We looked at hers and it wasnt bad. A little old, could use updates, but not terrible. Shag carpets, old outdated flooring and cabinets/cupboards. But for $900 a month and pet friendly I thought I could make do. I was taken aback after a few days, I had already sent the damage deposit and first months rent. Upon signing the lease I had a few questions because some things in it seemed shady. She then told me that the apartment we viewed had been given to someone else and she forgot. But she had another one identical. I had asked to see it but she refused to let me until I paid to have the electricity/power turned back on since the previous tenants hadnt paid their bills. It would have been $240. I said I did not agree to that and I refused to sign the lease and I wanted my money back. Because she only would accept the money I had given as a money order, I had one hell of a time getting it back. She told me she would write me a cheque for the one she cashed, and luckily i was able to cancel the other one before she cashed it too. I had driven 1.5 hours one way to meet up and get the cheque from her. At said location and said time. She then yelled at me and accused me of stalking her. I then had to constantly harass her for over a month until she would give me my cheque. This involved us driving into the city with arrangements for her to do the same thing MULTIPLE times until she gave in. I have emails where I had contacted her asking for my money back since I never got the keys and never moved in, and she responded in all caps "ARE YOU STALKING!??" . And the only way I was able to bargain is to blame the power company for the charge and not being able to move in for that reason. She required it to be written and that I wouldn't get any of the money back until I had done this exactly how she wanted it. I was disgusted with how she treated us. Yelling at me over the phone and in person, ignoring me emails, the non-compliance, and then accusing me of stalking because she couldn't remember making arrangements to meet up. This lady is absolutely disgusting and will make your life miserable. I strongly encourage you do your research on her business before moving in. Look up her $40K fine from the city of Calgary for not keeping up to safety/fire codes.

I did not want to write this review, but I need to make it very clear: Seller, beware! From an…read moreextremely low offer (which I accepted since I needed to sell and closing of my new place was imminent) to marketing "service fees" as fees that are required to fix up the house, to tacking on an additional $7000 in ADDITION to the already outrageous service charges for "repairs," to finally backing out of the deal, here's my experience: 1- Very low offer - I still accepted 2- I was listing with a realtor, and properly insisted I cancel the listing agreement WITHIN THE SAME DAY or they will withdraw my offer. They applied intense pressure, and that resulted in a very awkward call to my realtor to "please release me." Unlike Properly, that gentleman was a thorough professional who agreed to terminate the agreement with no prejudice, and allowed me to proceed 3- I subsequently contacted Properly that I was able to terminate the listing agreement. They went ahead and sent the offer to me. Before sending the offer, this company advertises "they use the power of data" to come up with offers. They had enough time to think about and present an offer, which was 20k lower than THEIR OWN offer three weeks prior. 4- They knew I was desperate and decided to revise their initial offer and reduce it by another 20k. 5- I still played fair game and signed the offer and sent it back. It was now conditional to a home inspection 6- They came for a home inspection, and considering the house is just six years old, they were able to tack on an additional $7000 for "repairs" in ADDITION to the outrageous $30,000 in fees. 7- I still played fair game and asked them to re-consider, and send me the revised offer. 8- Instead of a revised offer, I receive a phone call that they can not proceed simply due to market uncertainty. After making me cancel a listing agreement, charging almost 40k in "fees" to sell the house, ruining my relationship with my listing agent, pressuring me to cancel the listing IMMEDIATELY, they come back in two days and say that they can no longer proceed? I would never expect this lack of professionalism from a company who markets themselves as "pain-free selling." In this case, I got nothing but pain and false promises. I strongly suggest to stay away, as this is not the way a business should be run.

This company consistently fails to follow through on basic property management responsibilities. Despite repeated complaints about noise violations, unauthorized tenants, unapproved renovations, and health and safety issues, they respond with deflection, delay, or worse--counter-complaints against owners trying to maintain the quality of their investment. We've experienced unresolved noise disturbances from adjacent units, guests smoking in shared areas, repeated door slamming, and garbage smells left unchecked. When renovations above us caused a leak into our ceiling (paid for by the condo fund, not the responsible owner), management did nothing. The same renovations also reduced the soundproofing in our unit--making everyday life far more disruptive. And when we reported these issues, we were either ignored or met with antagonism. This is not just my experience--Karen King & Associates has 26 negative reviews out of 27 on Yelp, is not accredited by the Better Business Bureau, and has a troubling reputation for lack of professionalism, transparency, and accountability. Calgary has many property management companies that offer better service, clearer communication, and more respect for residents. This is not one of them. Avoid if you value peace, professionalism, or property value.
