Have to hire someone else to finish. For: New Roof, New Facia + Crown Molding, Yankee Gutter Restore. Full Story: March 2021. We are restoring an old Victorian house. The roof was in bad shape. We got a lot of quotes in. Despite the fact that they quoted us $26,000 when the runner-up quoted us $16,000. There were 3 main reasons we chose GARC. 1. Ryan appeared to have understood our values to maintain the look of the house. He anticipated the need to replace some framing. That experience gave us a lot of confidence that they have dealt with old roofs before. 2.  Ryan mentioned that they will practically rebuild and reslope the Yankee gutters.. We appreciated the restoration to the original gutters. 3. Ryan said the facia and crown molding will get damaged when the roof gets put on so you do not want to do is separately. This was logical to us as we have never replaced a roof before. Agreed price $26,000. The workers were friendly and very respectful. They started ripping off the old roof and found some surprises. Turns out the roof had more layers than they anticipated and more framing of the roof was rotten and needed to be reframed than they thought.  We were ok if it was going to cost a little more. By the second day, they informed us that they had performed an additional $5,000 on top of our agreed $26,000 price. That was more than we anticipated but our roof is open and we just wanted to get it down. Before we agreed we asked, if that will be the end of it or is that price going to keep going up.  This is when we met Larry(the owner) and everything just kind of went down hill. They told us that they can't tell us how much more its going to be as they had not opened up the roof on the porch yet and did not know what is under there.  We thought that was reasonable did not know the range. Another 5k? how about 20k? We asked them to open up the roof on the porch, look under it to give us a price and not do any more worked that we have not agreed to a price on.  We wanted to make sure that we are not an open checkbook and that we know what we are getting ourselves into. They kept asking us if we want to stop the work, and we replied that we want a price. Eventually that day, they gave us a price of +$8,500 to finish all the work, but told us that they can no longer do the facia because there is too much rot but that they will still do the crown molding. Now we had something tangible and so we agreed. They subtracted $1,400 from the price for not doing the facia. So what is left is Roof and Crown molding. Day 2 we were told by Larry that the guy who does the facia and crown molding (his friend) was going to be there that afternoon or the next day. That was the first time we found out that they actually wasn't going to do our facia or crown molding, that they were going to hire another company to do that. On the 3rd day, they finished the roof and asked for payment in full. I told them that I would withhold $10,000 as the contract says that payment is due when the job is done and the crown molding was not finished and we had holes in the roof. Larry said I could withhold $2,000 for the crown molding. As a sign of good faith and to mend a high tension relationship. I paid in full. That was a mistake. They left the roof open for a month. We were contacting them every other day and kept getting the runaround. Eventually, 1 month after, they send people to patch up the holes where the animals were getting in that were ripping out the insulation. NOT to do the crown molding / facia, just put ugly patches over the holes. I do not have time to hate but if you are considering using their business, I would meet with Larry first and feel it out for yourself. We did not check Yelp till after. : / Hiring another company to finish the job.  Requesting refund for part not done. Will update after.

Something was always off and I did not like companies that sent over commissioned salesmen who wanted to be my best friend and then they suddenly don't know me after I sign the contract and pay a deposit. Ron Carlson himself came to the house and the moment he walked up my driveway I had a gut feeling I found my roofing company. The search was over. Ron did not start with all the sales crap and throwing titles and certifications like GAF Master Elite blah blah blah at me that virtually means nothing. He was friendly, polite but no nonsense. He knows his stuff and could back up why I don't need gutter protectors, why I don't need 6 inch gutters, why I don't need useless "gold" warranties pushed by the roofing companies etc. Quotation was presented two days later, no extra 6.8% credit card charge levied, final bill was what I was quoted. Period. The Carlson team installed a new roof, gutters, soffits, leaders, two new attic fans, ridge vent skylights etc. Their team worked diligently, clean and started each day at 7:00 am and finished at 6 pm. Rich came by to make sure all was good and so did Doug (though I did not meet him). Top notch roofers. No gimmicks, no add ons, no big lawyer written contracts to sign and no hassles. Old school - agree to the job, do it and happily pay. A handshake means something with Carlson Brothers. They took 1/3 deposit upfront and did not take the other 2/3 until the job was done and they were gone. In fact, Denise called up two days later and asked if it's ok to go ahead and charge the balance on my credit card. I can't say enough good things about them all. As to price, extremely fair and they don't upsell you on anything. Ok. Enough said. I am pleased to select them out of 22 roofers I got estimates from and yes you need to do your due diligence because you'll find a lot of people tell you to do things you don't need to do. I called the office and made an appointment and Mr. Carlson who showed up on time to provide us with a quote. The next day the workman arrived to perform the work. Everyone was professional and knew exactly what to do. Unfortunately there are many contractors out there that will try and do things that aren't really needed but this wasn't the case with Carlson Bros. This company and it's employees were great! Based on my experience I would definitely recommend them. Don't go looking through the Val pack coupons for a company that needs to do the advertising to get business, instead look for the good reviews of a local contractor. Thanks for everything.
