My main upset is response time and followup. When we first inquired about our home, it took several days to receive a reply. Once we received the reply, the home wouldn't be available for another month and absolutely no viewing it until it was "ready". Yet they will receive applications. And the apps are considered by order of submission, with an application fee. So one can apply without seeing the home, but then have to forfeit their money if they don't like it once viewing it. This adds up incredibly quick!! An open house viewing with applications on site should be the practice if business is going to be conducted this way. Once we were able to setup an appointment to view the home, things went a little more smoothly. I do love the fact that they have an active site to pay ur rent; it sends reminders of when ur "bill" is due. They even prepaid the heating system maintenance check and then included that in our bill. Scheduling of that check wasn't the best, but it was tolerable. Then if you pay thru their site, u will receive a emailed receipt/notification. That good too. Payment thru ones own bank bill payment system or even walk-in does not receive an emailed receipt. The "walk thru" is actually done WITH the agent and all issues are photo notated. Less writing by far!! Agent was relatively patient with all my issues to be noted and questions throughout. Agent was friendly and did a very good job (compared to my previous landlords) to disclose unusual or periodic fees, no surprise monies. Remember the pickier u r, the more important it is to leave yourself several hours for this walk thru. :) They leave a sweet welcome basket, instruct on fireplaces, installed surround sound systems, etc. if you find anything needing a repair right then and there, they get right on it. The paper signing process was relatively seamless and painless. Since we moved in a few months ago, I've had an inspection and during the inspection asked for a few tiny maintenance repairs. I also asked for a few tips and details as I'm new to the area. Follow up has not happened. Overall, I'd say communication including followup is ZSA weakest area. Strength is that they are online (yes, still many are not) and they stay out of my life otherwise.

I have been in a condominium community in Federal Way which is managed by Targa for almost 5 years…read morenow. I have found my representative at Targa to be very responsive at times and utterly unresponsive at other times. I request information from them but I don't always get it. At this time I am waiting on a list of our newest HOA Board members, man which were appointed earlier this year. I also would like some way to contact them. I have had an ant problem ever since I moved in here and recently requested they have the exterior of my place sprayed, to date I have never heard back if they are finally going to get someone to spray the exterior of my condo. I have also asked that they send out a letter to all residence as there has been a problem with pet owners not cleaning up after their dogs, and to date I have not seen that happen either. I have had some sprinklers that are not working and again, these have not been taken care of although they were notified over a month ago about the issue. I am not the only resident that is unhappy with the "on again, off again" management here. We did not get a raise in our HOA fees in 2021, but have had them raised the other years I have been here. We have no special amenities such as a pool, exercise room, common room, etc. Our fees just cover basic maintenance\yard service, basic cable, and water. I can't see that they can continue to raise our HOA if they don't take care of things.

If I was moving to an area they serviced again, I would have taken the time to lease one of their properties, and would hope to have them manage a rental property.
