No water or electricity at tent sites but being prepared we didn't need them. Staff was fantastic at checkin. We followed Lester(?) to the site which was on the top of the hill away from the RV sites. Although this is a trail head to the ATV trails we didn't hear any of them. Plenty of deer around the campgrounds. See the deer to the right of the trash can in the second pic. Beautiful nite sky. Some noise at night from the nearby power plant but just sounds like a big fan so it wasn't a bother. Couldn't be happier here and can't wait to return. Highly recommend.

We got this last-minute trip planned but unfortunately there was no space open at our regular cabins so we looked online and found Southern gap adventures. Boy are we so happy that we did. The people are friendly and the cabins are very nice- as nice or nicer as the other place. The best part of all was the spearhead trail system you ride from the outdoor adventure area right onto the trails how many miles of trails- More than 150 miles worth of awesome well-kept trails, and more are being built This year. The new trails are in much better shape than the other place and there are more challenging trails will still being blue and the whole group able to ride and have a lot of fun. Riding on the spearhead trail system you can go into the town of hazy and visit the breaks interstate park or you can ride into the town of Grandy where there is a convenient Walmart, ABC store, gas, and a few good places to eat. purchased yearly trail passes for $10 more than the other place and that is not due to Southern gap adventures but because Buchanon county only gives residency discounts to those who live in the county. I thought the price was high but then I remembered that our last trip to Busch Gardens was $60 a person and I had four days of awesome fun riding these trails. As far as Sellitti's there are camping spaces very nice large bathhouse and cabins which have their own bathrooms, and a small kitchenette. The beds were comfortable and we stayed in the winter in the heat work very well. Looking around the property we can see that there's an area for mud pits and the lodge has a very large great room which could be used for a good party if your riding club decided to come up here for their yearly meet up. If you have four wheeling and you love riding all day on well-maintained trails and staying in the camping area or a cabin hosted by really friendly people at really reasonable prices then I really strongly suggest that you give Southern gap adventures a try. It's only 20 miles away from the other place.

We all had a wonderful time. It rained most of the day, but that made it even more fun. They also have a really nice camp area with very clean bath houses and showers. The staff is very friendly. We had a tire blow out on a trail and they were very helpful to get us back up and running again. We will be back here for sure. Highly recommend anyone check them out.

Mind you we had our rv park there threw the year but we only stayed 3 or 4 wks every 4 months . So we weren't there all the time at first it was 700 a month with wifi included and ele was 25cents per killerwatts that adds up pretty quick by the time we decided to leave they were charging our card 900 a mo th and pre charge for months we were staying cause they put t our card on auto pay becareful of that . Much of the local mountain biking scene maintains these trails to exceptional levels. High knob was vandalized / burned down a number of years ago, but the rebuild place gives just as good a views and is more accessible. Not as good in the Parkitecture front, but does it's purpose. Flag Rock is part of the area and is a beautiful overlook to Norton. Another "must see" spot. Numerous trails and routes from this part of the area. Also, there are a ton of camping, picnicing, shelters and other ways to spend some good times outdoors with friends and family.

Believe them when they say they are strenuous, though! The Bottom of the Breaks Trail is stunning, but it's quite a trek! The lodge is set up hotel style, and the Dogwood Lodge is pet friendly! I saw an elk and so many deer! Hit all the overlooks, hike the trails, eat at the restaurant, and stay somewhere in this gorgeous park! There's a lake and nearby rivers if you are a boater or a paddler!
