    Below is my experience with American Land Holdings that is developing White Water Landing…read more 1. Initial contact was made in March 2023 with my $250 deposit. 2. Continued communication with Doug until we executed the contract in June 2023. Between March and June ALH marketing increased the price of our lot 50% from Doug's initial estimate. This includes an increase of $100K on the day of the sale. This is why you have the "land rush" upon opening and include the non-refundable deposit that had to be paid that day. 3. In July, we closed on the property. There were mistakes on the closing statement in your favor which I had to point out. We were required to pay $500 for HOA which is run by ALH and provides no services available to the homeowner. Closing fees were more than customary. For example, the charge for including a survey with deed registration was $1000 to $1500. I secured a survey for $500. 4. September 2023 we are informed by Magnolia that the architectural review cost $1,550. Doug said an architect had to review the plans. According to Bing, the average rate for an architect is $220 / hour. I would imagine an operation the size of ALH could have a team to review completed design drawings in under 8 hours. 5. In December 2023 we are informed that facilities are scheduled for completion for Q2 2024. However, we are required to pay our 2024 HOA dues with amenities not being available for the first half of 2024. The published budget appears to be a cash grab with multiple lines for "management and admin." Also, the slots in the boat storage that was advertised as an amenity are being sold at a price TBD. Having only planned 26-28 boat slots in a subdivision with 118 lots leaves the community underserved.
