I lived in this apartment community for about 3.5 years (June 2022-December 2025). During my stay,…read moreI always paid rent on time and never had any complaints or issues. Overall, day-to-day living here was fine. However, my move-out experience was extremely disappointing. When I moved in, I paid a $500 "credit approval fee," which I later learned is non-refundable. At move-out, the manager confirmed that the apartment had no damage. I spent several hours thoroughly cleaning the unit before leaving. Despite this, I was charged nearly $300 in cleaning fees. When I asked why, I was told it is simply part of their move-out policy--even when the apartment is left clean. This was frustrating and felt unfair, especially after being a long-term tenant with no issues. I wish my experience here had ended on a better note, but these unexpected fees left a very poor final impression. Future tenants should ask for clear, written clarification on all move-out fees before signing a lease.

This has been a great apartment to live while attending graduate school in Wichita. It is located…read moreconveniently. There is a grocery store right across the street and gym right next door. It's less then 10 min drive to the zoo if you have kiddos. There is a playground and pool available as well. The yards are well maintained. Management stays interactive with their Tennants by holding many different contests and offering ways to earn prizes are awards towards rent. The only complaint I have had so far is that anyone can enter the apartment buildings rather then needing a key to enter. There was a homeless man sleeping outside my apartment door one morning, it's only happened once though.

I don't know if ownership or leadership has changed but current service was much different. The affected area was 50 square feet about 1/3 of which was a concrete floor storage room. Crew was in and out for a total of less than 2 hours which included bringing the equipment in and out. We were billed for 1 man hour emergency response during business hours, 8 man hours set up, take down and monitoring, plus another man hour for moving furniture. Fans were left for 2 days and dehumidifier 5 (only because it was over a weekend). We were billed for 4 days, which they "corrected" for a small decrease. We were charged for 1 man hour moving furniture. We had all furniture moved other than one cabinet that was on wheels, which they moved to steam clean the carpet. They also put the front two legs of a couch on "blocks". I was also told they "blocked" an end table which is not correct. The total carpet cleaning took 30 minutes including bringing the hose in, so... I have no idea how an additional "man hour" was added to move furniture. I was told the additional 7 hours of charges were going from "port to port, their location" or "job to job". Job to job makes no sense unless they charge both "jobs" a transportation charge, double dipping...their location is 30 minutes away from our house. And the 1 man hour emergency response is included in the 2 hour total worked, he came in looked at the area, talked to a boss on the phone, came back in with an estimate all in about 10 minutes. I was told he came from Lowes east about 15 to 20 minutes from our house. Again doesn't add up. I was also told by the tech how there was very "little" moisture because we'd got a giant fan "borrowed from our son-in-law" on the area. Lessons learned on my end. We should have rented a dehumidifier for a week for a $150, then paid a carpet cleaning company and saved ourselves over 10 times what we were charged. Or call a more reputable company. Three calls to the company did not resolve the situation. This is honestly the first poor review I've left on a company website.
