We started this house buying nightmare in the beginning of March with Anthony. We had been told to download the app and "your info will be updated in that", well here it is two months later, loan is in underwriting and that app is still not updated. We've had to make ALL the phone calls to find out any information regarding all aspects of our loan. Our closing, which has been now pushed back three times, is STILL NO CLOSER to an end. We have paid for services that NEVER transpired. They have tried to push us into a higher cost loan type, I'm not talking about interest rates either, BUT the loan it's self and then when we refused it's been quite apparent that the only people they have put on our contract are incompetent, pocket lining, non-personable "experts" that could care less about their customer's needs. We have waited for days now to hear back from someone in a "higher-up management position, I heard his name was Robert and Vance" to file a complaint. Many of the people that WE were supposed to contact to get things accomplished like the survey. Again we had to call never once an answer or would they pick up the phone plus we had to pay for out of pocket which we had an initial quote in our contract and then the price jumped to double the quoted price. Here it is now second week in May, now after Approved has had the appraisal for a month we are now being told the house is not financeable. So unless we go with a rehab loan which means that we would have to finance more money they will not help us. Not sure what they have done for us but have us spend money to do this and to do that. So we are probably not going to get this house and also we are out a heap of money jumping through hoops. We have asked on many occasions how much we were approved for and the answer has been "don't worry about it, we will figure this out when we figure out what loan product to put you in". Avoid using this company at all costs they if they actually get you financed they will have you do all the work and reap the rewards......Just think, all of this could of been avoided, but we were talked out of paying cash for the home of our dreams because Anthony wanted to "save us time from working on it" and now due to the current state of the world (Covid-19) that option is not available.

We attended the open house and after discussion decided we wanted to look at it again with a Realtor. Since the Realtor we had been using did not cover Palm Coast he referred us to Tony Garren. Tony contacted us a short time after being given the referral and agreed to show us the house we were interested in along with a few others in the area. Tony set the appointments up quickly and we were able to look at the house the next day. Since we were traveling and needed to meet family in another state we told Tony we were interested in the house would let him know if we decided to make an offer. The next day we called Tony and informed him we were interested in making an offer on the house. Since we were traveling Tony prepared the offer and delivered it to us electronically so we could sign electronically and he could present the offer. During the entire time we were negotiating for the house we were traveling and Tony was able to deal with the other realtor and provide documents to us digitally in order for the purchase to continue without us returning to Florida. After the offer was accepted Tony assisted in obtaining the inspections needed and coordinating with our mortgage lender to ensure the purchase proceeded smoothly. Upon arrival Kurt demanded that I sign an exclusive three-month contract to be represented by him as a buyer. I offered to sign the contract but asked to remove the 90-day commitment. He gave me an ultimatum to accept what would be his dual representation or get out of his listing property. Forcing potential buyers to sign three or even one month contract and refusing to show them the house if they try to negotiate the contract condition, which was my case, is a disservice to his client the seller and a very bad business practice in general.

On Jan. 31st, our day of check-in, they text "upon review it's been noticed that your final payment of $5999.50 is still outstanding...card declined. Our final payment was made on Jan. 2nd & cleared on our last statement. Cyndie couldn't even tell us which card because she was in the field. We dropped what we were doing and got a copy of our credit card statement and brought it to their office. They needed to make a copy of it. Not happy about that. Then we waited to hear from them...they're bad. -See Ray Shores 202 was not cleaned for us in 2022, 2023 and 2024. It was filthy. No problem, let the guest clean it. It had black mold in both showers. I cleaned all silverware, utensils, kitchen drawers & cupboards. There was a brush baster plastered in butter in the drawer, among other gross things. In 2025 I tried to address this issue and sent three emails to Cyndie. The last one offering to help the cleaners. No response. I called & Cyndie answered...said "we're working with the cleaners". Not reassuring. A few days before our check in I went to Endless Summer's office & spoke with Jaime, who in previous years told me the owners didn't leave in time for the cleaners....So they changed the sheets and called it a day. I asked her if she had looked at any of the phots I sent. Apparently not. When I told Jaime it needed to be cleaned this year, she said, 3 times, it's been clean but maybe "not up to your standards". She's right. Black mold in the shower, urine on the water closet floor, not vacuuming or moping, crumbs on counters, cockroaches...is not up to my standard. -No cable, no problem. Let the guest fix it. Let the guest wait days after they reported it. Then tell them you're going to have "Xfinity send a signal". I fixed both again in 2025, using an Xfinity widget, common sense and muscle to move a dresser that was 4" shorter than me, so I could access the cables. -no vacuum filters, no problem. Pretend you delivered the filters outside their door, then blame the guest when they aren't there. Then charge the guest's credit card, without their permission, for a 1 year supply of filters for the rental. There was so much back-and-forth we told them we would pay cash for them, but they decided charging our credit card without our permission was a better idea. I also suggested that they notify the owners that a package was missing outside of their rental. They could check their Ring video camera between Sunday, February 9th at 5 PM (when Cyndie claimed she dropped them off, without notice) through Monday 11:45 AM. Nope, they wouldn't do that for some obvious reason. -elevator out of service the last two years on the day we checked out. Had to carry 1 month's worth of luggage, etc. down two flights
