Renting with Power Properties was not too bad. When the washing machine broke they took months to find a resolution and didn't offer anything to mitigate the damage. Getting my full security deposit back has been really a nightmare. Power Properties came up with a bunch of made up charges not to return the full amount of the security deposit. Its 8 months that I rented a place, and from day one it was documented that the kitchen cabinets and walls required painting. These issues were noted in the property manager's report with photos, and I followed up multiple times by email. Despite this, the repairs were not completed for months. Be sure to get clarification on what you are paying this company for. As a matter of fact it may be best just to explore alternative options all together. In our case we were provided documentation that stated our bathroom vanity had been "inspected" on the " inspection report" with photos showing the full vanity mirror and sink, to clarify they inspect the unit every 6 months as part of our contract. Turns out the sinks seal had came loose which has been leaking for an undetermined amount of time. Tenants didn't notice. However enough time to soak and destroy the bathroom vanity and swell and pop the tiles off around the area and power property did NOT inspect the inside of the pop off vanity panel under the sink as stated by the company "we weren't instructed to look under there" "we felt around the area didn't feel any moisture" "it was a few months ago the person who did the "inspection" does not remember " -are some of the answers I've gotten so far. Also an extremely steep plumbing and bathroom renovation bill is around the corner once we decide on a contractor to do the repairs! The company did respond advising that going forward they should change their wording so it doesn't state "inspection" but instead "walk through" $3000+ damages we will be responsible for after taking every possible step to prevent this sort of thing. read more

This company tried to coerce additional rental income from us after our deposit & application was submitted to "sweeten the deal " and be the ones approved to rent a property that they have on RENTFASTER. One star is way over the Top! If I could give them a minus 5, I would. We hired them to manage our Condo which was in super great shape! We had completely redone the bathroom, kitchen (hand crafted/custom solid maple counter tops and all new appliances). They charged us a $700.00 "Marketing Fee", which as it turned out was a scam! They just took phone calls and rented other properties first. Our unit was vacant for over a month! They did rent it for a six month period at $1,100.00/mth and then wanted another $700.00 marketing fee to try and rent at the end of the term. They blasted us with unlimited e-mails about everything under the sun. Inspections galore which we were charged for and replacing of items which were uncalled for without any phone calls to us. Their statements are bulked up like a phone bill or utility bill, with lots of extra gobalty goop, so no sane person would comprehend. So after 6 months rental with them the revenue came to $6,114.00 and after their claimed expenses of $5,145.00 it left less than $969.00 in our pockets!!! We still paid the mortgage, taxes and condo fees. We would have been better off to leave our Condo vacant and save the Totally Aggravating Experience of having met and all our dealings with this RIPOFF scamming, bug squat gang! So we parted ways!!! We used Rent Fast for $50.00 bucks and had our Condo rented within two days with a 20% increase in the monthly rent and a years lease. Our new tenants are wonderful and are very happy with their new home. read more

I never dealt with more unprofessional people than those working in customer service in power properties. Two times they gave evidence that they damn care about the clients: First, they re-scheduled my viewing just hours before the scheduled time. Then after a few days, they altogether canceled another viewing, again just hours before the meeting. They just did a promotional video by bribing tenants with a free months rent. In these difficult times people will say anything to get a break. Don't fall for the video. And now in the midst of a rental crisis they are raising rents by a minimum of 20%. I wonder how the people that were stupid enough to fall for the video scam are feeling now? They do not have a quick response time. It is not an easy process to have things repaired as you will be required to follow up on email requests more than once. Once a repair man is scheduled, whether they show up or not on the scheduled date, Power Properties ASSUMES the work is done and takes it off the schedule. Without checking with the tenant ( who took time off work to be at home for the repairman) or the repairman. We realize it's a tough time for rentals in Calgary right now yet we want to spare anyone the heartache of dealing with a company like this. Power properties recently took my company Get a Life Cleaners on as a cleaning vendor and I love how organized their work orders are, their quick response time and obvious high level of managing skills. Communication is very important when it comes to being a busy property managing company and I enjoy helping them with their cleaning needs as they want a fast turn over on their places being top notch for their clients. The Power Properties management company is absolutely terrible. Stay away if you can regardless if you are a tenant or an owner. I have been a tenant in the last 10 years and this is the worse experience I have had in years. They treat tenants disrespectfully pushing over "policies" that do not comply with Landlords and Tenants Act, and they don't look well after the properties either. The property I moved in was so filthy it tool me a month to clean it and I waited from Power Properties 3 weeks to send the cleaners, and I got only 4 hrs. of approved cleaners work. Also if anything is broken or not working, they simply ignore it until you fix it by yourself. The property I moved in was very neglected, and I believe they simply report to the owners everything is well. I have no idea how they got good reviews on BBB probably by fake reviews as a common way these days. My advise - stay away from their services. read more

Basic overview: Good things: -good in-house maintenance people, prompt response -keep their distance, not constantly nagging Problems -very unprofessional, some downright rude, office people -charged $200 for a small dent in a wall from a door stop not working from damage deposit -charged $150 for "carpet depreciation" AKA lived-on wear and tear (no carpet damage) -didn't come to look at screen door that was damaged, but on move-out date hired out and charged the repair from damage deposit -tried to run a payment through too early (told them to thursday and they did wednesday) and charged a penalty for it coming back NSF Overall: There are too many honest companies and even private owners to waste time with Power Properties. read more

We have had a horrible 3 year experience with Power Properties. From before we moved in, we were lied to by the leasing agent about what they would be prepared to do, later told this person was no longer working there -- and we wouldn't be getting what we had requested. Incompetent, inefficient and inaccurate. There have been numerous issues, but the worst of all is the four sewer backups we have endured in our laundry room. We are now moving out, but we have been living with the fourth episode which has still not completely restored since February -- huge holes in the laundry room walls, no floor, etc. etc. etc. This fourth episode was only two weeks after the third one was finally restored. Why not fix the problem, rather than repeatedly doing quick fix cheap repairs. If we weren't living with it, the whole thing would verge on the border of being funny because we can't believe anyone -- especially their Repair Manager -- could be that incompetent. They will tell you your tenants are taking good care of the property so you will agree to another lease.....when in reality there is damage and the place is absolutely filthy. They are brutal to communicate with and when they realize they have really messed up....they walk away from the contract. I had 2 properties for rent with them in the past 2 years which I cancelled them one by one because of their poor and unprofessional services, 1- There is no internal communications between their accountants and other areas, so even if a bill supposed to be charged from damage deposit they still take it out from your account and you have to wait for the months to get your money back from them. 2- you basically hire this company to have peace of mind but you end up calling them every month to fix their mistakes, such as monthly payments, bills, etc. 3- They put the ad of my last rental house up in Aug 01 but couldn't rent it until mid Oct (they only had 3 showings in 2,5 months) and every time I was talking to the SW manager, she was trying to convince me to lower the price, which when we checked and compared with the other houses in that area we found out that my house was lower but still she was pushing me to lower the price!!! When I cancelled the contract with them I rented it even $100 more per month and I did all the checkings they say they do by myself. 4- Recently I found out that they let my previous tenant stay in my house for 4 more days without checking if the tenant is going to pay for the utility for those extra days or not, and now I have to pay $80 for the water and sewage for those extra days (This is just the water and sewage cost and its not include the other monthly fees) So in a brief word, you pay these guys but still have to do everything by yourself, Very poor and unprofessional service read more

This company is completely unprofessional. The Property Manager that we dealt with thought that his time was way more valuable than ours. His holier-than-thou attitude was a turn off, but the home for rent was exactly what we have been waiting for for the past year. As a perspective tenant we contacted Power Properties and set up a viewing time to see the home. After being unable to reach them multiple times with no call back, I resorted to e-mailing. We finally set up an appointment through e-mail and were eager to see the home. I asked if we could come sooner since we know what the Calgary housing market is like and he gave me no reply. We didn't want to miss the opportunity to apply for the home and were even willing to do so without seeing it! I e-mailed the office asking for an application to rent the home and they refused to give me one. Today I received a call from the Property Manager rudely saying that our appointment is cancelled as the home has been rented sight-unseen. The whole interaction was rude, abrupt and amateur. I would never rent from Power Properties now and after doing research about their company policies, I will never use this company to manage a property either. I hope this review is helpful for perspective tenants in this market. This company has been awesome to work with. We found a great place with the in April and have had nothing but positive interactions with them ever since. They have been attentive and helpful with any issues (we have had a closet door fixed and our blinds replaced). They send regular email receipts for rent and notices for things like helpful winterization of your house tips. I would highly recommend them to any renter out there that is looking for a rental company that is efficient, prompt and professional!! read more

The company was nice to us up to the last minute of move out day ... And a week after, we received a letter with $250 minor cleaning defects, $440 for small candle burn on fireplace mantel, $69 for coordination fee, the rest of security deposit was hold back. They did not show up at the move out inspection time with us so we would have had a chance to fix our cleaning to their standards. Look further to rent elsewhere if possible read more

We recently moved out of our rental that was managed by power properties, upon move out they sent me an email stating that all move-in walk through and move out walk through was to be completed without the tenant present due to Covid-19. At first I made an argument about it, during the emails of me arguing this fact that they could not compete an inspection with out me present I decided to call the Residential Tenancy Act and found out my rights, so I stopped arguing and let them do exactly what they wanted. What I found out was that what they were doing was and is in violation of the Residential Tenancies Act. Therefore, upon receiving my security deposit statement, yes they tried to nickel and dime my damage deposit which was nothing but a money grab. They tried to charge me 52.50 for a handling fee for having to call the utility companies and see when I disabled the utilities, excuse me that is your job! I urge any tenant that had any walk through completed without them being present in the home to email or call power properties and get your money back! If they will not give it back to you, you can and should appeal to the Residential Tenancy Dispute Resolution Service (RTDRS). power properties cannot legally deduct anything (even for damages, cleaning, etc.) from a security deposit if they did not make an inspection appointment available to the tenants on 2 separate occasions. Nevermind the lack of signatures and statements that are missing from the reports due to them using Covid-19 as their excuse. They are exploiting the fact we are going through a pandemic and should be ashamed. This is gross incompetence on power properties part and leaves tenants without any recourse of action or to dispute any deductions made from their security deposit unless the tenant knows their rights, thankfully I know my rights and did not fall for these shady practices, I received my full security deposit back, when I called them out on their violations of the Residential Tenancies Act they were mad, and asked why I did not advise them. Do not rent from Power Properties. Upon move out, we did a move-out inspection. I had lived in the property for more than 4 years. EVERY ITEM on the move-out inspection was noted as "OK", "good" or "WT" (wear and tear). One week after I moved out, I got an INVOICE from Power Properties for $6000!!!!!! They claimed that there were damaged blinds, damaged carpet and painting that needed to be done. I pushed back on it and they removed the charges for the blinds and reduced the cost of the painting but they claim that I still owe a total of $4200. They kept my $1400 damage deposit and are trying to collect and "outstanding balance" of $2800. I have been contacted by a collections agency to collect the money. Power Properties will not respond to my emails asking for further details and/or photos of the supposed damage. Beware!! read more

Oh. My. God. Have you read the lease application contract? (Which is a legal and binding contract, by the way). The contract is such that the tenant accepts the property "as is" (which, after 3 emails and 6 phone calls to set up a viewing) was shown to us in a disgusting filthy state with holes in the walls and a peeling ceiling in the bathroom. Apparently the tenant just has to trust that repairs and cleaning will be done before move-in - and if you refuse to move in you lose your deposit unconditionally. DO NOT RENT FROM POWER PROPERTIES!!! Awful people to deal with that don't call you back, lie to you and never tell you what is going on. After weeks of waiting for my damage deposit I called and they claim they sent it to the wrong address. So I gave them my address again to send it. Then they send me only 1/3 of my damage deposit without any explanation. So I call again to argue with them and get the rest of the damage deposit and they give me some line about having to get my money released from some other account and they would get back to me later. I didn't believe that for one minute so I started calling around to see what I could do. I called the police department and they connected me to someone who could answer questions about rental disputes. They informed me that Power Properties was required to pay me the amount owed regardless of whether they got the money released from whatever account they were talking about. So I call Power Properties one more time and explain that they are required to pay me what is owed and within a couple of hours they got me the rest of the money. After 2 months of getting the run around I finally got my damage deposit back. Its funny how as soon as I mentioned speaking with the police they had my money back to me within the same day. read more
