This is a perfect blend of…read moreurban living, efficient and artistic floor plans, and access to amenities like coffee shops, public art installations, and the Wichita Symphony Orchestra, MTW, etc. The owners and operators are unfailingly kind, the staff is top-notch, the building's public spaces are kept clean, and the green roof top areas are fantastic hangout spots. Maintenance goes above-and-beyond when there are unforeseeable issues. I was looking for a LEED-certified building, and I found it at the LUX, with so much more. Maintenance is outstanding on so many levels; never experienced a maintenance this good! The security of this building is superb that you always feel safe & the neighbors are so friendly. The floor plans of these units are brilliant & makes even a studio unit not feel small at all. I live in the Essential & it's about 500 something sq ft. Realistically, I can't even tell I am living in 500 sq ft as the floor plan is a two story with 14 feet ceilings. And this is someone that cake from a 2 bedroom + 2 bath floor plan prior at another property. In addition, the urban feel mixed in with comfort just tops it off. This will hands down be the best property I've ever lived in. Trust me, The Lux is where it's at when choosing to live downtown.

Overall, day-to-day living here was fine. However, my move-out experience was extremely disappointing. When I moved in, I paid a $500 "credit approval fee," which I later learned is non-refundable. At move-out, the manager confirmed that the apartment had no damage. I spent several hours thoroughly cleaning the unit before leaving. Despite this, I was charged nearly $300 in cleaning fees. When I asked why, I was told it is simply part of their move-out policy--even when the apartment is left clean. This was frustrating and felt unfair, especially after being a long-term tenant with no issues. I wish my experience here had ended on a better note, but these unexpected fees left a very poor final impression. Future tenants should ask for clear, written clarification on all move-out fees before signing a lease.

It's less then 10 min drive to the zoo if you have kiddos. There is a playground and pool available as well. The yards are well maintained. Management stays interactive with their Tennants by holding many different contests and offering ways to earn prizes are awards towards rent. The only complaint I have had so far is that anyone can enter the apartment buildings rather then needing a key to enter. There was a homeless man sleeping outside my apartment door one morning, it's only happened once though.

Second they MIGHT disclose this. This was not disclosed to me but some of the residents said it was. Also if for whatever reason if you sue you wave your right to a jury. They are also insanely expensive. I paid roughly $800 with 3 other roommate. The security gates are constantly broken, there are gaps in them, people hop and break into the pool during the summer. Theu hold events but they are still after that very inconvenient times such as noon when most people are at Class or work. Well, the office staff is always polite. The property manager is not a very sympathetic person. If for whatever reason you're not able to make rent. The pool is also flows the majority of the year they say they follow the public pool schedule however, the public pool is usually open longer. They also charge a lot of random fees. For example, if you lose the three pool bracelets they give you they will charge you $10 per plastic bracelet. They also give incentives for good reviews to boost goodly ratings. This complex is truly in it for the money.

You will notice exterior decay all over. See those stairwells being held up by supports? Totally safe during an emergency for sure. They will get those fixed, don't you worry. Going on two years now. See all those balconies with their exterior torn off and all the exposed wood wrought? Totally safe I am sure. No wait they do acknowledge those are unsafe, make sure to reduce your rent because you can't use those. Almost a year without repairs now. Notice the holes in the exterior with red tape covering? Yup, that's been a year too. Bullet holes in siding, yup you get the idea. Maybe this year the pools will actually be cleaned for holiday weekends? Now ask yourself what the interior must be like that you can't even see? When they are willing for you to see these deficiencies outside, then what are they hiding? But a facility like this must have great management team at least to make up for the deteriorating complex, right? No you silly rabbit. The manager is utterly in personable. Dare you walk in the office for a question. See that glare of annoyance? Yup, it's not just you. Assistant manager is nice, but clearly just there to fill units. No authority to make actual changes. As someone who never rights reviews, I hope this warning shortens your visit and you find a nice safe well kept community somewhere else. Best wishes!

    This property has been taken over by Wyndham and what they call fully furnished, They use Dollar…read moreTree to furnish the kitchen with the cheapest cooking utensils possible but did include a can opener, a wine opener and a potato peeler. Four of each spoons, forks, and knives, but no serving spoons, no knives to cut anything more than the table knives. Four dinner plates, bread plates, no bowls so even a bowl of cereal wasn't possible and of course they don't provide breakfast. The bed was clean and comfortable, but had no bedside table or lamp to read by. The furniture in the living area looks fine, not covered with stains, but sunk halfway to the floor when you would sit. A beautiful clothes washer and a weird dryer were situated 2 feet from the kitchen table. The bathroom was handicap accessible, except it had a tub instead of a walk in shower so I'm sure many singles who are traveling alone would not be able to bathe. Safety bars were well done. There was not room for a wheelchair to navigate around the table in the kitchen so getting from the door into the rest of the unit would be difficult. The entry door was heavy so not sure how a person in a wheelchair could open it and bring in their belongings and once they got through the door, it was a slamming hard close, much to my chagrin, knowing it was heard by all adjacent units . The star attraction of the facility was definitely Katie at the front desk. She was helpful, professional but friendly, did her very best to make me comfortable. I was in the building that normally is used for long-term guests, but I can tell you I would not stay more than a couple of days in that facility. I stay in another WaterWalk facility in another city, and the layout and furnishings have been great until Wyndham took over, removing many of the nice features that WaterWalk used to provide, but the layout and liability and the other property was a great deal more livable. Too bad, it was a great concept.
