everything and knowledgeable on the process. Even now, after we've closed last week, when her official duties have finished - she's still helping us by meeting a vendor at the house tomorrow to make sure a minor issues is fixed. We couldn't recommend Jennifer, more!

Despite the fact that we are just walk-ins, she is able to show me 3 houses in the afternoon. In the following weeks, we were very impressed by her. Always know listings before redfin, being able to get the inside news about contract price, great advice and true knowledge about the area. We were able to buy a dream house within our budget in a month. We are very lucky but would not be able to do this without her. Best part - to echo the prior review, she always answers my phone so quickly like I am her most important client (and yes, I am not buying a multi-million house and she does have a lot of listings under her name.)

Someone referred me to RPPM and I called them kind of skeptical bc I've had bad experiences before with management companies that just take your money and don't really do much. But these guys are different. John was straight with me from the jump, explained everything they do, didn't oversell it. They handled some violation issues I had pending and I didn't have to stress about it. Communications with my tenants have been way more professional than when I was doing it myself lol. I used to just text my tenants which I know is not the right way to do it. Only thing I'd say is sometimes I wish they responded a little faster but honestly when they do get back to me everything is thorough and correct so I think its just they are busy and doing things right rather then rushing. Not really a complaint just something I noticed. Overall very happy. Would def recommend to other landlords in NJ especially if your portfolio is growing and you cant manage everything yourself anymore. 5 stars from me

Questions are answered directly, updates are provided without having to chase them, and expectations are set clearly from the start. Their professional skill shows in how smoothly issues are handled and how well they navigate complex situations. It is clear they know what they are doing and take their responsibilities seriously. Based on my experience, RPPM stands out for strong communication and competence, and I would recommend them without hesitation.
