F- New lady property manager is sometimes not professional and has attitude when things are brought up. The gate at our complex always has issues always takes weeks to repair every month, There is always issues. We pay exclusive money to be in a gated community. the landscaping company that does Springs @ Flagler center property don't ever do the whole property. Lawn Maintenance Things are always not done, months go by without trimming. Maintenance staff is nice and friendly and helpful. read more

I was moving to Fayetteville they had a house listed for 900 dollars first months rent security total of 1800.00 dollars we moved in no heat source when we checked heat source had not been in the house since April 23 of 2023 ,he tried to act like he didn't know and I had to stay in a cold house for a month I am disabled and to wait till I received my check we did not have a lease agreement he said he would give back my $900.00 deposit but I left the house in February 29.2024 and still have not received it he knows it cost more to sue him so it's like him and his company took advantage of me because I was disabled and no money to fight for my money His name is Matthew.W beware they have multiple listings on Rent app Zillow app.Continental Properties management.run by Matthew W Of Florida. read more

Last year they began a grounds "improvement" project that involved removing all trees, shrubs, and other vegetation from around the buildings. Now it looks like an empty wasteland. The project has apparently been abandoned and they are charging each unit $1800 for it. It was nice before but now it looks horrid. Furthermore, their idiot gardeners keep coming into my patio (a private area that I own) and hacking up the vegetation there. I guess it is technically considered weeds but there were red berries, purple flowers, etc. and it looked NICE. Now it looks like a chopped salad. They have also damaged my ground ornaments. I've complained about this multiple times and the head lady said she would "tell them about it" but they persist. I have me this lot at one of the annual meetings and a more incompetent array of boobs I have never encountered in my life. How do people like this get in charge of anything? read more

They have been the managing company for my development for 30 years. Lately, they have allowed the association voluntary board run the show, yet still accept to be paid for services. They have allowed the board to make up their own rules, extort money from residents and harass and bully residents. They don't enforce the development documentation. Their behavior is puzzling to me because they weren't always this way. Be very inquisitive should you encounter their services. read more

Everyone who lives in my condo development hates them. They do not take care of the property at all. They are just money collectors

Not good at all. Run. Run. Run if you are about to purchase a property in a development run by these folks. They 1) dont hold annual meetings 2) provide inadequate notice about elections and refuse to put reminders on community bulletin boards in advance of e meetings 3) don't inform residents that trash picks are not happening until AFTER they have not happened 4) will not allow you to attend monthly board meetings (since they don't actually exist) 5) take weeks to get back to you in some cases 6) are extremely rude to deal with 6) never issue fines to non-compliant residents 7) never enforce rules 8) never update residents on current issues since they never take responsibility for management of the community 9) Continental runs the development NOT the HOA (it is supposed to be reversed). I was on the board and this company not only would not follow instructions of the board, not follow our association by laws, but they required the board to conform to them instead of listening to the board. I left the board only because this management company, that overcharges for everything, is a liability for our homeowners association. So this is the first time I've lived in an association and let me tell you... this company is stupid. It's December 20th in the suburbs of Philadelphia with a temperature of 27 and these idiots are having the grass cut in our development. The ground and grass is frozen, none of the grass has grown in months and the trees are dormant for winter and don't need trimming. What a waste of our association fees. And like the other posts say, nothing is available and you can't attend meetings but once a year when a new board is elected/voted for. read more

HORRIBLE MGMT COMPANY: 1. Poor communication- and lack of 2. Property Manager is condescending and a bully-to the extent that the community is fearful of communicating with him because he makes them feel he is annoyed and bothering him!! 3. Not open to meetings that include the community 4. Blatant lies about when and how they meet-that does not include the community. the only "open forum" is in April when there is an election of a new board member! 5. Prop Manager "says" he is in the community once a week- yet as a retiree I have not once seen him drive through. 6. Board members have been on the board for a LONG time- yet they can not share what their accomplishments have been. 7.One particular board member lives across from us and doesn't even acknowledge us -he keeps his sun glasses on and looks down!!! There really should be a negative rating because giving this company a star is over rating it. They will do anything to keep from doing anything. They charged a $700 move out fee, what this is used for I will never know. On top of that they charge $272 just to mail out the rule book to the new buyers. Again where they came up with $272 I will never know. I cannot wait to move into my new house and never deal with this HOA again! read more

Worst company ever . First of all they don't do one thing that it says they do on there contract . Where I live I somehow have 2 hoa's and they r one of them . I didn't pay it for a few months and it was at 1600.00 well that was on aug 14th . They wanted to foreclose on my house I paid cash for !! Then I called and told them I'm sept 1 that I would pay it so I didn't have to move out of my home . Well those crooks sent me a bill for over 6000$$$$ !!! All these lawyer fees and paper fees and late fees ! So in one month it went up almost 5000$$$$ that is BS!!!i am so mad right now . How can a company be so terrible and still be in business! Well a manager there makes almost 100,000 a year !!!! Go figure !!!! Crooks !! Scammers !!!! Giving it one star was really difficult !!! read more

DONT RENT with this company. This is a fraud company. I made a mistake of renting an apartment with Continental Properties/Springs Apartments. They put a fraudulent charge on my account and never sent me an invoice. Now I am getting calls from collection about that charge. I've tried contacting Continental Properties/Springs Apartments several times but no one responds to me because they know they r lying. read more

The worst! My elderly Mother is almost deaf and on a walker. They have harassed her for many years if she parks a little on the line and or close to the line separating the cars. They have fined her $50.00 for no reason many times. We have had problems with the neighbor's loud stereo noise and they refuse to help. Anyone considering buying a condo, with this management company, should reconsider, this company will never help you. They will only harass you if you are disabled or elderly. Definitely going to contact our attorney about them. read more

This is a low gross profit business, family run. When dealing with them you need to remember they are a vendor, don't give them to much authority or you will get into trouble. They like to keep their vendors busy working and spending money at your property, since it comes out of your pocket not theirs. There may not be a lot of options in property management companies in Bucks County, but I think it would be wise to look for alternatives and not use them. I would consider them to be poor in service and advice. I worked on a board with them for years and know them well, nice people but not particularly competent or helpful on any serious issues. read more

Service was horrible. I was purchasing a home and required that they provide management documents and they did not return phone calls or emails. Eventually had to escalate the issue which was very unfortunate for everyone. Not sure why even simple tasks like providing documents is so difficult for them read more

I have loved my experience in my community up until this past May when I needed to contact the property manager, Rae Brown. At first it was an easy issue, the bushes in front of my house and my neighbor's had been dead for months, and I called to find out when we could expect them to be replaced, as it looked awful. Long story short, he told me dates and then when they were removed it all the sudden was "too late in the season" to replace them. (I had to call again to find this out.) So now I have almost no bushes in the front of my house, and we were told in the fall they would do "minimal replanting", whatever that means. However, my major, major, issue is that my ceiling began having water damage. The contracted company who Rae hired, first came to my door at 7 am without so much as calling to say they were coming. I had a newborn at the time... this gave me some indication of the professionals we were dealing with. Then, the man while up on the ladder said, "The water inside is all the way across and all the way down." He left before we could ask him any more about this. I have wet spots and cracks all along my ceiling, and I have been calling up to further inquire from Rae what he said. He kept assuring me, "the report will be here Monday." Then "THE person who does the reports is out, but we will have it later." I finally went to my association's annual meeting, one month after the man told me about the water, and again, Rae blamed it on the contractor. (Why hire a company that can't give you a report in a month?) So I waited, as I do not want to repaint only to find out water is still coming in. Fast forward 2 more months, cracks are growing, no report still to be found. I called Rae and he said he mailed the report 2 months ago, and it must have gotten lost in the mail. (We live in the same town as Continental Property Management.) He then told me he'd email me the report as soon as he got off the phone. That was 2 days ago... still no report. If this is any indication of how Continental does business, I would sincerely think twice before utilizing their services, or lack thereof in my case. read more

Horrible and bullying property manager. He lies and has nothing better to do than drive around and put orange stickers on a kids basketball hoop , threatening to have it towed, letters because three weeds grew in the back between stones and didnt get picked yet, a car that my husband uses for his second job was parked for over a week in a area that it is allowed to be parked in, may I add, because the inspection ran out. He yes you guessed it, put one his trusty towing orange stickers on that too, and had it towed out of our neighborhood at our expense. hangs up on my husband when he calls to discuss the matter with him. Its horrible, we pay to live it. I cant believe I had to even give one star, and this man has a job. Go figure. read more

Today I called in and spoke to who i feel was the most unprofessional man i have ever come in contact with. Frank DePace was rude, refused to listen to anything i had to say, cut me off mid sentence and gave me a hard time when asked to speak with his superior. I was told by Frank that i could "call in and ask for Frank's superior" rather than just transfer me to her voice mail. His actions have opened up my eyes to what kind of company i am working with and make me want to move out of my neighborhood. I hope that just this little review opens up the eyes to anyone thinking about moving into a neighborhood under the Continental Property Management. BEWARE and think twice. read more

Beware of Continental Property Management. It is my opinion that they discriminate against deaf people. After I called using the relay service, they responded impatiently by saying "you're gonna have to hold on" and after a few seconds, hung up. After calling back, they hung up immediately when relay was announced again. It appears that they need retraining and understanding about deaf phone calls through relay, or they need to be disciplined severely. It is not our fault, as deaf people, that we cannot hear and we are trying our best to fit into society. We have feelings too and are human beings as well. I was calling to ask about when we can have our roof worked on by our contractor but never got that far. Such a shame that neanderthals exist at Continental Property Management. I have also spoken with other contractors and they have all said that this property management company plays games, and goes out of their way to delay jobs and not do their own. I think they should be fired from representing our community. read more
