Jake arrived within hours, thoroughly diagnosed the issue, which turned out to be a slow, insidious leak from our shower valve, and explained everything in clear detail. He walked us through our options without any pressure, which we really appreciated. We moved quickly to bring in remediators the next day, and Jake came back to cap the shower so the demo work could begin. Even for a relatively smaller project, his responsiveness was exceptional. He even followed up with a call to share best practices and suggestions, delivering the information in such a calm, practical way that it kept an already daunting home project from feeling overwhelming. Caden responded and I got…read moresome details on what our leak could be since we have had three other neighbors with the same issue. Caden responded very quickly and gave me a free estimate for our repairs. When he came out I felt like he really went the extra mile to diagnose our issue, as he followed the crawl space all the way to where the main connected to our house and he found the issue and said the water leak was SO bad that he could hear the water running. We submitted the estimate from here and one other company and our landlord chose these guys based on my recommendation as well as the cost being considerably less. The city messed up our locator service request and went to the wrong address so we had to push our appointment back one day. But we got it done. Caden was in and out of the house a ton and very respectful and responsible for our pets to stay in (we have 3 cats and a dog, all who will try to sneak out open doors.) He also made sure not a speck of dirt was tracked into our house. I had posted some photos of the outside and garage before finishing my review, as we were waiting to schedule our Delta cartridges being replaced as those leaks in the bathrooms are driving me crazy and leave mildew and mold after a couple of days and it doesn't matter how much I clean. However, I didn't realize that wasn't on the initial estimate and asked Caden to order them. When we scheduled it, our landlord wasn't aware of the other charge and Isabelle (I'm sorry if it's Izabelle...I don't know the spelling!) Called me to say they had to wait to schedule until they approved it. Which is totally understandable. However, Caden saw the photos I had posted and felt they didn't paint an accurate picture of the work he had done and how much care he took to ensure he kept the inside of our home clean. After all, I had only put pictures of what outdoor mess was left. Not like I can put photos of the good job they did on putting new pipes in, though I should have posted a photo of the new shut off we have. The original pipes and plumbing done by the developer made it so that the only shut off was AT the water meter on the street, and for that you needed a special wrench to shut it off. Now we have one as soon as you open the crawl space and it's very easy to shut off. Now to get back to our story, Caden decided he didn't want to come back to do the cartridges since it seemed I had only posted negative photos to Yelp, which doesn't fully represent their company. That was relayed to me through our landlord. I was pretty annoyed as I only posted true photos. But they didn't tell the full story in Caden's defense. I called back and spoke to Isabelle and told her I wasn't posting anything malicious or to be rude, I had in fact wanted and intended to give them a great review until he wouldn't come back because that's super frustrating for me. Especially since those little leaks are driving me nuts. Isabelle called me back and said that Caden wanted to speak to me about it so he then called me. Caden let me know that my husband told him that everything looked great when they left and they don't have the ability to pressure wash concrete, but did the best they could. I told him that I swept the garage and driveway twice and used our leaf blower to get rid of the rest of the dirt. I had to do that since we use the garage for all of our coming and going and I knew that mud and dirt would get tracked in if we didn't. Caden said he understood and he apologized for any miscommunication on their end as far as cleanup and asked if I still wanted him to finish the repairs. I said yes, and honestly should have apologized for any miscommunication on my end too, and we agreed that they would coordinate with our landlord to finish. I have no doubt he will do a great job as he did with the other plumbing. I personally think that they deserve 5 stars because as young as Caden is, to have taken the initiative to speak to me about the photos we came to an agreement and he saw I wasn't trying to misrepresent their company. He also never asked me to change, remove or alter them or my review, like another company I experienced last year did. They have both quality of work and integrity as well as solid customer service here. Hope we can schedule that leak being fixed soon! I'll take before and after videos. Because they are BAD!     I was connected to Dawsons Plumbing through my home warranty company. They had to replace a…read morepressure regulator which was discovered after diagnosing another problem. They really did a nice job. In addition to replacing the pressure valve the technician also took care of the water shutoff valve and reinstalled everything making it look more professional than it did originally. The other thing was the speed of service. Considering how long run times can be these days they were able to get me scheduled in less than a week of my phone call and they arrived with all the necessary parts and were finished in under an hour. They also left the worksite clean. Thanks!

Their quote came in the lowest and Brandon was extremely helpful on the phone, so I ended up choosing them. - The quote process was great: I submitted their online form, they gave me a call asking for more details, I sent them a few pictures, and they gave me another call with solutions and a quote. The quote also happened to be the cheapest of the 3 companies I got bids from. - The installation went very smoothly. I understand that direct vent water heaters are a little tricky to install, but Brandon installed perfectly. He arrived on time, got rid of our old water heater, and added a new water heater with several fixes: the overflow pipe now runs to the sink, he used a "flex vent" kit so the water heater can sit on the ground, and he put the water heater in a tray to reduce issues from slow leaks since I don't have a basement drain. - After the install, Brandon taught me how to change the temp / turn the water heater off / how to flush it / how to change the anode rod. Very pleased with the work and my new water heater is working flawlessly. The only downside was that there was no permit. I'm no expert on permits. Portland's website says that water heater changes require a permit. Brandon said it's a "gray area" for residential. I am not planning on selling the house and things looked good to me, so I don't mind too much.

The job itself was pretty challenging due to a very small space to even insert a properly sized wrench for the job. However Dmitri didn't give up and successfully managed to tighten the parts after applying sealant. Since it was still warm outside, we didn't use the heater until 4-5 days later when Dmitri came back to verify the sealant he used had cured properly. Then sometime in February Conrad texted me about a promotion they had for a tune-up and maintenance service. Happy to accept and Leo came and performed the verification. Great they could accommodate my time as well: again a Saturday.

This…read moreguy said he works for Conrad Heating & Cooling and spoke as if we had an existing business relationship i.e., the message said, "It looks like we haven't been out for your spring A/C maintenance yet," implying they had serviced our system before. I almost fell for this trick. But as he pressed me to make an appointment, he asked me what kind of a/c unit I have, which is an odd question for someone who has worked on our equipment previously. I then asked him directly, "Have I done business with you before?" No response. So I asked again. No response. It turns out, I have no record of doing business with Conrad Heating & Cooling, because we have never done business with this company! I told him I would not be scheduling anything with Conrad. This representative didn't even know what type of unit we have, confirming there was no prior relationship. The familiar tone of the initial text was a deliberate tactic to create a false sense of trust. And I find that very offensive! I'd encourage other homeowners, especially seniors who are frequently targeted by this kind of approach, to read unsolicited texts carefully. If a company implies they've worked with you before, ask specific questions before agreeing to anything. In this case, the deception became obvious very quickly.
