That was a question that was NEVER asked by Joanne, and we had no idea to would be an issue because we have never tried to buy a home before and were relying on her expertise. We lost over $8000 because we paid for all the engineers and estimates that Joanne told us we needed. That's $8000 we can never get back OR use toward another purchase or build...... The real punch in the gut?? When we were treated as if this was something we should have known or disclosed and it was OUR fault. We handed over everything they asked for, filled out all the paper work asked, did EVERYTHING they asked us to, only to have them treat us as if WE did something wrong. The only thing we did wrong was relying on this company. OH! And let's not forget the bill we later received from them....... even though we couldn't obtain a mortgage to buy/renovate our home...... and were already out over 8 grand......real nice..... my recommendation? Go somewhere else. They were very nice at first..... until things went wrong.

Capital New York Home Advantage helped me purchase my first house. I consider myself a…read moreknowledgeable and competent buyer when it comes to most purchases. Even big purchases, like cars, are fairly straight forward to me. But I was a little overwhelmed with the things involved with buying a house. There are short sales, bank foreclosures, Fannie Mae purchases, closing costs, inspections, and on and on... My approach was to do as much research as possible and then shop around for someone to help me with the details of purchasing a home. I started talking to people in the business and in the end found Mike from Capital New York to be an incredible asset during this process. He is thorough and well-versed in all the nuances of financing a new home. He was always available to answer the (many) questions I had and I could tell he was looking out for my interests as he would let me know the risks and rewards of making certain decisions during this process. In the end, I felt like I made the best decisions possible. I would recommend this company to family and friends who are looking to purchase a home. And if you do, I encourage you to ask for Mike who is the owner.

She found within our price range and within our needs. She explained things to look for in each house, and in each area. She didn't just point out positives to me to try and land a deal. She gave me valuable advice with each possibility. With every house that didn't meet requirements for our loan, she tirelessly worked to make sure I had opportunity. If I found a house on my own, she was game to do the research and provide an opportunity to tour it.She walked me through every step, and answered back quickly when I would reach out.It was hard finding a house to match our very specific needs in this market. We lived in a rent with family situation that was increasingly stressful and were financially able to get out from under rent. She worked incredibly hard to get tasks taken care of quickly as we were on a countdown to move. When I found people mortgage companies or insurance agents that weren't helpful, she either expedited the situation for me, or helped me find new services. When potential sellers took their sweet time to get back to us about showings or even questions, she hustled to get us answers and find times that worked for us all. She worked with my schedule on that note. Very empathetic and considerate. When we found our final home, she worked with the sellers agent to get comps or fixes on potential issues. And without a doubt, they were the right realtors for us. More than anything, we needed someone to hold our hands through the process of selling our first house. I think it was Julie who said the experience was more like a marathon than a sprint. One of the things that we found the most appealing were the duo's stats. The ratio of sales price to asking price, and the average time of their listings on market, were fantastic. But what is it they always say? Past results aren't a guarantee of future success? It took a little bit longer, and we didn't quite get as much for the house as we had hoped. But there were a lot of unexpected bumps along the road. Like a tree falling onto the house, and puncturing a hole in the roof, while it was on the market. But Patrick and Julie were always a reassuring voice of calm. Plus, they were able to connect us with people who could help shore up the house to get it ready for going on the market, even when our long time handyman wasn't able to get us onto his schedule. While part of me wishes the couple might have been more aggressive at marketing the property, I don't regret the decision to pass on the more aggressive agent we considered for the listing. With an impending move on the horizon, and the inherently stressful proposition of selling one's most valuable asset, the calm and peaceful disposition of McSharry and Associates was just what we needed. Thanks again to Julie and Patrick for working with us, and even answering our questions after the sale was complete. They never doubted that it would turn out okay in the end. And indeed, it did. Plus, they donate a portion of their commission to a local charity of the seller's choice, which is just the icing on top of the cake. So not only did we sell our house, but hopefully we did a little something to help combat food insecurity within the Capital District.

I thought the agents job is to show you options, not to manipulate your view of what is available so they can get a bigger commission. A dry cut off after already putting a couple of months into the relationship leading up to this time was disappointing. Do your research and make sure the agent is not opposed to showing you homes priced at below your original stated range. You are looking for someone who will help you jump to get a good deal (if the rare chances occur that you can actually find them) and not someone who will limit their time with you because they don't want a smaller commission. That said, we found an agent who still showed us our range but also kept an eye open for those deals and got a nice home that cost was in between so they got close to their full commission and we got a rare good deal on the home.
