This review is strictly for the Residential Inspecting Department. I as a home owner recently had a loft / storage room built by a Licensed, Insured, and Bonded Construction business.
When the first inspection was done with the foreman at my home everything went smooth, there weren't any issues, so the Construction Company could move forward with continuing the build. The 2nd inspection the guy who came out thought the loft / storage room was a livable area and thought that the area would be used as a bedroom. I stepped out of my office to go speak with him and we had a professional conversation and guess what once again it went smooth and no issues after he understood it was a loft and not a bedroom, because he was asking for an additional 3 outlets be placed in when we already had 3. Needless to say he heard me and said "I forgot about that, because I have the blueprints".
So the build continued and moving to the 3rd and final inspection. Out of nowhere the inspector without me present told the foreman "I see you got away with it. You think your slick, you all made this into a bedroom.". The foreman told the inspector no this is a loft / storage room and the owner can prove this. Before the foreman could say anything further, the inspector said "you need to add a GFI / and make sure it is wired to the panel".
Upon me hearing this, I became upset as I have 100% proof this is not a bedroom and the conversation on the second visit was the inspector claiming down the road I could build a bedroom in the area if I wanted to do, so but we made a loft for the kids / gaming area.
The electricians were all confused as this is a older home, so the inspector knew he wouldn't pass it even in the future unless a hardwire GFI was sent to the breaker box. Needless to say we have the GFI in the room and clearly on the panel. Yet they wanted to deny this, because out of nowhere he thought this was a bedroom which to this date and time it is not.
The inspector who came out was a complete moron, very condescending, and if this was a issue why not bring it up from the start, stemming from the first inspection or even the 2nd inspection, but nope he wanted to act as if he a somebody with knowledge. This inspector is lucky I was not there was I have proof of the conversation as I have cameras and they always record!
I would definitely tell Clark County to re-evaluate your people you send out as it is clearly been proven some do not know how to be a professional in this area. You think wearing a badge makes you a pro or a someone, I will say nope, you are bellow the Police level and not even a Cop, so stop acting hard in front of home owners and Construction Companies who depend on your professionalism. read more
