I was a little skeptical about a home loan company I had only heard of from commercials. After some nudging from my mom, I decided to do an online refi inquiry request. There's no harm in trying right? I got a call shortly after my inquiry from Katharine V. She wanted to acknowledge my inquiry and said she needed to wrap up one thing and would call me back within 30min, which she did. We went over the terms, qualifications, and the process was so easy. My husband and I opted for a 15yr loan at a rate of 2.5%. No closing costs whatsoever. Also no appraisal needed! (Assuming due to COVID.) That evening she worked late with us, emailing back and forth and on the phone going over the process of everything we needed to submit. Recent paystubs, W2s, ran our credit, etc... All the docs and initial paperwork was all completed that same day. Moving forward we worked with Julie K. as our loan processor. The communication from Julie and Katharine was absolutely stellar. Within a few days we had a notary come to our house and that was it! So painless! Now we're ready to make our first payment with this new loan and, typical of the mortgage business, our loan was sold to another entity. However, the folks at Owning followed up to ensure our satisfaction. Spoke to Renan with some questions and he was so helpful and put me at ease. He said even though Owning doesn't have our loan anymore, they'd be happy to help us with anything at any time. Great customer service!! If you're on the fence about this company, don't be. I wanted to go with owning, they had great rates and my coworkers and realtor friends suggested them. So I put in a request and was contacted by Esteban Lechuga. He talked up a good game and even said he would be willing to match and beat any competitor. I told him I was shopping around, so I was happy to hear he was willing to be competitive. He then sent me an email saying what his rates would be and how to get started. I answered his questions, got him documents, then asked him for an official loan estimate document. After that..... nothing. I started talking to Mr Cooper as well, so I could shop around. They also wanted to be competitive and said they'd match, too. Same deal as Owning. Cool! They provided a loan estimate document, day one. I asked Esteban for a document, and he responded asking for more information, but didn't acknowledge my request. He later called me up asking for more information, and I told him I was having dinner with my family for my birthday. He said okay, then kept asking questions. I couldn't believe it, but said screw it I'll just answer him and get it over with. After the call I go back to birthday dinner with my family and then he called AGAIN asking me questions. I told him again that I'm having dinner with my family and I'd like to answer these questions later. He finally let it go, and just emailed me his questions. I responded saying I'll get him the documents and info if he could also please get me the estimate document. He responded with two very curt emails: "I have some questions what your property value and loan bal" "Just call me more efficient that way I have a lot going on right now" Those emails have not been edited in any way. That was his exact level of professionalism. I asked him one more time for an actual document and he then canceled my application. I'm honestly surprised. The first call he seemed professional and willing to compete for my business. Now when asked for a single document he has a fit and decides to lose out? That's owning.com??? This is the caliber of company you should expect when calling them. They want a customer who doesn't read what they sign. They want a customer who won't argue or ask questions. A couple of weeks ago, I decided to refinance and heard about owning.com on the radio. It paid dividends for owning inc. and I. Applied at 3 lenders and none were as fast, responsive, efficient, polite, and no BS than owning.com. It started with filling out the online app. Next, I got a call from Will Walker who asked me a few questions and we were literally done. He did all the filling out of the application, sent it to the processor and Kent requested a few documents, signatures, sent the notary and within 2 weeks we closed! Really! Closed in less than 2 weeks! The other 2 guys didn't even respond after I told them the advertised rate of 2.875 and 2.875APR and no points, closing costs, and only the required fees for all home loans. At least respond, but they just totally ignored me. I'll be typing a review for them in just a moment. Just be professional and say that's really good and we can't beat it. We did a refinance with Owning 07/2020, and it was a very smooth, fast, and easy process. Our loan officer, Lance L. and loan processor, Dexter C. both did a great job keeping us updated on what we needed to do and gave accurate timelines. We submitted application in mid-July and the loan closed within 3 weeks. Rates were as advertised 2.375% on a 15year fixed loan and no closing costs. The Escrow company (Lender's Escrow) that Owning uses was a little hard to get a hold of by phone, but email communication was prompt and everything still finished within their projected timeline. This place doesn't mess around. It lived up to its advertised rates and pricing, and closed the loan in the expected timeframe. This place moves very fast, but doesn't cut corners or try to fluff the loan to make it look better than it really is. If you are on the fence, or wishy-washy, they might drop you, because they have plenty of loans to work on. This place gets paid on number of units, not points and fees, which is why they move so fast. They may come across as being a bit too pushy at times, but this is the reason why. On certain advertised rates, there may be conditions like point buydown or requiring escrow to be included in the loan, so just watch the fine print and be sure to ask the loan officer upfront about any conditions. My wife and I were working with another lender, but they were dragging their feet. I think we were six weeks into the loan but got tired of them constantly coming back and asking for more documents. Although I was very weary of this place, I decided to give it a try after seeing all the positive reviews on Yelp. We entered basic information on its website on a Friday night (August 6, 2021). We didn't expect to hear from anyone until next business day (Monday), but we got a call within one minute after we entered our information. It was about 9:30 p.m. when we got the call. I guess the loan officers here work late hours. Our loan officer Mark was very upfront on everything and gave us a list of all the documents we would need based on our information. This place required just as much documents as the other lender, but it was nice to have everything mentioned in advance so we didn't have to go back & forth. We signed our loan documents two weeks after we started the process, and the loan funded on August 27, 2021, just as indicated in the beginning (which was also the advertised timeframe). The TV advertisement indicated most loans close within 2-3 weeks, and this place lived up to it. Best of all, there was no closing cost. We actually got money back after the loan closed. Alright 2nd update! Started loan mid Dec with owning and closed in end of May with Guarantee Rate. Would I still recommend ... probably not. Apply at your own risk knowing that their teams are slow and you need to talk to 10 different people and they don't really watch their timelines. Especially if you are doing a new loan and need to close by a specific date. So a Guarantee Rate (GR) closing coordinator took the loan. Re- asked for tons of info. Finally gave me a closing disclosure but I told them its wrong. it included my prop tax and insurance which was already paid but they didn't validate. they blamed it on timing. well - yes its a timing issue but shouldn't you have confirmed it before sending it to me? Told me it will be fixed. followed up every other day. nothing. silence. found out that closing coordinator QUIT! Got a new closing coordinator. had to explain everything over again. Then ... because of the 2 week delay.. my appraisal EXPIRED! just great right? no one tried to push everything through before the appraisal expired so i had to wait another week plus to get an updated appraisal. There was probably more problems but i am just too tired to recap and glad it is over. If you are refi-ing and can get a great rate and don't mind the wait then its fine. read more

Owning now has the same good reviews as before. Apparently last year when owning got bought by Guaranteed Rate, Owning employees were forced to use the new computer system which was bad for California (which is why a lot of the mortgage brokers and loan processors left the company). Now that Guaranteed Rate allows Owning to use the original software, the fast owning refinancing and mortgage process is back to the way it was before being bought out. this time I worked with Mortgage Broker Wesley Ogrodowicz (949) 594-5051 wesley.ogrodowicz@owning.com and his awesome loan processor Jennifer Tran. My refinancing was as fast as it was before with the same low rates. Luckily we locked into the super low rate that Owning had this year... so I refinanced again (1.875% 15 year fixed Without any other fees/taxes/appraisal fees or 1.5% 15year fixed with 2 points but no other fees). Other mortgage companies could not compete and did not believe this low rate was possible and told me to run with this quote. I've refinanced twice with Owning and have been happy both times. Their rates and no cost refinance options are unbeatable. My agent was John Nguyen and processor was Christine Vuong. I deducted one star for a few communication glitches during processing and for their new policy that escrow/impound payments are required for the advertised rates. I personally always opt to pay my own property taxes and insurance when due, rather than have the bank servicing my loan collect monthly deposits. I was told this new policy came into effect after Guaranteed Rate purchased Owning. I took objection to this new policy as the impound/escrow requirement was not listed anywhere in the rate disclosures. After several emails back and forth, Owning finally waived that requirement. I just wished they either drop that new policy or at least be more transparent with it rather than have a customer be surprised by it. Despite their insistence that they could not waive the escrow/impound requirement, they finally made good and dropped that nonsense. Once they did that, I felt comfortable with proceeding with the loan. In the end, I'm very happy with the 1.99% rate with zero cost and would recommend them. read more

Seriously, go anywhere else! I began my refinance in the middle of January 2021. We signed our paperwork and were told that it would be about 3 days until our refi was funded. I didn't hear anything after a week so I called and left several voicemails for Kim Tran over the course of the next few days. I finally called our first contact at the company and was told that they were now in the process of a merger, but not to worry. Well, eventually I was told that I would have to start all over and sign all of my papers again. Unfortunately, they didn't have an estimate of when we'd be able to start over, so I went with another mortgage company. Well. . . my new mortgage company needed some insurance paperwork today so I logged in to my insurance portal. Owning had informed my insurance company that they held the loan to my house. I don't know why they would've submitted paperwork to my homeowner's insurance since they didn't even hold the loan. read more

Updating my review based on my most recent refi and experience with Owning. My first refi with Owning back in early 2020 went smoothly. My second refi with Owning (started in December 2020) has been a complete mess. It's close to 5 months now and I still haven't closed... 5 months!! And my refi is as easy as can be (stable non-self employed job, great LTV ratio, no cash out, etc.) This should have been a straightforward and easy refi. After Owning was acquired by Guaranteed Rate at the close of 2020, it hasn't been any better... or maybe that's where this mess began?! I'm still waiting to close and they continue to mess up the terms of my refinance after catching errors upon errors. Despite their low rates, their most recent trend of service is looking pretty dismal based off recent reviews. They were great earlier, but recently they've been slow and sloppy. A couple of days after signing, my loan officer called to advise that I didn't close as planned due to Owning merging with another company. He provided no details, timeline, follow up, and I was left confused and disappointed. Why wasn't I ever made aware of the possible merge? Why do I still see the Owning commercials on TV? I called Intelliloan the next day, and they got me rolling and closed on time as promised - thousands less in closing costs! Recently, I started getting auto-generated notices from the new Company Guaranteed Rate. I kept requesting to opt-out but the notices wouldn't stop - it was close to harassment. Unfortunately I am one of the many who have been blindsided by the new mergers of Owning with another company. We were told that we were closed on our refi and going to fund January 22nd. Then... ghosted. Nothing. We had all the docs notarized, we wired closing costs to Owning, and then radio silence. We called and emailed to no avail, and eventually were told about the merger and that we'd have to have new docs notarized. But that never happened. Still can't get a hold of them. We're now on our second month of still paying our old mortgage company since this debacle began and we only happened to be on top of it, wondering if our loan had actually gone through or not. Otherwise, we would have been in default on our home loan, no thanks to Owning and their lack of communication. I've emailed this Angela who seems to be following up on these Yelp reviews, and I haven't heard back. This certainly looks like Owning took us through the rigamarole of a refi, had us send closing costs to them, and then flew the coop. So now we're out 1k and still haven't gotten a refi? I tried to refinance my mortgage with them as they offered a great rate. after all the documents were submitted and signed, got all the approvals and the house was apprised, they called to tell me they need to raise the rate. Basically, they got me in with one rate and tried to change after I already invested my time and energy in the process and all docs were signed. We had a similar experience to some of the recent comments on here. We have attempted to do two refinances with Owning. The first time, the loan originator did not realize we were in a county with a lower conforming loan limit before doing the hard credit pull. This would have required us to come up with a sizeable amount for closing costs. I wish this was caught before the hard pull, but we could have done our due diligence and verified the conforming limits beforehand. We started our second attempt to refinance with Owning on January 5th and the process was pretty smooth. They even accommodated split signings for us since one of us was out town. I had inquired a week after the signings to verify everything was in order to close and to confirm not to make the next mortgage payment with our current lender. That is when were notified that our loan with Owning would not be funded since they are going through a merger. We were then told the loan would need to re-originated with the same terms as we had before. It was not clear to us if that meant an additional credit pull and appraisal. I am not sure if the information regarding the merger and the need for the loan re-origination would have happened if we didn't inquire. The lack of transparency caused me to notify Owning that we did not want to proceed with the re-origination. The loan originator tried to sway us to continue with on the process and said the loan could close in 2nd or 3rd week in February. I was prepared to change my mind as I didn't want to repeat the loan process with another lender, however I found the loan originator to be less than honest. She made assertions that if we went elsewhere the rate would be higher and they couldn't close as quickly. We did some simple mortgage rate shopping on Zillow and found multiple lenders with a better rate with a higher loan-to-value ratio which didn't require us to pay an additional amount to buy down any points. Be honest, upfront, and transparent with your customers! read more

Update #3: Now that everything's settled, I'm settling at 3 stars for them, solely because of their super low rate and fees. In normal times, I think their service is five stars. This last time though...yikes. Update #2: Got a call Feb 8 asking to send a survey re their customer service - LOL - I declined to answer because I didnt want to possibly hurt someone's job during COVID. But since I had them on the phone, I asked where I was supposed to send the payment for March, and the Owning rep said...actually your payment is due Feb 1 (even though they only paid off my old loan end of January!!! Also they never sent me a welcome letter or a bill telling me I had to pay Feb 1 -- I would've been late on my very first payment if I hadn't thought to ask!!! Luckily they take payments over the phone for free; It wouldn't have been pretty otherwise, considering how messy this refi has been. I understand COVID has caused a lot of problems, but they REALLY need to fix their communication. The only good thing is I got a rock bottom rate for the loan. Update #1: Upping my review from 1 star to 2 stars because the loan FINALLY funded after 1 month in limbo. No explanation on why the final amounts changed (it's not because of changes in interest charges, I'd know if that was why), I still don't know who to pay, gotta wait for the final statement from old lender and also wait to see when Owning will finally get around to telling me where direct my payments to. I might up the rating again once I get the final statements. Previous review: I loved Owning the first time when I refinanced pre-COVID, they were awesome (5+ stars!) and we did close within 2.5 weeks from start to finish. During COVID 2020, TOTALLY different story when I refi'd with them again. First they somehow transposed my number, got someone else's info mixed up with mine (right name & address, wrong SSN, bday), etc. After I cleared that up, the closing went fine, I signed the papers with the notary around Christmas 2020. Fast forward 20 days later, and the loan STILL hasn't funded, no communication from them, voicemail every time I call them, and if I hadn't checked my original mortgage and seen it wasn't paid off yet, I would have been delinquent on the January payment. It's like they dropped off the face of the earth. I don't know what's going on, but this is crazy. This is the first time I've heard of a mortgage still not funding almost a month after the closing docs were signed (and no communication about what the hold up is). My financial advisors recommended them because of their low rates. I've owned 3 properties in the past and done about 3 refi's and working with Owning was probably the most stressful experience I had which none of us need during this pandemic. Michael Roberts was my loan officer and Julio was my loan processor. I spoke to Michael over the phone over a 3 day period and I had questions regarding the disclosures and my $15k closing costs (due to my high value loan). Michael didn't seem to be very patient with my questions and came off very condescending. I had him on speaker phone and the other people in my home were wondering why he was being such an a-hole. My last conversation with him I ended up crying. The rates were super low so it was a no brained to refi with them despite the temperament of my loan officer. Julio took over the rest of the paperwork and he didn't provide clear instructions on what should have been provided to the notary at signing. I had to go to FedEx to overnight my documents. Anyway, I closed a couple weeks ago and Owning quickly sold my loan to Mr. Cooper. I wouldn't recommend working with Owning. I'm sure you can get competitive rates with another financial institution. read more

We were promised a low rate and quick turnaround that would make it worth our while. The math checked out and the online reviews were in Owning's favor. But like others here during the recent timeframe, we signed with the notary on 1/7/21 for a 1/12/21 disbursement. It wasn't until 2/10/21 that our previous loan was finally paid off, and my inquiries as to what was happening between those days were met with either silence or one brief phone call asking for patience and that everything *should* go through while they were absorbed by Guaranteed Rate. Super, super stressful and we not only had to keep paying our existing mortgage but also at the higher rate. I requested reimbursement on the difference between what we should have paid in interest on the 1/12 loan that we signed to versus the actual 2/10 date through the Customer Success team and was unable to get there. I was told the CS agent really tried, but we got left holding ~68% of the costs Owning caused. If Owning had disbursed on schedule or if Owning had covered just the delta of the higher interest we had to pay while they were delayed, this would have been a 5/5 transaction. read more

Recently started a loan with Owning and was impressed with Jeremiah Gillman, we started the loan in Dec 3rd, and closed the loan on Dec. 21th. you read that correctly, 18 days start to finish. I did have my paper work all in order and followed the instruction sheet. I have heard not everyone has had the same experience, if you feel you are not getting the right support, cancel and reach out to Jeremiah. We just used them for our refinance and it was so stress-free. It was an extremely efficient process, and they were professional the entire time. There was no confusion, like typically is experienced with other mortgage lenders-- which we appreciated. They sold my loan to Mr Cooper. Mr Cooper mortgage company had glitches in their system. Now my credit could be affected As soon as interest goes down, I'm going to my credit union, they won't sell my loan!! read more
