I got very lucky finding Randy, ESPECIALLY because I didn't really trust my Real Estate Agent. I hired Right Choice to do two inspections on two different condos I was interested in buying. One in Providence, one in Pawtucket. The first place was a very nice looking two bedroom condo in Providence that from my eyes looked perfect. After Randy's very thorough inspection I decided not to take it. Aside from all the issues that the Owner probably would have paid for, there were a ton of electrical issues and a major structural issue underneath my unit. The heating unit was also very old and had issues that would need to be addressed soon, and cost me alot of money. I can't stress enough how thorough his inspection was. Also, after he inspected this place, because there were so many issues, he called me to talk to me about them before sending over the report. After I got off the phone with him my real estate agent sent me a text that said "overall the inspection went okay." And this place was a mess. My Agent was terrible but luckily I had more trust in Randy after talking to him and reading his report and also have a great Lender. The second place I hired him for was far less a mess but they for some reason were giving me a hard time about having someone inspect the boiler room. After finally winning that argument, Randy went back in a second time on short notice and inspected the boiler room and saw that it wasn't protected by a firewall and didn't have a sprinkler system installed in the room. This was a major safety issue for me. He also saw that the boiler itself was heavily corroded with rust. I found out that the maintenance of the boiler was coming out of my condo fees but after talking with Randy, a co-worker who owns several properties and showing the report (that comes with detailed pictures) to a firefighter that I know, I declined to take that place as well. They all told me to absolutely not buy that place with a boiler looking like that. The lack of protection in the boiler room was a major safety issue with me and everyone I spoke with said the boiler was on it's last legs and the price for a new one would be paid as an assessment from all of the Unit Owners which depending on when it was to give out would probably put me into debt. Learning that the boiler was installed around 1995 and they should be replaced every 15 years or so, made my decision for me. He also did not charge me any money the second time he went in to inspect it which was extremely nice of him. I didn't even realize until about a week later when it occurred to me that I didn't pay him for going back the second time. I want to stress again how very thorough Right Choice Home Inspection was. This is my first time buying a house and along with the research I do, I have to rely on the opinions of professionals. I really feel lucky that I found them. With the second condo, I was in a time crunch when the condo association finally allowed us to go back in and Randy was very flexible and went over as soon as my agent was available. I know they are busy and it was really nice to not have to stress much about their schedule because he made time for both places 3 times, on my time. I'm putting my search on hold until after Winter but I will never go with anyone else but Right Choice Home Inspection. One last thing. If you hire them to do an inspection and you don't end up buying the house because of what the inspection showed you, if you use them again to inspect a new house they charge you only half of the price of the first inspection!

Randy is knowledgeable and very upfront and vocal with all his concerns and pointing out things needed to be replaced or fixed. He just missed the one thing that broke a week after we moved in. The Expansion tank for the hot water heater was 20 years old and broke. It was dated and should have been brought to our attention.
