    We are 98% complete with our build. There's been ups, and downs, and now I just want it to end…read more Here are my tips. 1) DO NOT allow Jason Foss to be your project manager. This man couldn't care less about your build. One of the first things he told me was customers have tried to fight him. I couldn't understand why, then I worked with him. Jason is terrible at communication and in charge of the most important steps for the largest purchase of your life. He also lost our only change order form, directly costing us money. One star off for a terrible employee. 2) The one-sided time frame required for permitting and prep is ridiculous if not unethical. We built in a very small town and permits took too long. Our price shot up 41k. DO NOT sign until your land is ready. If you can afford have excavation, power, water, and land monuments done first. One star off for 41k price increase. 3) The salesperson might lie, ours did repeatedly. I heard he was eventually fired. No matter what the salesperson says the company only does what is written in the very specific contract. For example they only run water 5' from the house, so I needed my own plumber to run the additional 10' to the water box. You also independently hire an excavator, electrician, painter and deck/porch builder. One star off for lying salesman. 4) The dry wall people made a mess. I only covered half of the new garage floor with roofing paper, huge mistake. They spilled a puddle of dry wall mud on the uncovered concrete and buried it in trash. To be fair the good project manager, Sean, told me to cover the entire garage floor. One star off for drywall mess, but one added back for Sean who has been great. Overall the house seems built well enough but paying 41k more than I originally agreed may have made this a bad investment. The owner responsibilities are poorly organized and split up over several documents which made doing my part on time confusing. If I did it again I would record my interactions with the salesperson and project managers. I wouldn't build in a town because the double permitting (city and county) involved is too slow to meet the price lock deadline imo. And lastly you have to be aggressive with everyone: the builder, the contractor, the permitting offices. Squeaky wheels really do get the grease.

Plus the fan in my bathroom has hung down the manager at the time that his does that I should worry. Looks like trash afraid to touch it might fall.

The bathroom needed a complete overhaul, including new plumbing and wiring, as well opening a window that had been partially covered in the previous remodel. Other areas that needed substantial repair included a water closet with a single toilet on the basement landing, tiling in the kitchen, a microwave installation, ceiling cracks in the living room and dining room, chipped wall paint in hallways, the aforementioned kitchen ceiling leak, and replacement of outdated wiring and plumbing in the basement. It was a sprawling remodel-and-repair job. JDL came highly recommended and did not disappoint. They patiently spent a lot of time with us up front on the overall design of the project, from the attic to the basement. They laid out the cost of the project, including options, in great detail. The price wasn't cheap, but it was fair, and we feel we got more than our money's worth. These folks are professionals. Once JDL started the actual work, we were impressed with the overall project management, the exacting craftsmanship of both their own employees and the subcontractors, and the way they treated our house as respectfully as they would have treated their own. They cleaned up after themselves every single day, communicated about their progress regularly and made all significant decisions in consultation with us. The result is a bright, modern bathroom that nevertheless blends in perfectly with the 1915 style of the house.

We have nails coming up from the floors and the steps causing wounds…read moreon us and the kids, lights pulsating, breakers flipping and shutting of the refrigerators and BBQ, foundation issues that Holt is refusing to address, trim discoloration, moisture that builds up in the dryer exhaust which causes moisture in the drywall. We have lost both AC and heat multiple times and then just today it has gone out again! The heating/AC problems have now been going on for a year with continuous problems and no long terms fixes. We have flooding up to the foundation plus mud and loose rocks coming from the rock wall which jeopardizes the structure of the wall. The pump under the house is high and was never plugged in. Holt refuse to take an sort of accountability and fix things.

    In 2017 my wife and I found a builder to construct our retirement dream home. At the time we lived…read moreon the East coast, so we'd be doing a remote build. Our plan was to do this in two phases - Build my shop with an ADU now so we'd have a place to stay when we visited and that we'd live in later while our house was being built. Second, after we both retied and sold our Maryland home, we build our dream home. We worked with this first builder for nearly a year before parting ways over significant cost overruns on the shop/ADU - something we hadn't even started to build. While we lost time, and a good chunk of money on architectural work this turned out to be a blessing in disguise. Enter Evergreen Homes NW. After a few more months of research, we found Evergreen Homes. Before we even contacted them, we tracked down people who they've built for and met them to get honest feedback. We liked what we heard and reached out to Chis Sundstrom on Memorial Day 2018 to leave a message, not expecting a response that day. We were wrong. Chris called us back within the hour and spent a good amount of time getting to know us. A few weeks later we flew out to meet him and get the ball rolling. Chris met us on our property and was happy to build what we'd originally planned but offered a few alternatives that would save us money. After a lot of discussion on what we wanted, he sketched out a house with an attached shop on a yellow pad while sitting with us on a log on our property. He incorporated everything we wanted and quite a few things we had not even thought about. Chris encouraged us to skip the two phases we initially planned and do this once - just build the house now and you won't need the ADU, and you'll save a lot of money! We honestly hadn't thought of this as we had cash on hand for the shop/ADU but wouldn't have the money for the house until we sold our home in Maryland, which we wouldn't do until 2020. Chris worked with us and found a way to make it happen! The plan that started on a yellow pad was developed over the coming months by his daughter Tama. There were dozens of iterations before we got exactly what we wanted. We were living in Maryland throughout the entire design and build process, yet Chris, Sterling, Linda, Tama, and Lisa made it feel like we were just down the street. Through their outstanding communication, doing a long-distance build was not an issue. Sterling Sobszak was our construction foreman and was wonderful in managing the team of craftsman who built our home. He spent a good amount of time with us during an early visit to understand what was important to us. Sterling called me often with updates, or to discuss challenges, or to offer enhancements that I might be interested in. During each interaction it was clear that he really did have our best interests at heart. He then went out of his way to ensure every detail we wanted was simply perfect. Most homeowners probably don't give a second thought to the work done by the framers as their work gets covered up. During a visit, I inspected their work with a framing square, level, and tape measure - we were blown away with the accuracy of their work - floors that are truly level, plumb walls, and square corners! The finish work is equally impressive. We have natural wood doors, windows, and mill-work so you cannot mask mistakes with caulk. From excavation to final finish - everything is amazing, and we greatly appreciate the hard work all the trades put into building our dream home. You can tell they care! We have been in our home now for four and a half years and we still love it. It occurred to me the other day that we haven't had any real issues with our home. In talking with neighbors who used different builders, they've made multiple callbacks for a variety of issues - some very serious. We've only had one, and it cropped up our second year in the house. The cedar that was used to clad our porch columns developed streaks from the nails used to attach it. When I contacted Evergreen, Sterling came out and saw what was wrong. The contractor who did the work mistakenly used the wrong nails - interior vs. stainless steel. Evergreen promptly replaced all the cedar and ensured it was attached with the correct fasteners. This was no small job, but they took responsibility for the mistake and made it right. I'm sure they could have given me the run-around, but Evergreen took ownership for the mistake. There was no hassle, no debate, they just resolved the issue. Thank you, Evergreen Homes NW, for crafting our dream home! We have a beautiful custom home that meets our needs and lifestyle perfectly. We wanted a builder who really delivered outstanding design, quality, craftsmanship, attention to detail, and value. Evergreen has exceeded our expectations on each of our five criteria. The quality of the materials that went into our home matches the quality of the work.

Their understanding, and professionalism throughout all obstacles with my home repairs, (they know what I'm speaking of). They kept their cool. At least in front of me. Phone calls after phone calls as I was out of state. They took on this monster, without any grief but with guidance . In the end the buyer and myself were very happy. Thanks again, PDX Green Team! They took a kitchen to the studs and built a masterpiece for my wife and me. How much do we love them? We rehired them to renovate our master bathroom completely. The fact that we rehired them should tell you all that you need to know about how amazing they are. So, again, the best review is that we are using them again, and you should use them too because they are the best. What made them the best: 1) They helped us save a lot of money. They have a unique approach to ordering materials for the project. They let us know what they needed, and we ordered it directly. We ordered the new cabinets, the new doors, the new appliances, etc. By doing this, there was no additional markup on the items ordered, and it saved us a lot of money. Other contractors we met with didn't want to do this, and their quotes were at least 20 percent more than PDX Homeworks. 2) Their work. Unlike other contractors that we have had in the past. When they saw something that wasn't quite right but that we would never know about, they didn't just cover it up and move on; THEY MADE IT RIGHT. Not to mention that their work is very precise. I once watched Nick get so frustrated when he was leveling the kitchen as he tried to level everything because it was off, to me, an imperceptible amount. At least the amount was imperceptible to me, but to Nick, it wasn't perfectly level, and he continued until it met his exacting needs. 3) Helping with design. We were amazed at how painless the whole design process of our kitchen was. We gave Amanda some inspirational pictures, and she came back with a fantastic design that only required a few minor tweaks. THANK YOU, AMANDA. 4) They only work on one project at a time. It is just Nick, Amanda, and Kailash. They don't have multiple crews doing multiple jobs that they are overseeing. They were at our house every day, working and working. It was so lovely that we had consistency in seeing them every day. 5) They're very clean. Every day, they would use drop cloths on the ground to make sure they didn't get the carpets dirty. I even told them that they didn't need to do that because I was getting the carpets cleaned after they were done. They didn't listen to me and continued to use drop cloths every day. They also vacuumed and cleaned up every day. It was a very clean renovation. 6) They are just the nicest people. It was great getting to know them during the whole process of our renovation. They don't do this type of work to become huge builders with millions of dollars of work completed every year. They are just the nicest people who love remodeling, helping people out, and helping them save money where they can. Again, we can't say enough good things about them except that we used them, again, to renovate our master bathroom. If you need a contractor, unequivocally, I can say that you don't need to look any further because you have found the best contractors in Portland and possibly the world. USE THEM!!!!!!
