Is there an attorney or anyone with knowledge of a class action suit that can take this company to court? We recently purchased a new townhome in North Shore Forest from Calatlantic (now Lennar and just as awful) and the HOA is run by these folks. We have been paying however there has been no service and delayed /no response to inquiries. We don't have a Board of Directors since the neighborhood is new but reading all of these posts makes me fearful of what's to come. read more

A Scale of 1 is not low enough! This "company" has the responsibility of maintaining the condo grounds, but their efforts do not ascend to the level of POOR. Trees and bushes are overgrown making our community appear as a neglected forrest. Sidewalks with uneven cracks are creating a tripping mechanism for the elderly. Two 20+ day intervals for grass cutting has occurred twice this summer. DO NOT HIRE THIS COMPANY. Your phone calls and emails will not be answered. Comsource lies to residents at monthly meeting. I do not like Comsource managing the HOA of my community. Neither their aesthetic nor their communications match the expectations we have for our HOA management firm. Their website and web services are abominable examples of communication. The design of both sites is terrible and does not adhere to principles of plain language or information design. They are bad at following up on calls and they do not practice what they preach as far as community regulations are concerned. Their communications are frequently hostile to residents. If I could, I would replace Comsource without reservation and hire a firm that treats residents with a modicum of respect and strives to make our shared community experience a good one--and not a constant struggle to understand what's going on. Advice to Comsource: fix you website design, write with users in mind, and try using plain language instead of trying to sound jargonistic. Plain language is just as legal as legalese, but it is more defendable in a court of law. We, the residents, demand clarity! read more

if i could give comsource a zero star i would! they are by far the worst management company i have ever been associated with. our community here in montgomery village (the points) somehow we wound up with comsource! they do nothing for our development except collect our quarterly hoa dues! we received a letter telling why they need to increase our hoa fees with such untruths! they claim to mulch the trees in the comm0n areas (they do not)! apply weed control in the same areas (they do not)! upgrade our street lighting that is 45 years old they do nothing about that! we have not needed snow removal for 2 years! all they have done is repave our streets. they also claim they replace the fence posts in the community (a total lie)! i have asked neighbors with fences and they all told me they have to pay to replace the broken fence posts and not comsource! i could continue with the lies and lack of work and leadership by this so called management group but i think you get the story. anyone considering comsource please do not they are terrible! read more

This is the worst company! Not only do they not send out their bills in a timely manner, when they do (three months late) it's attached with "late fees" and lawyer fees for you not paying your bill THAT YOU NEVER RECEIVED! Then when you call customer service, they don't honor the agreement you settled on and STILL try to sucker more money out of you. They need their books checked and they need to be out of business so they can stop scamming everyone they come in contact with! read more

As many have unfortunately stated before, I would have given zero stars as a rating if possible. I have repeatedly reached out to Comsource via email (7 times within the past month alone) for a simple pool pass issue. In our community, resident passes are issued in addition to "four free initial guest passes," as stated on the letter they emailed out to residents within the community. However, before producing the letter as evidence of this policy, I attempted to address this issue with staff (Mitra & Stephanie), and they were unwilling to provide the before-mentioned number of passes stating this was an error and that I would need to fork over $15 for three additional guest passes. Only after 1) some of my neighbors reported being neglected/ignored via email and actually went in person to the office, 2) I informed them I was to write a review, and 3) I provided *proof* of the letter, did they rescind their previous statement and let me know that all the passes would be given to residents as it was erroneously stated on the paper (today after opening weekend when I could have had plans to bring family for memorial day). Yes, it is a mere $15, however, the principle of the matter and the lack of honesty, communication and consistency is baffling. The staff appear incompetent and unwilling without significant and unnecessary efforts from my neighbors and myself, to address issues. It has been an uphill battle to get something as simple as guest passes from this company, which should be a routine, effortless and streamlined process. I am extremely dismayed that this is how small matters are addressed with Comsource. If they can't handle simple pool pass requests, it begs the question of how they handle important issues that actually matter? read more

Clowns could handle property management better than this company. On it's best day...the company staff is slow to respond if you can even get a hold of the property manager. If I could give negative stars, it would be -3 or -4. Over the years have had intermittent issues with posting payments and have to spend hours auguring and sending copies of cancelled checks only to get an escalation of the issue until you physically go to their office to review your payment history and watch them post the payments to your account and walkout with a statement reflecting all the payment have been properly posted. The owner of the company is unresponsive and could not speak a true word if he tried. read more

They provide property management for our condo units in the Glenmont/Wheaton area. It is very difficult to get in touch with a property manager, even when a tenant experiences flooding or other emergencies. As a former board member of the condo association, I was shocked that we went through 3 different managers in 5 years and still work with this company today. I would not recommend working with this company from the condo association OR tenant perspective. read more

I agree with all the reviews here. This company should not be in business. I recent called them to speak with my property manager regarding a hazardous situation left on my property and I have not heard back from them. We left 3 voice messages and 1 email. Somehow I got in touch with a manager for a different property ( who use to work with our property in the past) and I thought maybe she can leave a message for her coworker for me. She was the most rude and inconsiderate person I have come across. I explained my situation to her and she said it was not her problem and I should just take care of it. I'm not going to go into detail, but basically she told me that if there was fire damage to my home...it's my own issue. I was appalled !!!' This company needs a revamp on its customer service. This company is pretty much garbage. This winter, they sent snow plows to our community two days after it snowed and the snow was almost done melting. Not only that, they scattered gravel on the sidewalks instead of salt. After the snow was totally melted, the sidewalks were littered with black specks of gravel that you'd track in your house and ruin your floors. They finally came out to clean up the gravel a month later. read more

Even after seeing all the negative reviews posted here-I still made the mistake of working at a Comsource location. Suffice to say the bad reviews are well deserved. The property I worked at-Fallswood-is quite frankly falling apart; Rife with plumbing and electrical problems, that place is a disaster waiting to happen. So, what does the site manager do? Goes on vacation; Again and again and again... ComSource is great if you want a company good at putting bandaids on gaping, stab wounds. They won't ever actually solve a problem, just baffle you with BS, tap dance around the issue, then pray you shut up and go away. There is no intelligent, capable "manager" available to help you, so please dispense with that crazy notion. Awful customer service. I needed a document filled out, a quick survey of Yes/No questions which I would have thought they could read through and check off (how hard is it to add fill out a form!?). Instead, they forwarded me to a third party company who does the work for them and now I have to pay over $100 for 3 pages of yes/no questions. I told the lady on the phone how unhelpful they were and basically, she said they can't be bothered with requests like mine all day long. read more

If there was a number lower than one, I would choose that!! This place is the most unresponsive, "customer service" provider I have ever dealt with. As a result of their terrible service and lack of responsiveness and clarity, I ended up paying hundreds of dollars in fees as a new homeowner. I asked all of the appropriate questions, but received lazy, incorrect responses that ended up costing me. The only person who answers the phone is the receptionist, beyond her... good luck reaching someone. And when/ if you do get someone, you may or may not get correct information. I've been living in the Red Oaks Crossings community in Glen Burnie (which has its HOA managed by Comsource) since 2011 and I agree with all the other posts that this has to be one of worst managed HOAs I've had. First, as a pet owner, walking at night is a problem since most areas don't have any illumination. There aren't sufficient light posts and untrimmed tree branches block most of the available light. Second, the parking spaces for a community of this size is severely lacking. People are forced to park in the street, but even the streets within the community are labeled as "private property" and vehicles are towed. I'm not advocating that the owners should do whatever they want because they pay, but we don't have any other options and are forced to park in the streets. I got my car towed today (during the middle of a snow storm at 10am) and when I called the towing company they said that it wasn't their problem since the car was parked in private property (even though there are no signs indicating that was the case) and I needed to call the next day to start a dispute and pick up my car. The lady on the phone then hung up...great customer service. This is a sign of the type of support you can get from Comsource. Third, the ground maintenance response during snow has been really slow. In summary, the high monthly HOA fees are completely wasted. PS: it's a shame I'm not able to give this review 0 stars :( read more

Strange situation here at Thomas Choice Gardens, Montgomery Village MD 20886: Community management was changed from highly regarded and successful Montgomery Village Foundation to COMSOURCE without any logical reason. Services declined immediately after the switch, while costs increased more than comparable communities. We used to have effective on site management during week days, normal business hours. Now office is open only few hours, one day of the week only. Management issues are resulting with relative decline in property values in this community. Otherwise great community, well designed and built. Looking forward to going back to Montgomery Village Foundation... read more

First Off let me be clear by stating I do not work for Comsource. I am however a property manager who has been in the business for well over a decade. When reading some of the reviews I pause because it seems that so many residents are misinformed. The Management company is not your HOA, you are your HOA. The Management company is put in place to be a liason between the members of the community and the Board of Directors. The Management company is in charge of overseeing the contracts/ contractors that your Board of Director's Approve but the company does not hold the responsibility of actually getting out there to remove snow so to speak. If you are unhappy with your contracted services it is up to the community to speak up and get involved rather than blasting a company for the lack of snow removal. I live in Upper Marlboro myself and guess what, I was snowed in my community too for at least two days. The amount of snow we received this year was a lot more than we have been used to in the last few years and with more snow their needs to be more patience. I can't speak for Comsources Management style but I will say I know both sides of the coin. read more

I am quite disappointed in how I was talked to and treated by a property manager from this company Ms. Lynda Singer. There was an incident of towing in which I understood the towing company and the manager. However, instead of professionally answering my questions I felt as though I was being talked to as a child. I was telling Ms. Singer about some spaces can be confusing and just needed clarification on certain spots and areas. Instead of clarification she just continued with the blame game and telling me you should never just park in a spot that has writing even if it is faded and/or directly next to a spot without writing. In which I understood her the first time she said it. I was just voicing my concerns because the space I parked in I have been doing so for months due to its placement and no issues I was sure that it was okay. I also asked her what the reason was where the condo only gets one residence pass and she told me "that's just how it's always been". The initial reason I contacted her was to get some clarity and insight on the parking, I did not ask to be reimbursed for having to retrieve my car I just wanted to get a better understanding. The phone conversation we had did not sit well with me, her tone and language did not come off as professional. However, Ms. Singer did say she would come take a look at the spots which I do appreciate. I just wish I had a better conversation that did not make me feel as if I was unintelligent and do not know how to read parking spots. read more

Too bad I cannot give negative stars because this management company well - let me stop right there - they don't manage. What they do is they take your money and I guess they go on vacation with it because you are unable to reach them by phone. When you do, you receive a person who then tells you to call another extension # and there's nobody at that extension number so you leave a recorded message and never receive a response. Their mismanagement is - as an example with the recent snowstorm - CS sent a letter stating we have a new trash service. In the letter it stated if trash day ends up on a holiday the trash will go out on the next scheduled pick up day Okay that made sense. Except CS told the poor trash company to come ON the holiday and they continued to come three days after that holiday so the trash company worked overtime. But guess what- we weren't putting our trash out since CS told us trash would move to the next scheduled pick up day and never told US what they instructed the trash company to do. Are we indirectly paying for those extra days? Is this how the company operates? I have other instances but I don't want to take up all your time. This is it in a nutshell - they are poor and they're simply in the business of calling themselves a management company and that is not what they do. If I give them a dollar of my hard earned money that's one dollar too much that they don't deserve. read more

This company advertises itself (on their website) as an exceptional company, that stands above. I am not sure what they base their standards on, but they certainly perform below par. They manage the Thomas Choice Gardens condominiums, and they have been, by far, the worst management company the board has hired. The managers lack the skills needed (add emphasis to this), correspondence addressed to their executives are bounced around, ending with the same person the issues are regarding to, and it is extremely difficult to get in touch with anyone. Furthermore, they can be rude and/or careless, deliberately. With so many competitors out there, I just do not see why any Board of Directors should settle for them. They are doing a poor job managing Kings Grant Recreation Association. I am advocating for my association to stop using their service (or lack of). I moved in over a year ago and NEVER got a correspondence from them about assessments. When I called the property manager, after calling leaving messages numerous times, she blamed me for being late and not paying assessments. However she tells me, I am not the owner of record (which I am, um, this is public record on PG County's Site). I asked to make a payment online or over the phone so I could use the pool facilities and get caught up, I was told "no" and they had to set-up and account. It takes over 2 months to send me information about meetings and assessments. I do not recommend them to manage property, the "property manager" and some other staff are either unskilled to do so or unwilling. Additionally, a lot of the staff is rude. I did have one woman, who reviews property sales records, who was not only informative but helpful and pleasant. read more

This place has a lot of potential. Its sad to see these building mismanaged this way. I've dealt with Comsource before and they aren't any better or worse than the next building management company. However they really pick poor managers to run their buildings. I went to the management office this morning and Cathy Seger the manager strolled in 30 minutes late and acting like she could not be bothered by my questions, she's basically a master at avoiding all responsibility. (they are having me move into a hotel for 8 days on less than a weeks notice) Her behavior is absolutely disdainful and is unbecoming of a 65 year old women. I have had several reasonable requests for the management over the year, they have never followed up on anything. I know good help is hard to find but for 2 building this big we could really use someone with compassion that understands that this is not an apartment building, these our our homes and where we live our lives. A. I don't believe in leaving negative responses. It takes too much personal energy and I believe what you put out into to the world is what is returned to you. However, enough is enough. B. This company is horrendous. C. This is not the first instance of less than favorable service that my community as a whole has experienced with them, but this is the first time that I have been frustrated enough to take the time and effort to write a complaint. During the blizzard, the residents at Westphalia Row have been trapped in our homes b/c the snow removal that we pay for as part of our monthly HOA has not bee adequately performed. Our community lay out is primarily city style town homes, so we have two car rear loading garages. Neighbors' garages face each other which makes for a "city alley situation". 99.9% of the time, this works pretty well. As part of snow removal, we are supposed to have the sidewalks interior to the community and each town home's individual front walkway shoveled to our front doors and our alley's plowed so that owners can reasonably navigate in and out of our garages. The shoveling has happened, and it is satisfactory. However the plowing situation is deplorable. Period! It's not even that the contractors have not come, it's that they have come several times, however I've personally witnessed the truck drivers repeatedly enter the community an not lower their plows (AT ALL). What does this mean? No snow is being removed from the alley so that owners can leave their homes. The streets interior to the community are not being plowed and are unsafe. Our community is not exactly metro accessible, so if you can't drive away, you can't leave. I've called the Comsource business office several times over the past few days and they have been closed. There is no answering service, we can't leave messages, there is no protocol to address or follow up with their clients?!?!?! It may be reasonable for no one to be in the office given the road conditions, but no one is working remotely to take client calls, address emergencies, conduct general business....It's 2016! I find that hard to understand!! Overall, this is a new construction community. That said, though I've lived here for more than 2 years, it's still an active construction site. There is always construction debris blowing around the community, debris from the construction crew's meals, dead landscape plants, nails in the community's interior road ways which have lead to tire pops (I've experienced at least 2), etc. Though I suspect that that Comsource's landscaping crew is supposed to be addressing these issues, I take it all in stride. Owners all do our part to take care of our community which includes picking up trash, sweeping areas that need to be neatened, etc. We care about where we live, so we do what we have to keep it up. I attribute it to the growing pains of living in new construction. But ENOUGH IS ENOUGH!!! Leaving owners trapped in our homes (3 days after the storm) when per the HOA docs they are solely responsible for snow removal is something that I am not willing to overlook. I am going to see what the procedure is for installing a new HOA. I'm over Comsource. If any builders are reading this, please don't do business with this company. You don't want your buyers who don't understand the difference between the different parties involved in real estate, specifically new construction communities to associate your company with Comsource. Maintain your company's product, reputation and market position. Comsource is literally a liability to your bottom line. read more

Took them a month to get back to us about a deck, spa and shed. They denied our deck, spa and shed because they needed more information. They said they needed to know the color of the deck, meterial, how far the shed was to the property line and the height of the shed. Great questions that were answered if they read the sheet and looked at the plot map! The only question that was not answered was the height of the shed! I am already campaigning to fire them! They also took Over a month to approve my neighbors projects. We can get a permit faster then they can look at our project! They SUCK read more

The only positive testimonials you'll find about Comsource Management were written by Comsource Management staff. They do not appear to be aware that they work for the homeowners funding their salaries. It is one thing for an HOA Board member to go off on an occasional power trip, but it is not acceptable for hired management company representatives. These folks are unrelentingly unorganized, seem to lack a functional accounting staff or grasp on the basic concepts of billing practices, are not up-to-date in regards to their knowledge of local or state laws as they relate to CIDs, and they correspond with HOA members from a "my first job" level of communication. The staff deployed to residential sites seem to try to do their jobs, but the different administrative divisions within the Olney, MD headquarters are extremely incompetent and absurdly disconnected-- especially considering that they are a small group of people occupying a small space. HOA Management companies rarely please everyone, but out of the several I've dealt with in the DMV, this group has consistently shown the poorest performance. read more

I own a condo in Town Center in Odenton. The condo is on the market and I was there today to have some work done. Upon walking through, I noticed a huge hole in my master BR ceiling. I'm on the top floor and the only thing over me is the roof. After repeated phone calls and email to my property "manager" she told me that I have to get a plumber to come out to make an assessment of the problem. There aren't any pipes in that part of the condo and it's obviously a roof leak!! I'm sure I won't be getting a reimbursement for this expense or for having my ceiling repaired. Cant wait for the day I don't have to deal with these fools any more. This isn't the first time I've had to stomp my foot to get a response from them. I hope our association fires them soon! read more

i live in a community in upper marlboro called Watkins Place. The community has had a few crappy mgrs in the past but we have one now that is excellent, Mrs Layla Brown. She is responsive, pleasant to talk to and knows how to handle a community. Working from home on Fridays i see her walking the property and i could swear the other day i saw her picking up a doggie bag that someone didn't put in the trash can. If you don't like her it is either because she told you "no" to something that is not the community responsibility or you haven't been paying your condo fees! Stop bitchin and pay your condo fees people! U the same ppl that go to a restaurant and don't tip. read more

Have NO PET policy in the by laws of your CONDO and you have a picture of someone's cat?? They don't care. Car parked in the 15minutes zone ALL DAY so you have to carry YOUR stuff from your car to the condo that YOU OWN?? They don't care. Your upstairs neighbor flooded your kitchen and you had to pay $500 deductible, stay in a hotel and not cook in your ruined kitchen for 3 days??? They don't care. They care about ABSOLUTE ZERO except getting your check. If you are even considering them for your condo management STOP RIGHT HERE. They have been here for 5-7 years of the 10 years I have lived here and we are on our THIRD manager. NONE of them have cared one thing about actually managing. This is a company run by people who cannot clean their butt right. There are always issues with condo payments and they never seem to know anything about anything! It is so frustrating talking with them and for every accounting mistake they make they slam you with a $45 late fee???? and then apologise and promise to fix it only for them to take it to their arm chair attorney who writes a bogus letter and charge a 3 figure fee. I have had the unfortunate pleasure of dealing with the unprofessional company. My welcome letter arrived with instructions and they failed to put the required information in the letter. It took two months to receive the required information to access my account. I sent in a request and was told by the case manager I would have an answer today. He was unavailable to get me the answer to to call back on Monday or I can contact him. I said as the customer shouldn't you ask me for my information and get the answer. I was then placed on hold and passed to someone else. I explained my displeasure with their laze-fair business practice. She said that's my job so let me check and sure enough I was right. After thirteen minutes she blamed my board because their employee was off and did not feel a need to pass information to the next person so people who are waiting for answers can be serviced. End result you can wait till Monday Sir, not sure what else to tell you. So I asked if you went to get your check and they tell wait a few days then come back how would you feel. This is just my personal experience but my neighbors have had the same results. One of my neighbors just made his changes because they were tired of waiting.
