The owner acknowledged the seriousness of the incident, apologized, and confirmed corrective action and company-wide training would take place. Recently, I was shocked to learn that the same inspector was assigned to one of my listings -- despite the office knowing in advance that I would be required to attend the inspection to provide access. When I contacted the office, I was told there was a note in their system preventing him from attending inspections where I represent the buyer -- but no restriction if I represent the seller. That distinction is unacceptable. My original complaint was about personal safety and professional conduct, not about which side of a transaction I'm on. Scheduling him at a property where I was required to be present reflects either a serious internal breakdown or a failure to take my original complaint as seriously as stated. As a real estate professional, safety and accountability matter. I am sharing this so other agents can make informed decisions.

Wally was the inspector for our property. He is knowledgeable, friendly, experienced, and thorough. The inspection report is very easy to read and since Wally reviewed all trouble items with me on-site (and showed most to me) there were no surprises.. Very prompt response in setting up the inspection as well. I give 2Patriots a very high recommendation.

We now have a description of pretty much everything we will ever need to know about the house, and were able to get some potential trouble spots fixed on the front end. In addition, they are VERY helpful with answering questions after the inspection. We had an issue with the home's hot water heater a few months after the inspection, and they were really responsive and helpful in guiding us through troubleshooting the problem and the right type of contractor to fix it (turns out, this is more complicated than I would've thought!). We've never owned a home before, so this assistance is MUCH appreciated. The next time we need an inspection, we know who to call!

We since learned that the middle of the house over the garage is sinking about 1/2" per year, and one corner of the foundation was settling or breaking away from the house. Another source told us this was just the brick veneer. Lastly, the front wall of the house under the porch is about 10' high of below grade block and that wall is starting to cave in from hydro static pressure. I don't expect an inspector to catch everything, that would be impossible. But, the 40+ things he did catch saved us $1000 on our closing. Then the foundation work will cost $15k. I'd rather know about the foundation work!

Bill with Carlson Home Inspection was very prompt in communication, scheduling the inspection date,…read moreand sending information/paperwork to review before inspection. This was my first home buying experience (unable to compare to any other inspection company) - I felt the home inspection report was very detailed and was received in a very timely manner. They followed all of the instructions that they provided in the 'contract' that was sent over to me for review. Very impressed! I called Bill about two times - 1st call was with questions regarding the report. Answered the questions very candidly. 2nd call - If they happened to have any recommendations on electricians/etc. in the area to assist with the findings in the inspection report. I must have caught Bill on a 'bad day'? He was very temperamental. I'm sure he receives that question all the time. He just needs a reminder that they are in the 'people' business. Positive/effective customer service is important - everyone has 'bad days', but learning to suppress those emotions goes a long way. I did pray for him as I know the reason for his response wasn't because of me. :-)

The report did not have critical, structural and expensive repairs. I was told the ceiling needed a bit of insulation...there was none over half of the house. The fact that there is only flooring under half the toilet was missed. Sill plate that is wet 98% of time and rotting, missed. Severe drainage issue, missed. Windows improperly installed, missed. Sinking foundation, missed. Unsafe and dangerous window in bathroom, missed. And when I questioned the report? Took multiple calls and emails to even get a response. The inspector, Brandon, did an outstanding job. He was very thorough and wrote the best report I have ever gotten. It was clearly written with photos identifying each observation. As part of the inspection he walked around with me and showed me each issue. Since I'm buying a new house I almost didn't have an inspection. I figured what could be wrong with a new house. Boy was I mistaken. Although the house is well built there were many minor defects that I would have missed. Another nice feature is that their fee is very reasonable. So I highly recommend that all home buyers in Nashville hire Community Home Inspectors.
