Owning Corporation was the company I went with for my first refinance of my first home. My refinance turned out to be more complex than originally thought, in part due to solar loans attached to the property. Despite the complexity and unexpected hiccups, Owning was prompt in their responses and consistently ensured I was not hung out to dry. The good: Response times were always fast. The employees I worked with were always professional and prompt. All signing that could be done electronically was done so, easing the amount of wet signatures needed on signing days. Documentation was easy to follow. Owning ended up lowering my interest rate as rates continued to slide. The less-than-good: While everyone I worked with was a pleasure and most unexpected hiccups were dealt with near perfectly, some things fell through the cracks. Had I not doublechecked some of the refinance work after signing, I would have been left paying late penalties on property tax payments. This particular issue may have arisen on Owning or the Title office's behalf, but either way I felt it necessary to dock a star as I was the one to discover the error and did have to contact more than once to get it resolved. However, once the information made it to the proper person, the response was impossibly fast and to my satisfaction. Overall, I feel most people will have a 5-star experience with Owning and the worst one could expect would be a 4-star. On a personal level, I would likely work with them again for a future refinance. read more

At first I was regretting doing business with owning. I wasn't aware of a merger. Once that was settled and Lana was my loan agent everything went extremely well. Update: We are two months out from our Refi. Our loan was first sold to The Loan Store, then sold the next month to PHH. I admit I was pissed when I researched PHH online and saw their reviews. It kept me up at night and I was seriously regretting leaving our reliable credit union to have to deal with a giant servicer with horrible reviews. However, after more research, I realized it is really a small percentage of their customers complaining given that it is one of the largest loan servicers in the country. It seemed like many were complaining about loan modifications due to Coronavirus, so I can imagine lenders are super busy between the low rates and pandemic. Loans can be sold no matter who they're with, so there was no guarantee our credit union would even have the loan for the life of it. I take every negative review with a grain of salt, as it's human nature to complain versus compliment. Ultimately, I was saving a large amount of money each month, and am very organized by nature, so I figured it would be fine, as I document each phone call, study my statements, etc. We received notification from Owning several times that the loan was sold, so I appreciated that. I felt the transition was very smooth, given that it was sold twice in such a short time. I was never confused as to where to send payment. My initial interactions with PHH have been fine. I called about our homeowners insurance being due - it was paid immediately and on time. My payment went through without issue. I just set up online payments easily on their website. So, I still recommend Owning. read more

DON'T BE FOOLED, THE BAD REVIEWS ARE ACCURATE. Really wanted to like this company, and chose it specifically based on their previous customer reviews. Called the customer service line 1 (866) 640-1770 and got Mark on the line. Terrible customer service! I wanted to follow up on the loan application that I submitted from the previous week and he said it was denied and he couldn't see the details. His recommendation/solution was to apply for the loan again so he could see the details of why I was denied. He started the process without my consent and talked over me and put me on hold out of nowhere. I hung up and called again in hopes of getting another agent. Unfortunately I got him again and he put me on hold right away. All I wanted was to understand why I was denied and it seemed this was not possible with Mark. I finally got a hold of another agent and he connected me with the original agent that was working on the loan app. The senior agent Esteban apologized for the poor experience and was supposed to follow up with me by the end of the day to provide me an update. I never received a phone call. Huge disappointment and waste of time. Due to this negative experience, I would not recommend this company to my friends and family. read more

My husband and I wanted to refinance since we heard the housing rates were low. We first learned about Owning from our sister-in-law. She told us about the amazing rate that she received. Before dealing with Owning, we shopped around with three different lenders each giving us rates above 3%. I'm so glad we contacted Owning. They were the only lender that gave us a rate below 3%. Other lenders were saying that it wasn't possible to obtain a rate below 3% because of the type of house that we have. In addition, the other lenders had extra fees that they wanted us to pay. I spoke to Gage O'Neil, our loan officer. He was very professional and easy to talk to. He helped us locked in a great rate that other lenders could not beat. It was a quick process. The process was speedy and as easy as I've experienced. Owning is essentially a service that coordinates lots of independent contractors, like realtors, title companies, notaries, etc, to process loans with a cheaper overhead. They do well at making sure you're not going to overpay as far as I can tell (I'm no mortgage refinancing expert). That being said, the customer service leaves something to be desired. During the process, it felt more like Owning and its contractors were the customer and we were there to serve them. We were happy that they were quick to respond, but at times they were a bit pushy. Texts at 9pm. The notary almost seemed to be irritated that they had to come to us. And the reason I'm posting this review is a near-daily "polite reminder" via email and text to write a review. Our agent Chris T. is a complete professional. He is knowledgeable, patient, and treats you with respect. Chris's demeanor is very calming and he doesn't use any sort of high pressure tactics. He lays everything out for you about the process and helps you make decisions that are in your best interest. Our loan processor was also very efficient and quick. I had literally just completed a refinance in April at 2.875% and saw an add on owning.com for no cost, 2.375% so decided what the heck, let's give them a try! I sure am glad I did! Owning is the most professional loan refinance company I have ever worked with! Approval went through and appraisal and everything funded by my next payment so I had one loan for two payments and then refinanced! Owning transferred my loan to Mr Cooper/Nationstar who is simply awesome as well for administering a loan.. everything is available online which was great for doing this in the COVID era.. Anyhow Owning was great! Would use them again in an instant! The only downside is rates have dropped again and owning's policy is they will not refinance you again in less than 12 months.. so will have to use someone else to get 2.25%.. too bad, was such a positive experience I was looking forward to doing it again! Owning was a great partner and made our timely refinancing (in the Bay Area SF) very smooth. We were lazy for years with 4% mortgage interest and had refinanced about 7 yrs ago--that's how lazy. I don't chase every 1% step, but could not pass up current rates. But feared the process during COVID. A relative used Owning recently and I took that as a solid endorsement. They responded so quickly, accepted my documents securely online, scheduled assessments, and walked me through the docs. I've always been a traditional guy, which explains why I always did re-fi with my bank (WFB). In itself that explains why I was dreading going through the process again, even with interest rates dropping as they have. A friend recommended Owning and I called and spoke to Will Walker, who explained the entire process, and said that most loans close in 15-20 days. I decided I had nothing to lose, and began the application during that phone call. Incredibly, my loan closed 20 days later and I couldn't be more pleased with the entire streamlined process! Nothing in my experience has gone this smoothly and rapidly. My rate lock was 2.75%, but by the time the initial loan docs got to me, they had lowered the rate to 2.675%. ONE DAY before my closing, the rate had dropped to 2.5%, and upon my request they prepared new docs for signing and I received the 2.5% rate! That would never have happened with any of the big banks. Kudos to Will Walker and also Monica Graham, my loan processor, for being so prompt, courteous and professional. I was first hesitant about refinancing on-line, but now I am truly a fan of Owning. Outstanding rates - no points and no closing costs. Ann Strum, my loan officer, earns 5 stars for always being there answering my questions, being available and calling me to ensure that the process was moving smoothly. However, similar to one of the other comments on yelp - communication was not as good after documents were signed (and therefore, overall rating 4 stars). I didn't get notified that my loan got funded. I had to keep asking my loan processor (Jerry) about the status. All in all, overall start to finish took about 2 weeks - I'm very satisfied about the outcome! read more

Positive feedback here. Able to get a refinanced 30 year loan at 2.75% interest. Here's my story: Wrote my information the morning aug. 6th. on their website form. An hour later I received a phone call from Piage a Mortgage Loan Originator. He asked me why I wanted to refinance and from their said what my options were based on the information I had submitted into the web form. 1. I was offered 2.75% on a 300k loan (my loan to value of home was at least 50%). Website said 2.625, but they said loans below 350k were subject to higher rates. 2. He re-iterated for me there were no fees in my case. In fact, I wouldn't have to pay for an appraisal if needed (although he said the appraisal would not be needed). 3. So I said, "Yes" let's move forward. I was sent through email estimates and disclosures (which I signed online). In addition, he sent me an e-mail requesting the following information, which I uploaded to him: INCOME INFORMATION - Most Recent Paystubs (Covering 1-Month) - Last Two years' W2 Forms - 2018 & 2019 ASSET INFORMATION - 2 Most Recent Bank Statements for Checking/Savings Account HOME DOCUMENTATION - Copy of Homeowners Insurance - Most Recent Mortgage Statement - Homeowners Association Statement (only if you have an HOA fee) Later that day he called to let me know he had the information and was sending over the application to lock in my rate. He told me it would take a day for a loan processor to start processing the loan. The next day I received a call from Shannon the loan processor.. and she worked with me the next week to get additional information and signatures. Most of the correspondence was done over e-mail. 10 days later from start, she set me up with a notary to sign docs. 15 days later from start, my loan was funded. Thanks Piage and Shannon for all the help. I've done 2 refi's before this... and there were usually some cost involved in doing the refi. @ Owning.com everything was clearly stated... and I verified there were no hidden fees. No appraisal feel. No unusual closing costs. The interest for next months loan was moved into the original loan, though. My other refi's took MUCH longer and required MORE paperwork. Super fast process.. 15 days. My loan was originally with owning.com, but got transferred maybe a week later to the LoanStore, and finally moved over to FreddiMac a week later where it is being serviced by PHH Mortgage. So expect some hands to change with regards to owns/services your loan. CAVEAT: I did recommend a few people to owning.com A. Sadly, they weren't offered a similar deal. For one, if the loan is too small, (i.e. mine was 300k,.. but a friend of mine was under 200k), they will have to offer higher interest rates. B. Also, another friend who I recommended was an independent worker. So if you're filing is not a w2, but independent or you work from home, then most likely you will not be considered by owning.com. If they advertise one thing and tell you another, move away from them. I chatted with one of their agents (Frank) and asked about their advertised rate for 15 years term of 2.625% for up to $510k amount (just like is advertised on their site), and he said that's for amounts of $300k and up, then adjusted his answer when I referred him to their advertisement, that it's from $300k-$510k. And their rates for anything under $300k is over 5%, which is crazy! If you advertise something, advertise it in full and don't advertise to gain leads and offer nothing in return. read more

Because of the low interest rates, I knew that I wanted to refinance. One of my family members informed me about Owning.com. I was a little hesitant at first, but I put in a request online for some more information. Within a few hours, Alex called me and provided the different rates (depending on what kind of mortgage, and with/without points). I was shocked at how low the rates were that they offered! I decided to do some research, and found that Owning offered the best rate (when compared to banks and other online companies like Intelliloan). Throughout this time, Alex quickly answered any questions that I had (he even replied to my e-mails within a few hours on the weekend!) to help me make my decision. I can't believe how easy and fast the process was! Once I provided Alex with the initial documentation for the loan, I then worked with Steven (the loan processor) to complete the refinance. Heard about Owning on the radio last year, but ended up going with incumbent servicer CashCall. Quick and seamless. This year rolls around with better rates. I called CashCall, twice they tried and didn't get back to me. Lost out on a slightly better rate. Fast forward a few weeks, rates drop again after surging up. I called Owning on a Thursday evening after work, I was approved the next day, Friday afternoon. I was impressed with how fast the process was considering that I was impressed with the previous company. Scheduled signing on Monday for Friday. All as scheduled and funded 3 days later. Based upon this experience, I highly recommend Owning, Marc Brown (loan officer), and Michael Joseph (processor). Recommendations do not come easily in this particular department. These guys definitely earned it. Communication and coordination was the most smooth and concise I have ever seen. I NEVER had to follow up. They contacted me via phone, email as needed. I weigh this against loan transactions and financial transactions I deal with everyday; other people and institutions can learn and use as a model. They were superstars in an environment where there are few and far between. As a side note, CashCall had a moratorium and was not making loans as of a certain date...other financial institutions tightening their money positions, that's what makes this that much more phenomenal in a Covid-19 environment. read more

My initial meeting with an Owning mortgage agent was fantastic! My few phone calls and emails were enough to make me feel comfortable moving forward on my refinance. However, my reservations grew with my loan processor. Aside from mixing my first and last names (it happens) on the paperwork, I was continually addressed incorrectly on subsequent phone calls. I also felt the need to chase this person down via emails and phone calls, which is frustrating as a client. That said, the loan was approved and the team ultimately did their jobs. I recently helped my mom with a refi with Wells Fargo and it was a pain in the butt, it had closing costs, it had a mediocre rate, and also took almost 3 months to complete. Around the same time, my wife and I refi'd with Owning and the difference was night and day. It was about as painless as could be. If you have an impound account make sure the correct amount of money is transferred to.the new lender. My new lender didn't receive all the money they should have. In addition my home insurance policy expired during the process and neither the new lender or owning paid it in a timely manner. In addition my property address was incorrect on some of the paperwork. Owning took responsibility for the oversight and errors but initially blame was put on the new lender. Owning did correct all the errors but it was a timely and stressful process. This is why the loose a star. read more
