Short version Our check-in experience was terrible. Despite confirming our late arrival, our reservation was cancelled, and we had to rebook after waiting in line. The room smelled awful, the window didn't open, and even after switching rooms the smell remained. The hotel is old, uncomfortable, and poorly maintained. Overall, a very disappointing stay. Our check-in experience at this hotel was a complete fiasco. We arrived in the evening only to discover that our reservation had been cancelled because we were two hours late. This happened despite the fact that we had called and sent messages in advance to confirm our arrival and specifically asked them not to cancel the booking. Nevertheless, the reservation was cancelled, and we were forced to make a new one after already waiting in line. At the front desk, the staff insisted it was our fault for not notifying them, even though we had clearly done so. Unfortunately, the real disappointment began when we entered the room. The smell was extremely unpleasant, and since the window did not open, it was impossible to ventilate the space. We requested a different room, and while the second room was slightly better, it still had an unpleasant odor. The pool area was also difficult to tolerate due to a very strong chlorine smell. We stayed here for two nights. We had clothing and items stolen from our room. Management did not want to reimburse us for those items. We had the receipts. It wasn't a lot of money. We did lock up our purses and our wallets and our medication. But the clothes that my son had worn the day before that he had just purchased an international place were missing. I filed a report with the Orange County sheriffs department. They were glad to come out and meet us. I find it unfortunate that a resort would allow this to happen and not either reimburse the guest or make some sort of concession. So if you're going to stay here be aware. The rooms are very noisy. They are all conjoined rooms and there are no rugs, so sound bounces around all over the place. You can hear your neighbors and kids screaming. This is the place to come if you want to rave out and party. When we got back the second night, the security gate was wide open. There was not a parking spot to be found. So we don't know who was in and out of the parking areas. Some of the rooms are renovated and some are not, One of the parties we were traveling with did not get the room she requested. It was old and outdated.Housekeeping is very slow on the first day we checked in the room wasn't done on time. Because someone was probably taking their time going through people's belongings. And there is a consistent aroma of marijuana wafting out several rooms. But to each his own. Maybe that's your thing. I give it a one star. We'll see if something comes of this, I wasn't asking for much just for them to cover what their person has stolen. Poor management, dishonest staff. Otherwise it was Okay. Would Not Stay Here Again The photos online look great, but unfortunately that's where the positives end. We checked into a room that was completely unacceptable. The bedding was filthy, covered in hair, and the pull-out couch had stained sheets. We even found what looked like a bed bug in the bed. The bathroom plug socket had been filled with caulk, which didn't feel safe at all. We were moved to another room, which we were told was a "show room," but it had just as many issues. The door wouldn't lock properly from the inside, there was a large gap under the door, and the toilet was so poorly placed that the bathroom door wouldn't open without hitting it. Both rooms had strong, unpleasant smells that made it hard to sleep. We booked for 5 people but were only given breakfast for 4, which was frustrating. The biggest concern was safety around the pool. The lifeguards were constantly on their phones and not paying attention, which is unacceptable, especially with children around. The only positive was Sandra in the breakfast area, who was kind and helpful. She was the only staff member who seemed to genuinely care. Overall, a very disappointing experience. Nope actually I was totally cool they said my room won't be ready until 4pm so I hung out got some work done went back up at 4pm with my luggage and was told my room still isn't ready and they will call me when it's ready. Fast Forward 5pm my room is ready. The room stunk off off brand cleaning supplies that lingered for two full days the room just felt off like someone legit was just throwing up in there or there was a murder in there. I was pretty impressed by this place. We came here for a family/water park day (did not stay at the hotel) and it was worth it. For two people, we spent $120 for a private cabana, $10 meal voucher, $10 arcade credit and waterpark access. Paid parking for $12. Drinks at the bar were strong. Food was fresh. I recently stayed at the CoCo Key Orlando Resort and overall had a great experience! Check-In Experience I arrived earlier than the standard check-in time and learned they charge a $50 early check-in fee. Since I didn't want to pay the extra cost, I left to do something else to pass the time and returned later. When I did check in, Brian assisted me, and he made the process incredibly easy and stress-free. I appreciated how friendly and helpful he was from start to finish. Room & Comfort I booked the King Suite. While the room was clean, comfortable, and spacious, it's not very upscale or modern it definitely has more of a motel-style vibe. That being said, it met my needs perfectly, and the best part was that it was located right near the entrance to the waterpark. As a mom traveling with my 7-month-old son and a stroller, that convenience was a huge plus! Resort Fees & Parking Just a heads-up breakfast is not included, and there's an additional charge for parking. You pay for everything in full at check-in, so it's best to be prepared for those extra costs. Breakfast Experience I decided to try the breakfast, and it was excellent! A big shoutout to Sandra, Valentina, Eli, and Marin, who were so kind and helpful. Since it was just me and my baby, they stepped in to help me juggle making a waffle and getting eggs and bacon. *Review of Water Park Only* My family and I came here for the day to enjoy the water park and it was such a fun experience! Check in was fast and efficient and the girl was very nice. Once we had our wrist bands we were able to enter the pool and water park area. The park has 4 big slides, and a splash house with 4 smaller slides. Unfortunately two of the slides were not in service in the water house, but that was ok. We still had enough slides to keep us entertained. There is also a coveted pool which was nice to take a break from the heat, but it was very full of kids so it wasn't very relaxing. If you have little ones, there is a separate splash pad/zone for them which is a great size and had a couple of small slides. Super cute and something for everyone! They have an arcade and serve food and drinks, including alcoholic beverages. The drinks looked and sounded yummy, but were very expensive in my opinion, so I refrained from getting one. I did get my little ones virgin smoothies which they enjoyed. The facility also provided towels, which was great. You can really just come and spend the day worry free. My only complaint would be the lounge chairs. They were limited and ALL broken. It was crazy. They really need to replace all the chairs and provide a few more. Dear Management Team, I am writing to formally complain about the extremely poor experience my family and I had during our recent stay at CoCo Key Hotel & Water Park Orlando. What occurred went far beyond a simple inconvenience and reflects serious failures in customer service, communication, and basic hospitality. To begin, despite having a confirmed reservation, our originally booked room was given away and we were downgraded without prior notice or a reasonable explanation. This alone set the tone for the rest of our stay and caused immediate frustration. At check-in, Christopher at the front desk issued us an incorrect key card. We then spent approximately 25 minutes attempting to access our assigned building, only to find that the key card did not work at all. We were forced to walk all the way back to the lobby to address the issue. After returning to the building, the key card still did not work for our room. In desperation, we tried multiple rooms on our floor, thinking the room number might be incorrect, only to discover later that the door required the handle to be pulled upwards, something that was never explained to us. This entire ordeal was exhausting, confusing, and completely avoidable. As if that were not enough, at 9:00 AM the following morning, housekeeping aggressively banged on our door and woke everyone in our room. This was entirely inappropriate and unacceptable, especially after the stressful night we had already endured. What made this experience worse was the lack of empathy or accountability from staff. I had to repeatedly advocate and essentially beg for any form of compensation for what we went through. The concessions offered -- a late checkout and a waived resort fee -- felt dismissive and inadequate given the magnitude of the issues. I then spoke with George Martinez, the manager, who showed little concern for the disruption, stress, and inconvenience we experienced. I had to grovel just to receive breakfast as a gesture of goodwill. His demeanor made it clear that our experience and discomfort were of little importance. Additionally, Christopher's behavior throughout our interactions was rude, unprofessional, and came across as evasive rather than helpful. This stay was supposed to be part of a family vacation, and instead it became a source of frustration, lost time, and unnecessary stress. At no point did we feel valued as paying guests. I expect this complaint to be taken seriously and reviewed by upper management. At minimum, I believe meaningful compensation and a formal acknowledgment of these failures are warranted. Pros: Fun waterpark (closed for day and a half of our visit). Nice pools. Great location. Cons: Bad Service, Overpriced and Horrible Food, outdated rooms. Booked this through Sam's club. When we arrived, they couldn't find our reservation and the one person working took our ID and disappeared for about 20 min. After finally finding the reservation, we were told we needed to pay another $150 for parking and resort fees. In addition, they informed us that most of the waterpark was closed. Luckily it opened the last afternoon of our visit. We ordered lunch at their restaurant which included an inedible chicken Caesar salad and buffalo chicken wrap. Our waitress told us we still had to pay when we sent the salad back even though we didn't ask for a refund. Rude service. We came based on the website pics and are very disappointed. The hotel is nice but the rooms are horrible. The AC units are extremely loud and the heat portion didn't go above 78 at night and we froze. It did not properly heat the bedroom and we only had a standard king room. The beds are hard as a brick and the pillows and blankets were not any better. The walls are super thin you can hear the conversation of your neighbors and anyone walking past. So if you are here to use the amenities you are fine but if you need to relax or sleep at all... dont count on it. The staff are super friendly! read more

UNSAFE!!! Stay away from CocoKey Resort in Orlando!!!!!!! I've been traveling for over 22 years with my children's sports and I've never felt so unsafe or grossed out by a lodging facility. Can't say hotel because it's definitely a motel category. My poor teenager said mom I don't feel safe here can we leave. That interior door shown on the video by the restroom doesn't lock and yet it has another door that can access the room we were given. There are approximately 9 buildings in this facility and we were placed in a building with no other occupants and yet they claimed they were at full capacity during check-in; yet when we walked around our building no other souls were around (outside or even in the rooms) and all upstairs and downstairs rooms (2 floor building) had blinds fully open with no one inside the rooms. When we went to the lobby and asked for a supervisor, they claimed no supervisors were in. I told them how unsafe we felt and he didn't apologize. It don't even phase him. He also stated that if we wanted another room we needed to pay more and the money for my 3 night stay wouldn't be returned. Stay alert, stay safe, and stay out of this place!!!!!!!!! OK, this place you get what you pay for the rooms and bathrooms were not the cleanest by any means and the pool area was kept pretty clean. I don't have any complaints there. Breakfast is absolutely horrible. Everything's either overcooked or undercooked so I suggest either you walk next-door to Dunkin' Donuts or just bring a cooler to your room and keep all your food there because honestly, even though the breakfast is pay for an adult, get a child free it's kind of gross but other than that all in all can't really complain like I said you get what you pay for. read more

While checking in I was told I had a bill for over $700. The reservation was paid in full before arrival. We were hit with an additional $200 of fees upon check in on top of the $150 of fees paid at booking. We got to our room at 5:30, check in was at 4, and they had just started cleaning our room. Due to not being able to access our room they waived the additional fees they charged me. Fast forward to bed time when my kids were in the shower. I grabbed towels to find black curly hairs on one and a red substance appearing to be blood on the other. I asked the front desk for new towels, showed them the photos of the towels I had and informed them the kids were currently in the shower. They said they would have towels brought right down. 20+ minutes of no towels I walked to the lobby to request them again as no one was answering the front desk phone. Coco key has become a family favorite for a weekend getaway. My kids love it here. We always select a poolside room so that we can overlook the water park. My favorite feature is that they provided bracelets as room keys which is amazing so that you don't have to worry about where to put it! I'm not sure if they still do it as we didn't get that option the last time we went. The water park is big enough for me to feel comfortable allowing my oldest to roam around in and it's not too small to whereas the adults can't join in on the fun. There's many options when it comes to entertainment, with pool/foam parties, DJ's and an arcade. I love that they offer the breakfast buffet as well as other food options whether you choose to order in the resort or walk down the street as it is perfectly located near several dining and outside entertainment options. I checked out on Sunday and then Monday morning while at work I received a bank notification stating I paid $63.75 for breakfast at 9:26am?!? I called to ask about the charge and was told that I charged it to my room since the machine was not working. Ma'am I checked out yesterday and never charged anything to my room. They sent a receipt "with my signature" showing I ok'd it. It wasn't my signature, not even close! I explained that I spent hundreds of dollars during my visit but this was not my charge. They refuse to refund me stating it was in fact my charge. Even the supervisor was useless! Planned on having my daughter's 13th birthday party there but not anymore. Careful if you stay. I want to start off about the arcade. It was decent but what really lingered about our experience there was the fact that we had our 3 year old picking out her toys she wanted to buy with her tickets.. and she couldn't really show us what she wanted because she could describe what she was pointing too. We asked if we could go a tiny bit behind the counter (which is completely open btw) so she can point to the toy she was talking about. One guy shrugged so my husband brought her a little behind the counter. What seemed like the manager, did not appreciate that I guess and said "I really cannot have you guys behind the counter. You guys need to go back on the other side. There are too many people behind this counter." Now I am all for following rules. It wasn't the rule that bothered me, it's the fact that she acted like she was a bank teller, handling ticket currency, with a bunch of dollar store, toys extremely rude as if this was an urgent matter. There was no reason she couldn't have said "oh, I'm sorry to guys, we can't have anyone behind the counter" and got up from her chair and assisted us with picking out her toy. Instead we couldn't shake their attention from talking to one another and we had to patiently wait until they were all done talking to tell them which ones we wanted. If you'd like to go to an arcade where the manager is unfriendly and hates her job, here is the place to go! The pool and water park is okay. It smells so strongly of bleach as if they used three times the amount of chlorine necessary. The locker rooms where you shower have fuzzy mold growing on the floors and the shower sprayers barely work. Wouldn't come here again. Every year we take our kids on a trip before summer ends and the school year begins. August 2022 this was the hotel we chose, we did 2 days and 1 night and honestly it was more than enough time to realize it wasn't a place we would visit again. We saw the water slide from the highway every time we passed. The waterslides are fun but with the limited hours and Florida weather both days we had to get out of the water very early. The hotel itself felt dated and the room wasn't as clean as you'd expect. Nothing is included in the cost of the room so we did breakfast, lunch, and dinner outside of the resort. The pools didn't feel clean and neither did the pool deck or surrounding areas. I waited over 25 minutes in line for our "free drink" and another 30 for our paid drink! They only had one bartender working when the hotel was at capacity. Most of the games in the game room weren't working. It's a decent hotel, just needs to be run better! read more

What appears to be pubic hair in bathtub, rust and massive dust on air vents, unknown cream colored "stuff" on mirror and floor....see photos. As a father, I am embarrassed to have had my kids stay in such an unclean hotel. We were here over the holidays and we couldn't change hotels as there were no vacancies anywhere until the last night. (It is actually a motel, which makes the "resort" fee laughable.) we didn't use the "waterpark". If the room wasn't clean, imagine the cleanliness of the water. Staff is great and helpful. I did not like my stay. the rooms look nothing like the pictures. the lack of view genuinely sucks the life out of me when I look out of the window; which might have been my issue to address but even if I wanted to look, I couldn't because of the broken blinds. I was with my sisters and the best part of this were the Starbucks and ice cream shop in the hotel. we found a cockroach crawling on the table as well, which is what made me write this review in the first place. if you have a child that is 5 or younger the waterpark and pool will be fun, however if you have a fully developed frontal lobe, do NOT book this hotel. Beds move easily on the laminate flooring and also are very creaky when you get on and off. Water park is decent however the floors are rough and my skin is tore off. I wouldn't recommend this Motel to anyone. The lobby is very deceiving. Big, clean and bright. The rooms themselves were dirty (despite daily servicing), cold and dark. You can hear your neighbours as if they were in your room. We shared two doors with neighbours so it was contant. We had planned to stay at this "hotel" for a week specifically for the waterpark... which we never used because it was FREEZING. Get hypothermia type of freezing. My two year olds lips went blue after 1 slide and he did not want anything to do with it so we had to spend all our time in the smaller pool that was a bit warmer. And that's saying a lot because he was playing in the ocean mid march no problem, IN CANADA... lol. The hot tub was definitely the best park of our stay. Although it could use a cleaning as well and the surface is very uncomfortable to sit on. Even walking in the pool hurt your feet. It seems everyone in the hotel used the one pool as the waterpark was unbearable. So at times it was extremely crowded. The hotel itself is definitely a zero star kind of hotel. The staff were okay, I honestly wouldn't say they were happy to help though. We were told by the hotel staff to go buy our Disney tickets at the kiosk in the hotel lobby. So we did. We were told if we went and did a 90 minute tour of another hotel property (holiday Inn) we would receive a discount on our Disney tickets. So we did! 4 hours later we realized we were suckered into a timeshare presentation. There went a good chunk of our day. Not to mention these people didn't care if you said no. They just kept on trying to convince you that spending $50,000usd would save you thousands in the long run..... no. No it doesn't. Don't fall for it!!! My husband purchased a Groupon mystery getaway for $199 each person. I guess this was our way of being more adventurous. Two weeks before our travel we received the email with our flight and lodging information. I did not read reviews as I wanted to have an open mind. The establishment charges $35 for parking and $45-$46 daily in resort fees. Upon checking in, you are given wrist bands which are also your room keys. You are also given a key card to access the parking lot. A brochure with map and details of activities was also provided. We stayed in a connecting room with a couple of doors connected to two rooms. I am not a fan of connecting rooms unless I am with family. We stayed in room 4104. The room was clean. We had two double beds. The beds and pillows help up well. The towels were thin and short. The toilet flushed, but you had to hold the level until all water flushed down. Cleaning service is offered for guests staying 4 or more nights. Fresh towels and trash removal is offered daily to all guests. I looked online to see their prices, and based on the prices I found, I do not believe the value is there. read more

You get what you pay for. We did an overnight trip and our kids had a great time! Ages 9-13. It's a little out dated but the room was nice and clean. Food was a little expensive. Do not pay for the early check in! We got there at 2:30 and I refused it and 5 minutes later they called and told me our room was ready. Perfect for a weekend getaway with kids. I'll start by saying this place is literally OK. It's not amazing, it's not terrible. Could it be better? Yeah. We've been here twice and the rooms we stayed in were fine. Clean and decently comfortable. I always check every hotel room for bed bugs every time and have never found any evidence here. So no complaints on the room. The water park is nice, it's the only reason we come here really. They always have plenty of towels for all the guests, however you're not allowed to take the towels out of the water park area and into the locker room, and there's no towels in the locker rooms, so that's annoying. It seems like there's always a few waterslides that are shut down. And on a busy Sunday, they shut down half the waterpark for a foam party that didn't even start on time. The majority of guests were sitting around waiting, unable to go on any slides until the foam party was over even though only one small area was being utilized for the foam. Then it took an exceedingly long time for all the foam to be cleaned up so that the rest of the waterslides could be used again. So, if you're going here for the waterslides, be aware that a foam party could take place and effectively shut most of the slides down. Anyway, this place is definitely overpriced for what it is, and charging a resort fee on top of it is kind of ridiculous since this is definitely not a resort. But it's decently fun, so there's that. read more
