There was always an issue with mold…read more Mold in the corners of the windows, under the kitchen and bathroom sink as well as all over the bathroom walls. This problem was not apparent during move in as the company made sure to "paint" as they do so often to cover up the mold issue. It started to become a real problem when it began to affect my health. During September of 2024 after contacting REM and putting in multiple work orders for mold and leaks I attempted to clean my bathroom walls with a cleaning spray given to me by one of the workers who had come to paint (the cleaner was in a Febreze bottle, as you know NOT labeled as a mold cleaner) less then a week after cleaning my walls I caught pneumonia in my right lung and had to go to the emergency room on two different occasions due to breathing issues because of this mold. I was also told by one of their painters how unprofessional the company staff (specifically Keary Motz) is and I have also experienced this myself, they get a lot of complaints. She made living at those apartment a living hell anytime I had to call into the office she always has a horrible attitude never happy. They are simply money hungry and take their time sending someone to fix any issues, before I moved out I was waiting over 5 months to have someone come fix my bathroom as promised (can attach screenshots from worker Sandy) and I put in multiple work orders that were listed as completed BY REM . I recently moved out and when I contacted Keary letting her know my keys were left inside of the apartment she actually hung up on me I AM REALLY SURPRISED SHE STILL HAS A JOB, she should be terminated I am not sure what kind of employer REM commercial is but they allow their employees to speak to PAYING customers any type of way depending how they feel that day, I still never heard anything back from REM after she hung up on me. They have so many issues with these apartments on Newton Street in Akron. Here is your warning do not rent from them period. I am going to post anywhere I can to warn those about this place. I have so many pictures of the mold that continued to grow from the time I moved in for two years with someone coming ONE time to address the mold issue. There was even mold growing behind my bed!!! GROSS. Plus I gave a 600 deposit and Keary addressed nothing about that on the phone because I wouldn't drive to canton to return the keys. never been told to drive over 30 minutes to return keys. So unprofessional

From the very beginning, there were serious red flags. The management fee presented during the sales process did not match the actual agreement. It felt like a bait-and-switch tactic--low pricing was shown upfront, only to be changed at the contract stage. During our initial interview, I specifically asked whether they handle Section 8 tenants. Rick (one of the partners) confidently said yes, which was a key reason I chose them. However, I later discovered they weren't even actively using AffordableHousing.com--one of the main platforms for Section 8 tenants. When I pushed them on this, they admitted their account hadn't been used in a long time and needed to be reactivated. This was shocking and completely misleading. In reality, they seem to avoid Section 8 entirely. The breaking point was how they handled a rodent issue. The tenant reported it, and despite multiple weekly follow-ups from me, nothing was resolved for over a month. There was little to no communication, no urgency, and no clear plan. As a result, the tenant moved out, causing me significant financial loss--lost rent, turnover costs, and repairs. What made this worse is that ICON was aware the tenant was planning to leave and had stopped paying rent, but they failed to inform me. Even after escalation, Shawna (another partner) avoided responsibility and repeatedly redirected communication instead of addressing the issue directly. Critical information was withheld from me as the owner. After terminating the agreement, things got even worse: * They did not return my property keys * They withheld rent from another unit * They stopped responding to calls and emails entirely This level of unprofessionalism is unacceptable. If you are an investor--especially out of state--do not use ICON Property Management. This company cost me time, money, and unnecessary stress, and created avoidable legal risk.

Nope they apply the late charge on the 2nd day of the month. When I have a scheduled payment, they fail my payment, apply the later charge, then force me to pay the new amount and magically my payment is accepted. No quality of life, no value in any aspect of renting a property from whoever runs it.

Everything went great, got the information about putting in the application. I want to note that Tyler mentioned that if another application was processed and approved before ours was processed, we would be able to get our fee back. Did the application and sent in the payment. I let Tyler know that it was in, he acknowledged that. Despite reaching out to him on Facebook Marketplace, calling the management company and emailing, we have not gotten a single update or communication in any form in the three weeks since we have put in our applications! I am of the mindset that we were scammed out of $100 for two application fees. Do better! Edit: A side note I want to mention. The phone number listed on the website and the application I believe is a cellphone that is kept or used by the owner or manager. It is what's used for the Zelle for the application fees. When calling it, it prompts you to say your name and why you're calling, like the iPhones do now. I always gave a pretty good description of who I was and why I was calling, but they never answered. I will admit, I have an out-of-state number, so they may have been confused, but it's unprofessional to not answer that number when it calls five times over the course of a week. Also, if they had even looked at let alone processed our application, they would have seen my phone number.
