RScapes was by far the most responsive and engaged in coming up with a specific plan and working out all the details to make it happen within our available funding and in a quick timeframe. While I was initially concerned by the lack of other reviews available, I felt more comfortable as I talked with Vaughn and Trevor and they provided feedback on the design. When Trevor and his helper came to do the job a week later, I and our other HOA members who worked on the project were extremely impressed by their cooperative attitude, strong work ethic and design sense in arranging the plants that they had selected for our various planting beds. They also helped us save some of the plants they dug up for us to re-use in another area that had no landscaping, and trimmed them back so that their shallow roots would have a better chance of supporting them in their new location. Where do I start! I reached out to Ramos Concrete Construction seeking an expert opinion regarding…read moreconcrete work performed by the builder of our home. The slab was not level and had low spots in which water was pooling. In addition, the slab was extremely discolored. The builder refused to re-pour the slab and we would not move forward with the purchase without knowing if their solution was viable. The builder wanted to skim coat the slab and stain it to give a uniform color. Mike came out and met with the builder and asked lots of questions about the cement mix, grading, trowel work, and if the cement was "hot" when poured. He noted all the defects in the slab and the reasons why. Mike gave me a quote for replacement. It was approximately $3200 dollars. My husband and I went to the builder and asked for a seller concession so we could let Ramos Concrete do our work. We did not want the builder to repair and thought it in our best interest to have a permanent fix vs lipstick on a pig. This was a new build and we were planning to add a patio cover. To my surprise, the builder reached out the next day and offered to replace vs repair. This would not have happened without Mike's expertise. I felt 100% confident that he knew concrete and was able to pinpoint exactly why the slab looked so awful! My husband and I had already agreed to give the work to them vs having the builder do anything. In the event we still end up with a poor slab we know who to call. I really wanted to give Mike something for the time he took to go out and write up his opinion and estimate. You don't find this kind of service today, it's non-existent! I can't speak highly enough of Mike and the service I received. He definitely went above and beyond! It is because of him, and only him that the builder stopped fighting with us and agreed to replace the concrete. I absolutely owe my thanks (and new slab) to him!!!

This company did fine, but the attention to detail and going several thousand over budget despite…read moreminimizing the scope of work was not appreciated. The work they did do got the minimum job done. They dug up plants and landscaping to make room for the new walkway and replanted our meticulously placed landscaping in a disorderly way. For example, we have arranged early spring, early summer, and late summer bloomers in linear order so the new blooms cover old withering each season. They just shoved everything back in the dirt in no particular order so our seasonal blooms are mixed amongst each other and bloom and wither in random pattern. They did not use the correct particle sand to fill pavers so that is washing away and destabilizing pavers after a season. The pavers are cut with huge sometimes two inch gaps around curves and edges. Therefore, the team just packed the excessive gaps and asymmetrical paver placement with wrong particle sand. I asked them to back fill under the low spots --probably fewer than ten different sections of a foot or two stretch--under the fence they built so the dog couldn't get out under the fence. That repeated request was ignored/not responded to, although we offered to pay more for the time and materials. We deliberated over a 6 vs 8-foot fence and settled on 6, but they failed to advise that would not provide sufficient elevation above the very high patio they built to re-grade a steep drop off. So we have an awkward foot or so of fence wall above a very high patio that took two more truckloads of gravel to elevate than quoted. And they broke our water sprinkler system while doing the work. So the sprinkler system that worked before they did their work was broken after and they not only didn't fix it, but said it was due to the sprinkler system being old. Well, don't really care if it's old. It worked before you dug around or near it and it didn't work after. You even told us when you couldn't get it to be functional after your guys did the work and somehow fixing / replacing it is still our problem. Overall, a $30,000 landscape and hardscape job was not done as meticulously as we would have expected. Also, future touch points for follow up work--although we had discussed multiple phases of projects before signing on--went ignored. Don't know what Ted's deal is, but I can say for sure we were not particularly difficult or unreasonable, paid the almost $30k on time and without incident vs $23k we were quoted, and still went ignored, under serviced, and ended up with certain aspects of our home left in worse condition than this contractor found it, costing us even more In the long run.

That crew worked extremely hard in record heat from 9 to 6 every day. They worked fast - not sloppy fast, but efficient fast; like they have done this a thousand times before. And they left the job site clean and orderly every day. Our agreement was that IW would build the structure and I would procure the door and windows, which they would install. We had to wait a few weeks for the windows, but IW came back and finished the job as soon as the windows were available. We got quotes from several builders, and IW's price was in the middle, but they gave me the most confidence that they could actually do the job. And I liked that they did not ask for any money upfront, but rather pay 25% at 4 agreed-upon stages of progress. We had a good idea of what we wanted, and provided IW with some sketches and approximate dimensions, and they did the rest. When there were design choices to be made, they laid out the options and let us decide. They did NOT nickel and dime us with lots of billable change orders. Our project was slow to get started due to a snafu getting the building permit (which IW handled completely ) but once they got started, they made amazingly fast progress. I heartily recommend Innovative Woodworks - these guys are pros!
