    I purchased a house in the fall from Bryon Howard who was the listing agent. All I can say is that…read morehe listed a feature of the property (Sonos system) and when it was delivered the feature worth $4000 was removed and not returned. I tried to get the prior owner to return it via Bryon to no avail. Also the central vac did not work and the dishwasher would not empty water. I also contacted them to try to resolve this and got no reasonable answer. I moved in one month after closing as I was out of town. I did not realize that would be considered a viable excuse not to address any of my concerns. I closed on Dec 15th and only moved in on Jan 15th as I was away for the holiday season. Byron has since contacted me and apologized for the issues that I faced. I did have several issues and the previous owners did not wish to make good on any of them, which is unfortunate for the selling agent. I had to purchase new equipment and repair the appliances at my own expense. Also a word of advice to anyone purchasing a home, make sure that you mark the Sonos in the inclusions as there is no recourse if you do not.

Several realtors gave us values that were below our expectations. Bryon was able to generate an offer within a few weeks of listing the property and we got very close to our asking price. The deal required a lot of massaging and at times was in jeopardy of falling apart. Bryon got it done which was great for us as we were in the middle of moving out of the country. We still have a real estate business back in Calgary and Bryon is great at helping find those jewels in the rough for our infill developments at www.NiklasGroup.com Aside from the above, he is always on this game and puts a lot of effort in to his business. I used to own an RE/MAX brokerage many years ago and I could have only wished to have more agents as dedicated as Bryon Howard.

    Upfront: An estate agent without integrity or honesty. An agent who twists facts and bullies…read more AChanuvanistic in his attitude. This is the review I posted on Google: "Harman phoned me and asked if I was interested in selling my house. I told him that I had no interest in putting my house on the market and he explained that he and a client where interested in making an offer on my house. I agreed to meet him and his client and allow them to walk through the house. I was in the process of downsizing and moving out of province. I had just finished an estate sale a few hours before and I was under a great deal of stress and very busy. However, understanding that they were sincere in there approach I made time to allow them to walk through my house. The next day Harman arranged a time to come with an offer. He came and the first thing he said was that "to be clear, we are here because you want to sell your house"! I said that that was not accurate. I said that I was willing to accept an offer on the house since he had solicited me and that I was open to a fair offer. He seemed to dislike me pointing this out. I think I was supposed to nod and agree with everything he said. He then showed my my property assessment. It was out of date! It was about $40,000 below the current assessment. he said he gotten it form CREB. I told him that if he looked at the city assessment online as I had that day he would see that he was incorrect. He didn't much like that either and said that we'd disregard the assessment anyway. he then took out his comparables. He spoke to me like I was a school child. I told him that i understand property comparables ( I am a well educated individual and I studied property assessments as a student of Financial Analysis). As he proceeded with his facts (a little like Tumps alternative facts) I interjected with how I saw the numbers. He didn't like that either and said that it seemed like I did not want to listen. In anycase it went on like this for a while, he was forceful, condescending, and dishonest. Towards the end he told me that my house was not liveable. This was so insulting since I live here! and raised my family here! He then made me an offer that was 130 to 150 thousand less than the city's assessment, the assessment another real estate agent made in November and similarly under the bank assessment we had dine in July. This was an unsolicited offer. So what does this mean. He solicits people who he thinks are in a state of stress and then approached and low balls them. It was a horrible stressful experience. I expected an honest offer. Perhaps it was an honest offer but then he is a terrible agent because he can't make good assessment. When I told him to leave and to leave quickly he expressed that it wan't his offer but his client's offer. Of course his client is as he pointed out related to him. I also know from working with Real Estate agents in the past that they are careful not to low ball an offer if it doesn't make sense. This is a little different since there was no house price. This man is dishonest and his behaviour is of the sort that gives his profession a bad reputation. I can't believe I let this individual in to my home with a friendly attitude. The whole process was disturbing and made an already difficult week harder. He will write some reply here to condone his actions. Let me be clear I told him that he could bring an offer to me but that we were holding on to our house because we felt positive about the market but if he wanted to make and offer he could. He did make an offer it is true and he would have you believe that I live in a rundown shack. I assure you that it is true that our house in new and shiny but it is a very lovely home in an excellent location. So there we have it folks!     A truly terrible experience…read more If you have a property worth under a million dollars, you will be given sub-par treatment. We have worked with multiple realtors in the past. This was our 4th property and we've never been treated with such disrespect and lack of care. We listed our place with Jessica because of her great reputation and experience in Edgemont. She is a professional in the industry and we relied on her for her knowledge and expertise. We listened to her advice on pricing, touch-ups and staging. We communicated our goals (to sell the place prior to me having our second child) and even did a price reduction when she suggested. We gave her full access to the house, as we moved out of town and vacated the house. During that time, she lost our Real Property Report and gave her associate David the listing. Because of this, there was a "she said, he said" approach to communication. When the place wasn't selling, we told her our concerns. She then turned the blame on us, saying we were the ones who should have listed it lower (even though it was by her recommendation to price it), she said our place was small and there was so much work that is needed. As we followed all her previous recommendations, this came to us as a shock because she hadn't communicated it to us before. When we told her communication was a problem, she kept insisting that she had great communication because she calls back. I kept telling her it's not how often we talk, it's the message and treatment. She didn't understand my point, thus proving my whole issue with communication. At this point, we contacted another realtor to work with (someone we had worked with in the past). When I told Jessica we wanted to work with someone else, she wouldn't release us and forced us to stay with her as clients for 2 extra weeks. These are screenshots of what she texted my husband after I called her so she could release us. (At one point, she says she will release us, but she refused). In the texts, she calls me unreasonable and demanding (does she think I won't read them?) Needless to say, we went with another realtor who listened to our goals and was able to get a deal done within a month of taking over her listing. I would never recommend her, if your property is under one million dollars.
