This company is a sham. I worked with them for an extended period of time giving them access to all of my personal information through their portal. All of a sudden all my uploaded documents disappeared and when asked; they assured me it was there and the documents were safe, so, I guess I can't trust my own eyes! After so many red flags I decided to stop corresponding and no longer deal with them because, each document I sent in was insufficient and after seeing I was African American (via photo copy sent to them) the situation became more difficult to navigate. I asked for a refund of the initoal payment of $300 for their underwriting services and was told I couldn't get the money back while in underwriting unless I was denied a loan. But, they said they will be happy to close out my application , take my money, and bid me best wishes. They did absolutely NOTHING for me but gather documents, lost documents, and deny being a terrible support on my home buying venture. I would never recommend this company to anyone else and those that I did reccomend decided to go elsewhere because the company seemed shady from the start. Save yourself some time and look elsewhere for a mortgage. I should have left Compass as soon as the red flags started popping up. They raised my interest rate even though we had initiated a rate lock because they "accidentally picked the wrong rate program". I believe they did this to cover themselves, because at that time interest rates were rising. What's the point of a rate lock if they can break it at their discretion? Also Compass delayed closing 3 or 4 times, asking for documents they could have asked for way before the closing date was nearing! The loan officer was extremely nice and professional but I sense that Compass Mortgage is just a poorly run company. Save yourself some time and excessive fees and go with a different mortgage company! read more

I wouldn't use them again or recommend them. I used them when purchasing a property last year. Compass supposedly did their research to make sure everything about the building was in order to get the loan approved. I should have seen the signs right off the bat. The place is almost 200 sqft smaller than advertised and I let them know that at the beginning so that they could take that into consideration when calculating price per sq ft. They never did anything with that info. Secondly, when they did their market comparison to get the asking price approved they used properties in a different area with a considerably higher property value instead of the tons of comparable units sold in the last couple months on the same street/ in the same area. Once the closing was completed and I started working on the new place, I learned that the building has no money in reserves, and no association in place. Two major things that would need to be in place for loan approval. How they were able to sneak it through and get it approved, I don't know. That will definitely put a damper on any quick flip plans I had so now I'll have to focus on renting the place out which may still work in the longrun but not what I was originally planning. Next time I purchase I'll look elsewhere for my mortgage needs. read more

You'd be hard-pressed to find anyone more enthusiastic about the world of mortgages than John Kambs. I can listen to anybody talk as long as they're passionate about their subject, and he really is. But he's also really well-informed and gives great advice. For example, I was ready to pay out a 20% down payment to avoid PMI. I mentioned my nervousness at clearing out such a significant portion of my savings and he asked me why I was going to do that. I explained I was trying to avoid the PMI and make a lower monthly payment, and he pointed out all the flaws with the plan. At first I was suspicious, because it seemed every place said put down 20%. But he was right! When I explained what I learned to someone who had bought a couple of homes in their day, they were initially incredulous. After sharing what John explained and a couple of documents he sent to follow up with, they were convinced. John pointed out how common it was for people to lay out 20% and 1.) Pay attention strictly to the mortgage rates and the down payment while ignoring closing costs and long-term savings, and 2.) leave themselves without enough for an emergency or household repair. I could put down 5% or 10% and have a lot more left for emergencies or renovations. Further, I could pay my mortgage out of that savings and put more of my paycheck into stock and 401K rather than put down nearly my whole savings and use every paycheck to cover the mortgage while skimping on what I could be saving for retirement. I left our meeting feeling better about the whole process. I was more confident and felt supported and better informed thanks to John taking the time to educate me. Serious/costly Issue with recording title change after refinance as promised. My partner and I started a refinance process with Compass last September 2020 and closed on December 7, 2020.  Per the initial emails with our loan officer it was clearly established from the start that we would 1. refinance (15 yr fixed), 2. pay down the mortgage by about $185K (my money), and 3. change title from Sole Ownership (my partner) to Joint Tenancy (both of us) at closing. It has been 5 weeks since we closed and the title change etc. has not been recorded with Garfield County, Colorado. The loan officer said it should have been done on or the day after disbursement  (12/11/2020). Despite repeated requests, our Compass loan officer has provided little help on this issue except general contact info for the title company and the name of an escrow officer who no longer works there. So I have spent the last week making numerous phone calls and sending many emails to try and figure out the status. The County states they have not received any documents and First American has provided no information at all. There are no records indicating if, how, and when the documents were submitted to Garfield County, Colorado for recording. This is an excerpt "[  ]" from the initial email from Compass in response to my inquiry to refinance when I stated what we wanted to accomplish: [Happy to help and we can certainly accomplish everything noted below. We can do a 15 year fixed rate at 2.375% and total closing costs are $2,549 for everything associated with the refinance. You can set the new loan amount to anything you choose so $130k - $150k is great. At closing we can change the ownership to both of you jointly] This was a clear and concise commitment/contract from Compass to make sure the process was completed including proper recording of title documents but this has not been accomplished and worse yet, no information whatsoever has been provided so we have no idea if/when/how the title documents will be properly recorded.  This response is why I chose Compass over other companies since it clearly and directly addressed my needs. There appears to be no tracking system in place and for all we know, in the absence of any other information, the documents were lost and no plan exists to make sure they are properly recorded.  That leaves us in a state of legal and financial limbo as I have paid down the refinanced mortgage (by about $185k) and have signed on to the new mortgage loan documents ($144k) for a house/property that I do not own based on County Records.   I have exhausted all attempts for assistance from the loan officer so I am looking for assistance from the Compass Management Team to immediately address this issue. read more

Compass mortgage is a mortgage company that I will never do business with any more. I will never recommand them to any one. They do not care about customers. They delayed in processing my refinance and I missed the lock date for the rate. Now I have to pay points to extend even if it is their fault. They did appraisal before they approve the loan and now I have to pay for appraisal and paid $300 processing fee. Then they disqualifying my loan application. Right now I do not know what is the situation of my loan application. It almost 4 months since I contacted them. They charge the customer money and fees then they do not approve the loan. I can not get in touch with the loan officer. I would give them No stare but I was forced to select one. read more

It will be awhile until we go through the process of buying a new home, but I wanted to review how things have gone with Compass Mortgage so far: We were referred to Zac Henderson by our realtor. I gave Zac a call, and I made a few things clear: 1) We have no intention of buying until our current home has sold. 2) We would like to know what we can afford, but we are not ready to go through the pre-approval process for a few reasons. 3) We would like to know how much we will need for a down payment and closing costs. Zac has been happy to answer any questions I asked, even when I was just confused and overwhelmed looking at all of those numbers. His e-mail replies were lightning quick. I did not want to waste anyone's time, but he was more than willing to prepare some documents for us so we could visually see what we would need at closing and better assess what we can afford. He explained everything clearly. After I told him that we would NOT be spending the [$$$$insert several hundred thousand dollars here$$$$] that he used as a potential purchase price, he re-figured everything and explained how it would work out both in an FHA and Conventional Loan situation. I was encouraged to give him a call at any time. I'll admit that I did get a number of voicemail messages from Zac, some of which are messages I never returned. Like I said, he's really on top of things, but I wasn't ever in a hurry to call back since we are not in a position to look for a new home yet. If you want to work with a lender who is professional, courteous, and will respond quickly, I'd highly recommend working with Zac. read more

Worst Loan Experience I ever had. Fool me once shame on you. Fool me twice shame on me. I'm a Real estate investor in the chicago area, and went to Jay mayor at Compass at the advice of my real estate agent. I've purchase 3 multifamily properties in the past year post recession and have never gone through more delayed closings, wasted time, and added appraisal costs ever. The first property I used with compass took six months to close, because mid way through the transaction, Compass's recommended bank decided to send us to another lender and start the entire Loan process over, from scratch. Now a building I'm looking to buy personally has been delayed 2-weeks and the seller has threaten to walk, because every five minutes Compass comes up with another document they need. Now I can let all that slide. Because in the end, the broker is just doing there job. But If i question you for wanting another document and why its even necessary, and you tell me to go "call you congressman", why dont you just say what you mean? You basically want me to go pound sand and eat it. This is why working with private small banks are better than dealing with these mortgage brokers. They dont care about you. They just want there comission and move on. As far as they're concerned they are doing you a favor. Needless to say, I wont be using compass mortgage for any of my acquisitions in the future. They are unprofessional, unorganized, and don't give a crap about you. read more

If you are looking for a smooth closing with no paperwork hassles - choose a different lender! Took 65 days to close a loan & put both sellers & buyers thru the wringer in the process. Not sure it was the loan officers fault directly but the staff dropped the ball on this loan. Verifying income 10 days before close? Hello! That should be the 1st thing done. Being a good loan officer comes from having a good staff with the same objective. This unfortunately is not the company to offer that. Last summer we decided to try to buy a home and get out of the god-awful world of renting. Not exactly sure where to start, my fiance received a great recommendation to speak with Spencer Garrett at Compass Mortgage. From the beginning, Spencer went above and beyond doing whatever it took to get us started. He guided us expertly through all of the documents we needed in order to begin the mortgage pre-approval process. While it took a bit of time on our end, Spencer was patient and his responses to our emails and any concerns we had were lightning fast. Being potential first-time homebuyers, we obviously knew nothing about buying a house. Spencer covered all of the basics, and then some, giving us confidence that we were more than qualified to obtain a mortgage, despite each of us having credit issues. When he ran our credit, we learned that each of our scores were 70-100 points higher than what Credit Karma states, which was an awesome surprise. Spencer also explained the difference between a conventional and FHA loan, and due to our circumstances stated that we'd be better off going to FHA route. However, that severely limited our options in our desired neighborhood, but we did manage to find a few townhomes where we would be able to put in an offer. After providing him with all of the necessary paperwork, we were quoted an initial amount much higher than we required- about $250K for a mortgage. We were looking at townhomes in the $140-$170K range so clearly the $250K was a bit much. After finding the first home we were interested in, Spencer adjusted the amount to $160K. Long story short, after months of looking at over fifty properties, submitting offers on three different homes (and losing each one due to investors snatching them up for cash-bastards!), we had run out of time and were forced to begin looking for a place to rent again. It was heartbreaking and frustrating. We contacted Spencer and explained the situation, and he was sympathetic and wished us the best. We told him that if (and that's a big IF) and when we're ready to try again, we would be in contact with him again, no doubt. I highly recommend Spencer Garrett at Compass Mortgage. His professionalism speaks volumes, and working with him was comfortable and easy. Not once did we feel belittled, pressured, or overwhelmed. Despite the negative outcome (obviously not his fault), I cannot praise him enough for all that he did. read more

Having experienced both using a big bank for a mortgage and Compass, I can vouch for the value of the experience in working with Compass Mortgage. The standout difference is accessibility. With a smaller team of mortgage brokers, they took greater personal investment in the process of securing our mortgage, but also support and guidance during the life of the mortgage as well. At every level, the people we communicated and worked with were friendly, helpful, and supportive. They also have a presence in the community, as many of the people who work for Compass live in the areas they serve. Compass has top to bottom investment that we just did not experience with a mortgage through a large bank. In all, getting a mortgage is probably as intimidating as it is exciting, so I would absolutely recommend using Compass the next time you have that need. read more

We have used Compass several times now, once on the original purchase of our house, and again on a refinance. We worked with Marlene Deck out of the Warrenville office. Marlene is very organized and professional. She makes sure that the t's are crossed and the i's dotted. When we first tried to refinance, our house did not appraise primarily due to a lack of comps in our area. Marlene walked us through several options, but luckily about 6 months later there were some new comps available and she was able to expedite our application and reuse most of what had been done before and the house appraised. Acquiring a mortgage is an awful experience. Compass makes it easier. Every time I've purchased a home or refinanced my current home I've marveled at the stupidity of the process. The inherent delays, the duplication of effort, the absurdity of paying a bank thousands of dollars for the privilege of paying them hundreds of thousands of dollars in interest. I hate it. Compass reduces the nonsense. Their prices have always been competitive and they make everything as efficient as it can be within the current system. I don't recommend anyone buy a house, but if you absolutely must, have Compass put together your mortgage. read more

Our mortgage banker, Keith Caunter, came on a recommendation from a friend. I am so glad to have gone with him through the process of selling and buying our townhouse and new home, respectively. He was super responsive to both phone calls and emails any day of the week, and when the loan processor went MIA a few days before our closing (due to an untimely holiday holiday weekend and a subsequent sick day) he was available to push for our clear to close and make sure that everything happened as planned. Our home purchase took 45 days from contract offer to closing, with a switch in plans midway through...we were originally going to rent out or townhouse and get a second FHA mortgage to buy the new house, but we ended up with an offer to sell the townhouse and went with conventional financing on the purchase instead. Keith was great through the entire process, start to finish. He was very informative throughout the whole 45 days of what to expect and how to circumvent problems before they even became an issue. Zac was very helpful, and very attentive. His responses were on time, and on point. We were put in touch by our realtor, and he knows I'm a pain. I've bought a half dozen houses since 1995, and I've seen how awful the process can be. For his part, Zac made it easy. He provided electronic methods to submit paperwork, along with a checklist of what was needed, and what had been provided. He also gave us some insider information on how mortgage servicers work, to save us money on fess and the loan. Finally, he followed up with us after the close, to make sure everything was going well. I also have an investment property, in the city, that I rent out. Zac did a whole bunch of research, and dealt with me on MY hours, even though they were a little late for him. His information saved me hours of wasted time on calls with the banks. Turns out, the advice he gave me was to deal with the existing servicer - which means he won't get a penny from whatever happens. Completely selfless act. There is no one that can make getting a mortgage a pleasant experience. But the more a broker can do, the better. I think Zac did everything for us that could be done. read more

The representative Skip was evasive and instead of answering simply questions about interest and APR he went into some story how everyone in the process wants money from you. Long story short I was not treated as an intelligent customer, but as some potential sucker. I called other lenders who were more professional from the jump, offered me detailed and itemized quotes without pushback after asking, and understood I was shopping around regarding a very large purchase. In the end I discovered the rate offered through Compass could be achieved through any other lender and by buying discount points, all of which would still put Compass's lender fees at a higher rate. Our mortgage broker Skip told us he would be assisting us with our first and second mortgage. he got us to do the First Mortgage. Then after we assumed he was helping us with second mortage he just told us to go to our bank due to the fact we would get a better rate. When we went to our bank we were told if we had done the first and second mortgage with them we could have rolled our second mortgage and the money we wanted to get out of her house into one payment which now we can't do.This is because Skip was not completely honest with us. He was evasive and this has cost us a lot of money. I am not happy. I only went with him because I got a recommendation from Dutch at my long time state Farm office. I had a great experience with Compass Mortgage initially. Great explanation on how to get a preapproval, my tentative costs, etc. When we finally found a house and had our offer accepted, I first checked with Compass on what rates they could get me. Unfortunately, the rates I was quoted were just higher than the other lenders. When I told my broker at Compass, he did search for better rates for me and unfortunately came just shy of another lender. I went with the other lender and was friendly and thankful for their help. But the response back was rude and unprofessional. I am still shocked and wish Compass well, but better manners when things don't work out would be appreciated. read more

My husband and I used Compass to secure the mortgage on our house as first-time home buyers and were pleased with the service we received. We are presently refinancing through Compass and have had a similar experience to the initial process. We were referred to Ed Midgley of the Dan Graham Team through the listing agent for the house we bought. Due to some odd circumstances, we had about 48 hours to come up with financing and Ed really came through. He spent an entire Sunday on the phone with me from his house, gathering information and paperwork and getting us certified. Very impressive. Ed also reached out to me when rates dropped, which resulted in our current refinance. Happy to give him my business since he saved us a hundred dollars or so a month by keeping us informed of rates. The underwriting process was a bit disorganized. We were asked for documents we had previously provided a couple times. A document was also prepared incorrectly twice. No major setbacks or problems, but this keeps Compass from earning 5 stars. Overall, Compass was easy to work with and responded quickly to all our questions.
