    Avoid Century 21 Guice & Associates for property management at all costs…read more I had a contract with them for over two years to manage my rental property in Ocean Springs. Performance was sub-standard. It seemed the property management staff didn't know how to use email, so nearly all communication was done through voicemail tag or through one of the staff's private MSN email. They didn't have in their skill set how to efficiently and effectively manage a tickler list of repairs needed, so meticulous followup was required on my part. Rent payments were late for two of the 26 months of our contract. I finally terminated the contract due to non-performance. The owner of Century 21 Guice & Associates got incredibly upset that I'd modified their standard contract to include some reasonable protections for me as the property owner (side note: read the contract carefully before you sign; their standard contract locks you into some very uncomfortable provisions). I replied "didn't you sign the contract?" to which he said yes, but he was still mad that his staff signed the contract. Note to Guice: read your contracts before you sign them. To retaliate, Guice waited seven weeks before returning the security deposit to me or my tenant (it finally took my tenant walking into their office daily for a week to get it). I was moments away from serving them in small claims court to just return the deposit. You will want to avoid this agency at all costs.

The tenant caused over $10,000 in damages, including bursting the main water line to the home. Kathy failed to manage this property. Tenants were late 2 times for rent, and she never sent the required 3 day letter per Mississippi law. Tenants also did not pay last two months of rent, kathy never filed a court case or tried to go after them. Here's how bad Kathy is at her job: tenant put down they had a job making over $35,000 a month on their application and she never verified. Monique Ward is the agent on their rental application, so she clearly missed the mark here too. Owner/ Broker Nancy Carpentier clearly is running a poorly managed business and putting incompetent people in positions they cannot manage, meanwhile, homeowners are stuck with costly damages. I do not recommend this business, well unless you're a tenant who doesn't pay rent and skips town - then this is your place!!!

Knowing that we were going to rent out the house for a couple years before we move there, we contacted Kathy Mitchell at A&W Property Management. Kathy has been incredible! Even before we closed escrow, she walked us through the property management process. She was very patient and thorough in explaining everything, so we signed a contract with A&W. We closed escrow just under two weeks ago. Since then, Kathy and her other staff members at A&W have worked diligently to get the property ready. She showed the property on a number of occasions, and was able to find a well qualified tenant, who will be moving in, just FIFTEEN days after we took possession of the house. Kathy's professionalism was outstanding, and she is also awesome at keeping contact with us. I highly recommend A&W!

Cons: first major issue: there were two parcels of land for sale- she only listed one on the contract. We caught it 11pm before our 10am closing the next day. She never apologized for the major mistake she made. it was very clear that she was on the sellers side and not representing us, her buyers. She wanted us to remove trash the sellers left, during our walk through, (it was as if she was afraid to say anything to the buyers) she wouldn't ask for the grass to be cut, when I asked her about it. She could have said "ya know what- it might be too late, but I'll submit a request" nope she never worked for us - her buyers. She never pressed them on fixing SAFETY related items found during the inspection. Her response was always "it's a sellers market, this is just how it is" when we had issues with insurance because of the roof and needed her to talk with their real estate agent, I texted her one day saying "did you talk with their agent yet?" Her response "yes." Never indulge what she spoke with them about. After the transaction was done, she was almost an hour late to the closing and I emailed her to ask her to take us off the for sale notifications and she never responded. She only called me and never my husband. She was a nervous mess when we removed our offer on the first house to put an offer in that same day on a second house. I sent her a Starbucks gift card to show support and not to be nervous (because frankly I didn't need to feel like my real estate agent couldn't handle typical transactions) then she sends us a list of electric and water places to call- none of the numbers worked. Last but no least, she was very adamant that we used Leah and Pilger Title (clearly she gets a kick back) Leah was sooooo rude not only to us but also to our mortgage lender and pilger title made a few mistakes including missing that parcel. Definitely do you research on title companies. But in the end, she still got her 3% ... She was never on our side, our experience was horrible and I would never recommend. The next real estate agent I ever have, I'll be sure to ask when At what point can fire them throughout the transaction.

    I rented a house on Catherine Dr. through Chance Williams and the ReMax team (family owned) and I…read morewas never made aware there was black mold inside the air ducts. We had a clogged pipe in the bathtub which completely soaked the carpet in the master bedroom. Debris was all over my personal belongings (dry cleaning clothes and items I was never reimbursed for replacing) from all the drilling of holes throughout the house as the worst smell imaginable throughout the entire house. I asked the owner for reimbursing a one night stay at a hotel due to them working at the house and I was immediately told "NO" by Chance without him even asking the owner first. After paying out of pocket and returning to the house, I found out nothing was done to the wet carpet for 5 days (they were only aired out initially but still left soaking wet, no professional carpet cleaning accomplished). Out of concern for my family, I asked the owner if he could cover the cost for conducting an air quality test by a certified technician to ensure there wasn't any mold residue in the air or on the carpet with the foul odor still present. Again, he refused to cover any of this. Results indicated there was a severe mold issue at this house. I was released from my lease early and reimbursed my deposit which I should have gotten back regardless because I left the house cleaner than when I received it. I would recommend you steer clear from this business, they only seem to be concerned about making a few quick bucks over caring for human safety. I later found out Chance's father owns that house and it was why he was speaking for him so quickly without realtor/homeowner communication .

The problem I have is after moving out The list of things given to me by the receptionist to make sure was clean was really off the wall crap like the window tracks, but I cleaned them. It mentioned nothing about taking nails out of wall or filling in the holes. So I didn't do that. They charged me an outrageous amount to do that and 2 weeks after I moved out had someone go mow the lawn and charged me for that. I had a lawn service that kept the yard up while I was there. When I moved out it was winter and the grass was dead. Needless to say they worked it out so that they got to keep 1/2 of my deposit. The place was cleaner when I moved out then when I moved in! When I moved in the house had fleas in the carpet and I had to buy stuff to get rid of them took a lot of time bombing the house at my own expense. I would not rent from them again.
