    It's nice place for a party or gathering, plenty of parking and Ray was great to deal with but the bathrooms just needs a little TLC

We were immediately impressed with how beautiful the grounds were, there were lots of beautiful flowers, magnificent water views, and abundant charm. We had an amazing time touring the house and grounds. Our guide, Maggie, was excellent, she shared interesting details and told the story of the Smith-Appleby family with humor and pride. We were most impressed at the sustainability of the homestead and how it has served this family for nearly 300 years. It was an absolute privilege to spend time here and we felt very fortunate to have had the opportunity to spend the morning touring the buildings and grounds, including a visit to the family cemetery at the front on the property. Tours cost $5 per person and a yearly membership is only $20.

They give tours the third Sunday of the month from 1 - 4 , so plan accordingly! It was a beautiful day... I have to say the grounds are lovely. What a great place to just enjoy a short stroll. My son enjoyed picking up sticks and poking around the small stream that runs down from the road. We also took a look at the graveyard with all the old stones. The house itself is very interesting with a few things I'd never seen before. Our tour guide was very knowledgeable and friendly. Everyone there was very welcoming and we just had a really nice afternoon... my son ,who is 7, really enjoyed it as well. A great local place to visit, especially on a nice day. I'll be back to check out some of the events that they hold periodically.

I'm getting married in June of 2013 and have booked Twelve Acres for my reception and am very excited. There are numerous options for weddings, including inside rooms, outdoor pavilion and a variety of food choices. In addition to functions, I've went to brunch at the facility a number of times and have never been disappointed. The brunch features stations with breakfast, lunch and dessert foods. The best part of brunch, is the omelet station. They make made to order omelets, with a number of options including egg whites!

When I arrived, my first impression was that the place was old and dated. The banquet space my class was in had carpeted floors and striped wallpaper. The wallpaper, while ugly, was not as disgusting as the carpet. Carpet does not belong in dining spaces, and this carpet in particular was gross. On top of that, the white table cloths were already visibly dirty when I first sat down and, likewise, the chairs were also kind of dirty. The food was beyond disgusting. We were served buffet style, and had a choice of coleslaw, corn on the cob, barbecue chicken, cheese burgers, and hot dogs. I didn't try the coleslaw because I don't really like it, but the corn on the cob was submerged in this bath of it's own juices. Ew. The chicken looked cheap and gross from the get go, and there was no way I was going to put it in my mouth. There were only cheeseburgers, and no burgers without cheese, which I found frustrating because I hate cheeseburgers. However, this was not such a huge disappointment as the meat was criminally overcooked, had no seasoning what so ever, and might have actually been worse than public school cafeteria meat. Not surprisingly, I only ate a few bites of my cheeseburger, despite being extremely hungry. The only edible aspect of the meal were the hot dogs and, even then, they weren't very good. While the food was bad, the service was equally horrible. First of all, our drink options were lemonade or iced tea, no water. Secondly, they were served via two plastic water cooler that were positioned on the bar. Even though they were in a self serve container, we couldn't get our own drinks; an old guy behind the bar poured the drinks en masse throughout the evening. Once we had finished eating, the process of clearing plates was just weird. Instead of taking a few plates back at once, the waitresses set up a tray as the designated food dump. The waitresses would take one or two plates, dump the half eaten school food onto the tray, do God knows what with the plates, and then come back and repeat. This took forever, and the waitresses would jump around with tables. It was annoying that it took so long, and the food dump trays were disgusting. All in all, this place is just gross. The food is gross, the space is gross, everything is gross. While Twelve Acres might be a good option of you have to feed a large group of people for cheap, but don't be surprised if said people don't come to your future events.

Decorations are at a minimum. No leeway for any kind of customization there. No guest can hang outside the venue. But the management is horrible. When you call them they pick up the phone with no greeting or anything. They pick up and say "AHLO?" And sometimes I begin to question if it's franchescas on waterplace that I'm calling. I've scheduled to see the venue after putting my deposit down. Once I got there nobody was there. I called in the rain and nobody picked up. Nobody got back to me in 3 days. Save everyone time and their deposit money. It's $2500. If you pay upfront (which you have to) they reserve the right to keep it regardless of cancellations due to covid or anything else. Was a head ache the whole time. Place is pretty, but unprofessional to work with.

It seems that Franchesca's preference is to talk over the phone rather than providing written responses to emails. During several conversations with myself, mom to be, and mother of the mom to be (all separate conversations), Franchesca gave favorable responses then changed her response about capacity, parking, ADA access, clean up, rentals, etc. (I believe she just needed a booking so she said yes to all of my questions). Franchesca never updated the contract, did not send a fully executed contract, was misleading about parking and ADA access, didn't know how to work her own speaker, told us that the shelves in the fridge couldn't be removed to put the cake inside, and the list goes on. Franchesca also told me that she would not be present during the event but would be in reach if I needed her because she doesn't have an office on-site, which was fine. During set up, her husband introduced himself and said that if I needed anything, his number was on the wall. He didn't leave, in fact, he babysat our event, walking in and out as he pleased. Several people asked who he was because he was very much out of place. At one point I came out of the kitchen and he had a plate of food. Another time, I came out of the kitchen and he was eating a slice of cake. He certainly wasn't there to help because we did absolutely everything (set up, trash, dismantle, speaker, etc.). After we paid in full, Franchesca became difficult to talk to. She kept cutting us (mom to be, myself) off during conversations before we could complete a thought. She also told us that she would clean everything, then decided that she didn't clean and we had to remove our own trash unless we paid her $150 additional for trash removal because she didn't have access to a dumpster. The time allotted wasn't worth the price, especially when her husband lingered like we were in his way (very tacky). Wasn't a comfortable feeling as we felt we were being watched throughout our rental. The shower was gorgeous and all the guests were pleased. My overall experience for the price I paid is about a 4 (1-10 scale).

    Very unprofessional since day 1…read more We had an appointment to check the place out and the owner nabely did not pay us much attention because she was "busy", and she did this at every appointment but we decided to go with the place because it was beautiful and had everything we needed. So we thought. we Went with the smallest package because I wanted to decorate myself. she said " your wedding is destined to fail" because I didn't wanna pay the extra $4000 just for her to decorate?? she said the oven came with the hall Then days before my wedding she told me the racks in the oven were gone because someone else rented them. So we had to Buy some. months before the wedding I told her in great description what tables i Wanted to use and how I want them set up. Day of the wedding comes along and she has the completely wrong tables out which messes up my whole seating chart so I had to have my family run around and move all the tables around, decorate and coordinate with the caterer. Thankfully they got it all done in time. Some things were messed up because they didn't have enough time due to the tables. my bridesmaid had to get dressed in the bridal sweet because she was nice enough to help set Up and the bridal sweet had a window wide open and Everyone could see her dressing if they walked by. ??? day of coordinator/owner Jason was on point the whole wedding made sure I had what I needed but at the end of the night when my family was done cleaning up he said " okay now get the fuck out my building". i would not recommend this place to my worse enemy.
