Aside from the fact that their communication is deplorable, they charge insanely high HOA fees in Laurelton Woods of brick, New Jersey for doing absolutely nothing. They are nothing but your typical draconian HOA that feels they are above the law. They seem to impose violations for the most frivolous matters as well. And while we're talking about violations, their snow removal contractors are beyond incompetent. They are the worst management company I have ever seen. I live in Lauralton Woods Condominiums in Brick for 15 years. They are always looking to fine you for very little thing but when it comes property management they hire the worst contractors. Every year its the same thing when it snows. The owners have to shovel the sidewalks themselves and the parking lot is never cleared out per our by laws. When you call the office all we get are excuses and stories. Comet does not return phone calls, you only get emails from them. Carole P. was less than friendly in her email to me. The lawn maintenance company they use has broken two of my gutters with their weed wackers and several of my lawn sculptures which do not even sit on the lawn but are in the mulch beds which they do not maintain. I have worked with several other managment companies in my 35 years living in this area and have never had such bad service or response. Other companies pick up the phone when you call and speak to you with the respect you deserve and response to my issues were immediate. My advice to our Board is to replace them. I'm a Townhouse owner and am oh so unlucky to belong to this company. They are the single most disorganized, unprofessional, absent management company to ever exist. Single handily take home the trophy for that one. I wanted a simple outdoor install of a dish (and I mean common and simple) and it's taken almost a month of calling and emailing everyday and stopping by in person to get a response, A RESPONSE. Not having it done, not coming out to see my property, A RESPONSE. I have zero faith that anything is approved and that anything was even started on their end. Meanwhile, in trying to you know, pay my HOA fees for the stellar services they don't provide, they STILL haven't entered any of our information in their system, despite me seemingly watch them do it twice. I literally have no clue how that is possible unless they sit there and type "I'm typing this because the homeowner is watching me and I want to appear to be working but in no way do I actually want to help him in the least because why would I do that?". I refuse to believe that any company can function as disorganized and haphazardly as this one and quite frankly, just don't seem like they give a flying f--k. If I could go back in time to my career path, I would do everything in my power to apply to Comet Management because I would love to work seven hours a day for the next 40 years doing nothing. And I say 'work' because that's the socially appropriate word, in no way, shape or form do they actually embody doing "work". I am truly shocked that my property manager even remembers to breathe on a second by second basis. For Comet, that's an ungodly amount of work. This is all of course if my manager even exists. I haven't seen her in person nor spoken to her on the phone. She's sent a total of 3 emails to me in a month and counting despite my desire and request for answers, that's less than one iota of communication per week. Kids, forget winning the lottery, be a property manager for Comet because if you do, you'll be able to retire without even knowing what an honest day's work is and after all, isn't that the American Dream? If I were to not answer my phone and email for a client/customer for a month straight, I would be fired straight up because for most places of business, that is a ridiculous method of practice. Not for Comet though, I think that's actually what they boast they do best. I'm sure their corporate business statement is something along the lines of, "We hire the lazy and futile scum that no one else employs because screw the townhouse, condo and apartment owners, that's why" and then laugh as they sit back and drink scotch and smoke cigars while throwing darts at pictures of the homeowners and renters faces. Actually, you know what, forget I said anything. They're a great company and I'm going to go apply to them right now. Forget this whole actually working for a living thing, I'll just join Comet's Team of the Unable-to-Functioners and enjoy the peaceful life of sodomizing homeowners in their anal cavity, but passively. It's now several months later and I finally got them to agree to the instillation. Pleasantly surprised I was, so I responded in an email within ten minutes asking when the paperwork in writing was going to be sent over. Hey, guess what? I NEVER GOT A RESPONSE. Surprise! Another thing, they sent over papers for basic information. That's right, you know, the same information I WATCHED THEM ENTER INTO THEIR SYSTEM TWICE plus the paperwork I filled out before we even moved in! And they had the balls, the huevos, to threaten us in a letter saying if we didn't fill it out within 30 days, they would leaven a daily fine against us for it! Who's to say they file it the right way this time?! Unless I literally take it there myself, file it and enter the information, I have less than no confidence in this bunch of monkeys. Actually, a team of monkeys can do useful things like scratch each other's backs and pick out bugs from their hair and throw fecal matter at predators. I sent an email asking about the legality of having a bird feeder up for bears, etc. NEVER GOT A RESPONSE. Is there actually a property manager? Or is it just one person in a rented out, renovated house that collects everyone's HOA fees and just laughs at us. So now, guess what? The association now decided they didn't like how the dishes were being installed. They said it's now gotta be on the deck, privacy fence, or mounted to a pole but not visible from the front. Fine, whatever, people change their minds, things get passed, etc. However, according to them, we're responsible for the DirecTV service call payment AND any cosmetic damage that might be left wherever the dish was before, DESPITE the fact that before the chimney was acceptable. How is that possible? THEY TOLD ME THAT WAS OKAY A MONTH AGO. If you can't tell, I'm absolutely furious. I ran out of room, but STAY AWAY IF POSSIBLE. read more

They are my homeowners association and in my opinion feel like they are ripping the owners off. We pay $460.00 in HOA fees monthly and I don't even know what we get. My roof is leaking and the rock wall next to my unit has turned into a dangerous cliff. They never get back to you, and continue to raise monthly fees. Communication is minimal to non-existent. Calls for repairs to common areas are flat out ignored. If you persist and get them to respond, nothing will actually be fixed. For example, I had a leak coming in over my patio door, from the outside. It took several calls and emails to get any response. When I spoke to someone, I was informed that someone would come, at some time, to inspect it. I asked when they would come, so I could be sure to be home. She reported she could not tell me, because it was at the repairman's discretion. I was told I would not be informed when they were coming, when they had been there, or what, if anything had been done to repair the problem. Are you surprised to hear my leak was never fixed? I am now waiting for a refund of a double payment they took on my association fees, needed 3 followups.. they promise now it will be made... also took awhile to have a smoke alarm reinspected, my tenant said it failed.. they say it is working...finally got it re inspected! read more

I live in a condominium complex managed by these "professionals". I attend meetings and am vocal about my displeasure with how the property is managed - or lack thereof. The next thing I know, they stick 7, count 'em, 7 dumpsters right next to my unit, claiming it was on the site plan. Of course, asking to see this document fell on deaf ears. Now they are going to cut down my trees because I complained at the last meeting that they are removing perfectly good trees and shrubs and not replacing them. All I hear is "there's no money" yet we have less than 2 inches of snow on the ground, the forecast calls for rain and warming temperatures, and they have plows there for over an hour plowing the bare pavement - kickbacks, maybe? I actually had a neighbor tell me he won't go to the meetings because "I don't want a target on my back". Nice, now homeowners are afraid to speak up because they'll do to them what they are doing to me. I got a $25 citation the other day for having Christmas decorations up - I had snowflake decorations on my window for the winter because I happen to like snow. And, I think there is some kind of coercion between them and the board members. Funny how when we needed new roofing, all the board members were the first to get them, and they haven't had any trees or shrubs removed from their property. I honestly feel like I'm going to have a nervous breakdown living where I've owned since 1986. They are THE WORST. I have been a condo owner at Falcon Ridge for several years and completely disagree with the previous comments ( one being a overrated rant). Property grounds are kept impeccably, trash collection rarely if ever piles up, snow removal is quick and efficient even during our last season's challenging amounts. They have even offered to help me dig out my car! I see every penny spent on my maintenance fees. read more
