This is the only apartment I have lived in, so I can't make 1:1 comparisons with other complexes, but I am happy here. -It takes real effort for somebody to make enough noise that I would hear them through the walls of my apartment. This was my biggest concern when moving into an apartment. When we were trying and failing to crate train our dog, we asked our surrounding neighbors if they were able to hear her and the feedback was always "no." Maybe they were just being kind, but it wouldn't surprise me to find out that was the truth. -I'm not a utility aficionado, so I don't know if the oven I have is of ridiculous quality or anything but they work great and I have peace of mind knowing that if one were to have issues, it would be resolved quickly. -All tenants I have interacted with since moving here have been at a minimum decent, usually really nice. -The parking situation is fine, even without a reserved spot. -The businesses below the building are non-invasive - if I didn't walk my dog, I might not even know they exist. -The inside of the building is kept pretty clean by the maintenance staff. -My current super, Gerry, is incredibly busy and hard-working, yet always can make time for maintenance requests. Really good guy -Aesthetically, the apartment looks pretty solid. You're unlikely to get blown away by it, but it's nice. -The grass + mulch are maintained fairly well -Really difficult to beat the location. Elmwood Park as a town is fine, but the accessibility of other places with more to offer by traveling 10-20 minutes is great. -I don't think the price is bad. I don't know what they run currently for a new tenant. I toured a couple other apartments before deciding on this complex and they were really, really bad for a similar price. That could speak more to my inability to apartment shop though. -Solid washer and dryer tucked into a closet Some things I find a little "meh": -The parking lot area around the back of the building can have garbage build-up. Nothing that ruins your day but can be noticeable if you even slightly pay attention. It doesn't get cleaned up that often either, which accentuates it. -As more tenants move into the new building, the abundance of dog poop has increased significantly. Even with provided poop bags. In a perfect world, this would be enforced more by management. -I really wish the kitchen sink had a garbage disposal. It is what it is, but I definitely miss that feature. -This is not currently a large issue to this building so I won't knock the property yet, but I fear construction will become bothersome really quickly when they begin work on the fifth building. -As of writing this, there are essentially no amenities. That's personally fine for me as I probably wouldn't use much and it's not like I am charged an amenity fee, but it's glaring that the highlight currently is a 15'x15' area by the 400 building for grilling. I know there are plans to enhance amenities but the timetable for that is unclear. Overall, I'm satisfied that I moved here. To reiterate, this is purely about Riverwalk II, 301 building. I have no direct exposure to either of the other two buildings and writing a review based on hearsay would be negligent.

There are so many new and up and coming properties in Bergen County that give you more bang for your buck. They have moved people in with ongoing construction. Many residents complain about their apartment having leaks. None of the appliances work. There is not one "luxury" detail here. Cars have been stolen in the covered parking areas. Residents do not clean up after their dogs. Residents have complained to me that they hear gun shots from the shooting range that is on the property. The building has no number out front so packages are constantly lost. Management send messages on the butterfly app that make you feel like you are residing in a dorm. Constantly telling you they will enter your apartment. Fire alarm goes off daily. Elevator makes this loud screeching sound when ever used. Cops always on property due to residents fighting mind you this property opened Dec 2022. No cameras to see who stole vehicles. Cameras are in front of the building and in common areas (mostly used to stalk residents) No trash cans on property. Peter is rude and mike sends messages with Mike the owner when making threats after you complain. Management question visits if they are on the lease or ask who they are visiting (This is not converge service the building has none). $3200 for a 2 bed 2ba to hear drilling Monday - Saturday from 6a - 6p 6 days a week. Construction workers park any and everywhere. No amenities are available yet. They promised us March 2023. Pool might hold 10 people comfortably when it is finished with construction. Grill area does not exist. "dog walk" is a sh!t show literally no one cleans after their dog. Management wants you to put in work order through them via email instead of maintenance or portal. Save your time and money. Can't wait until my lease is up. They also accept low income housing / Section 8 here. They recently got rid of house keeping so now the maintenance woman has to clean the entire building on top of completing repairs. (They work her like a dog) She does building 300 along with 301 & 400. You will see "Mike the Owner" lurking from the new leasing office in building 300 just watching residents. I will continue to update as time goes on. Hoping other residents write reviews to EXPOSE the BS. I'm almost certain they will have a class action lawsuit for FRAUD!!! Oh and "Mike the Owner" is a lawyer who believes he is above the law perfect fit for a SLUM LORD!!!

I went to the office and it's very nice and well kept. They offered me some water and coffee while I waited to be seen. There was a woman who came in just to get coffee and left. I thought that was nice because even though it's a big complex everyone knew the lady by name and said good morning to her. They had a really good special going for $100 for security deposit which I thought was awesome because everyone else around here asks for at least two months worth of rent to be able to move in. I didn't wind up renting an apartment from them only because they needed a decision really quickly and I'm just starting out my search. I have it narrowed down between them and one other place but I need to be sure before I pay an application and holding fee (even though they said you get the holding fee put towards your rent). Also there were times where we would come home and there are no spots because people who don't live there park in the lot causing us to have to wait for a spot or park on the street. There were some noisy tenants with children that ran around above us all night into 2am which is somewhat inconsiderate. The leasing agent is great and accommodates as best as she can. Maintenance guys and concierge are really friendly. The apartments are really big & so worth the rent! High ceilings, huge balcony, floor to ceiling Windows next to the sliding doors and brand new appliances really make this apartment feel luxury. Maintenance could do a better job with cleaning the building but it is not terrible. Parking is an extra fee which is a little weird but it's not ridiculously priced. Nice gym, Rec room & outdoor pool area. This is for sure one of the best buildings in the area!
