They should go into the minus . So I've been living abroad and when I came back decided to look for a property with City Room amongst other ( I'm from London). My friends are letting agents and let's just say I and the council have dealt with rogue landlords before. These guys are the definition of rogue landlords. Their director has been in trouble for this before. Someone else mentioned this. I went to view some properties with them. One of them in Acton with 5 people living in it ( households) without I believe HMO licence and any fire safety. This again means that it is not legal. You can imagine after this what happens. I went to view another property with them again council. As you can see from their website most of their properties are council/ ex council. This leads me to believe that alot of them are being sublet without the councils knowledge. I have lived in properties where this has happened before and when the agent is busted everyone of course lost their deposits. Learn this if you are going to rent in London 1) This means that the 'contract' that you sign is just a piece of paper because the owner is either unaware that it is being sublet or is aware and will, along with the agent and their staff be prosecuted and fined by the council. 2) If the company is illegal again your contract is worthless but if they are prosecuted by the council for some reasons you can try to claim back all the rent you paid there. If you are reading this and live in one of the properties rented from them I would check with the council if your property is legal because otherwise you are paying rent to noone for nothing and I would get your deposit back asap. There are many reviews on here about City rooms keeping peoples deposits with bullshit reasons. I can vouch for this because I put a holding deposit down before I was more informed and they did a referencing check. It failed because of a CCJ. I was not aware they did a credit check as I have rented many times without this. The guy then emailed me saying 'I had changed my mind'. * Listed as a reason to not give back holding deposit. When I said everybody knows that's not true. He then said ' I had given false info' * Another reason listed to not give back holding deposit. Again this is not true. The truth is they take the money and run. Prices for renting in the capital are out of hand right now but the prices they post for their properties are exorbitant ( they then reduce them). They prey on people coming here and I believe they are also in the fake visa business. I am in the process of getting back my deposit. If you rent from them know that you are probably getting a ghost for your money ( even if it can be friendly) and your money will be a ghost . You will receive a fictitious contract and a fictitious tenency. Sidenote, I have witnessed these agents getting chased down by the law. This company is bogus. read more

My experience with City Rooms was appalling. I strongly advise you to avoid this company and book with someone else. Trusting City Rooms was one of the worst decisions I've ever made. The original listing promised a "fully equipped" kitchen with "nice and friendly" housemates in a five-bedroom house with two nice bathrooms in Wood Green. However, when I arrived, an existing tenant warned me that the other housemates were scary and one of them had been stealing from other people in the house, using drugs, making threats, and blasting music all night. The "equipped kitchen" was empty except for a few appliances (there weren't even forks or plates), and the dishwasher and washing machine were broken and smelled disgusting. One of the two bathrooms was actually a part of someone's private room, so everyone had to share a single shower. The doors of the house were also left unlocked and ajar at night. I decided to stay with a family friend for a few days because the situation seemed unsafe. While I was out of the house, I wrote an email to City Rooms expressing my concerns about a tenant who was possibly going to jail. Without consulting me, City Rooms forwarded the email (with my name attached) to the tenant, who got angry and tried to break into my bedroom, damaging the door in the process. He also threatened to "break [my] neck and throw [me] out the window" according to one of the tenants who I maintained contact with over WhatsApp. If I had been there, I would have been in serious danger. When I contacted City Rooms about the incident, they refused to admit that they put me in danger, but confirmed that they had forwarded the email. Initially, they offered to move me to another location, but after ignoring my messages for days, they admitted that there was nowhere available that met my criteria for price, cleanliness, and proximity to my office. I had to stay in a hotel, which was very expensive. After multiple calls with their director, Jorge Sanchez, he agreed to refund my deposit and all of the money I paid for my first month's rent except for 300 GBP. This was not a fair deal considering they made my home unsafe, but it was better than what they were legally required to offer me according to the fine print of the contract. After a few weeks of silence with no money coming through, Jorge informed me that he had changed his mind and would be keeping everything except for my deposit, which he was contractually required to return. He even refused to refund the deposit in full because of a peculiarity of the way I booked that had me transferring from one room to another after a the first few days. I could have taken them to court, but I didn't think it was worth the legal fees and effort. In my last conversation with Jorge before he permanently stopped communicating, he told me that the whole situation was of my own making and that I should really be taking responsibility for all of this. I eventually received my deposit (in part), but it was a terrible and stressful experience. City Rooms lied about the nature of the listing, stole my money, and endangered my life. Stay away from this company and warn anyone you know who's moving to London to avoid it like the plague. If I could rate this company 0 stars, I would. read more

London Worst Agency. Stay Away. They don't have customer care to support on their holiday times. If you have a trouble you have to die there is no other option. I don't know we are living in slum or flat. Toilet, Kitchen bath tub all are blocked and flooding poo water all over the house. They are not taken any action yet. Even they don't have manners to see the property at least. They dumb our life in to hell read more

I would never suggest this agency to anyone looking for rooms in London. They persuaded me to pay deposit payment before viewing the property, after two weeks of receiving the payment they finally arranged the viewing. The room was not in accordance to the agents description, I asked for a refund, they refused and only returned a part of my deposit payment. Really poor service. read more

Orribile experience, moved in two different houses managed by them, and the cleanliness was disgusting in both of them. In this one, among all the hazards, there's an electric transformer, right on top of the shower. I went to the agency in Stratford, and after they pretended they cared, they asked me to go to the head office, and gave me the email address of the letting manager. He clearly cared less the the others I spoke to. He replied with really short emails, asking me to flag the issue through their website. After I flagged it, along with other issues, all I got is a fire blanket in the kitchen. I really advice to stay away from them, TBH. I lived in London for very long time, and this is the first time I am dealing with such incompetence and carelessly regarding living standards. I am sure I will end up paying for professional cleaning, as overall the condition of the house are really bad read more

This is a review for city rooms London. They are horrible. This company is just after your money and once you pay the security deposit you are trapped with them until your lease ends. The take advantage especially of foreigners who know nothing about London and give you horrible rooms. I found out that the house I have has prepaid electricity so now I have to buy electricity I had not planned to pay. The house I was put in, can go up to 8 hours without cold water. Not hot but COLD. so you cannot even use the taps or drink the scorching HOT water. The house is also cross-wired and some of the lights do not work. Tried to report multiple times but still no luck. Upon moving in I mentioned that safety was a huge part for me. But the neighborhood I ended up in is very tacky, has people doing drugs and as well I had someone chase me down the street. I also had someone scream racial slurs at me. Upon going to the office the manager was not helpful at all and offered me places that were very far and would require such a long commute. He did not seem to have cared about anything or even my well being or they do not have a lot of properties? and now I am stuck because I will not leave 500pounds to a scam of an agency. DO NOT GO HERE!! Save your money and get an airbnb for your stay or go somewhere else. read more

Please try to avoid this agency at all cost, they are some stupid people trying to cheat you in very single step . I wanted to rent a eu-suite room for 3 months and the room which gave me had broken heating system , hot water shower was not working , wash basin was choked , commode was not cleaned before handing over the room . After repeatedly complaining about these issues they took their own sweet time to fix it where as they claim to give rooms in spotless condition . ohh btw internet speed in the apartment was .4 mbps after repeatedly complaining it was not fixed . read more

Terrible company , using fake advertisements (clickbaits) on gumtree just to lure you to their office and offer you other rooms.. completely dissmissed the room i came to see ... 'he could not see the room anymore' . wasted a 4hours of my life by driving to London just to be lied to my face by one of the agents. read more

CityRooms - 1 year tenant Review I have lived with CityRooms for a One year contract from August 2018 to August 2019. Firstly they always seem to pressure you into putting a holding deposit for rooms without a viewing. As well as booking rooms without viewing them first. However they do accept if you rather choose to wait in order to book a viewing and "risk" the room being taken by someone else. Secondly, the only good point is that they are fairly competent when you wish to report issues. Some came up due to the landlord; such as a family of 5 (two adults and 3 children under 10 years old, including a new born baby) moving into one of the 4 rooms of my house share, which is obviously not allowed. Other cases include, blocked sinks, broken kitchen appliances and rats. They are pretty swift when it comes to repairs but these are often, such as the rodent problems. Thirdly, they are poor when it comes to customer aftercare. They withhold deposits and leave you in the dark if you approach staff with any questions about anything you or Cityrooms needs to do, unless you have agreed to extent your contract with them, or wish to find another room with them. And finally, whether or not you provide evidence of your room being in exactly the same condition as you found it when you arrive. They will still charge you for cleaning. This part of the process was very disheartening and unfair as it made me feel as though they are just trying to squeeze as much money out of me as they can before I leave. So if you wish to get a room quickly, with an extremely swift sign up process, this company is ideal. However, you will be under contract and you will be under their grasp and you will concur a lot of fees and put your well-being at risk, as most of their properties (having viewed 4) have been undersized, overpriced and lack in cleanliness). Please be of this agency. They just try to ask you about your information and will contact you in WhatsApp. However, when I contact you in WhatsApp number about the room I like, they said this room is still available and they asked me to come to their office to discuss further. After coming to their office, they said this room is not available anymore and asked me to choose another room. The funny thing is even this room is not available but they still leave the room in Spareroom. One day, another staff contacted me-his name is Brian. He asked me to come to the office because they have a discount. I said to them that I will not come and thank you so much, then he said he will block me in SpareRoom. So bad attitude read more

(If only I could give no stars) Sign the contract if you are prepared to loose ALL of your holding deposit. Cityrooms only care about money. We lived in a flat with a disgusting flatmate who'd smoke all around the house, as well as blocked up all the sinks and drains with either food or hair. After a unsuccessful attempt to speak to the flatmate myself, I escalated the issue to cityrooms as they suggested in the contract. All they did was send an email (with possibly the worst grammar and spelling ever) to all flatmates and called it a day. The flat was run down when we moved in. The bath was leaking through the ceiling, many things were falling apart, the heating hardly worked (especially in the winter!), and we were without internet for 3 months. When we asked cityrooms for help, they'd barely replied. In the rare occasion when they did reply, it took them weeks, if not months to solve an issue. When we finally had enough and decided to leave, they made sure that the fees were a few thousand pounds so that we would not leave. To top everything off, they decided to take all of our holding deposit, which was £945 without even letting me know. The only reason I found out was because I chased their highly unprofessional manager, Jorge Sanchez who could barely speak English. It was so difficult to understand any of his emails and when you ask for clarification via email or phone, he was extremely reluctant to help. read more

Stay away from city rooms, worst experience I have ever had in my life! This scam of an agency doesn't even deserve 1 star. Having lived in one of their "best" and most expensive properties in Chelsea I have been unable to use the bathroom, water from which was dripping from the ceiling of one of the bedrooms, the heating was broken and half of the lights in the house didn't work. Most importantly, I haven't been able to sleep at night thinking that the entire house would collapse because of how much it was shaking when the washing machine was on or as trains or cars went by. You will be stuck in a shithole of a house without any basic amenities. Nothing ever gets fixed, weekly cleaning service is non existent and they rip you off in any way they can while providing zero service in return. Avoid, avoid, avoid! read more

BEWARE OF THESE PEOPLE- THEY DON'T CARE ABOUT YOU. We moved into a property via City Rooms. They promised several repairs and trash removal. The ad touted wifi and cleaning services. We had to pay a 500 holding fee to see the room which is shady but we did it because we liked the space online. NIGHTMARE. Worst decision ever. Once we signed onto the space it took 5 months get wifi (the wifi actually didn't work), 2 months to get a running kitchen sink (the tap was broken we didn't realize), 1.5 moths to get hot water for the shower (why oh why did we NOT take a shower upon viewing??????), The hallway and kitchen lights were out for months, and the hallway was filled with previous tenants' trash which we asked if we could remove it since it was abandoned and told no. Repairs and neglect aside, we chalked it up to chaos. But the nightmare was just beginning. In comes a construction team a few months into the rental. We had no idea construction would occur while renting- they installed fire doors into our apartment. Thanks- that's great, safety first. EXCEPT they did all the construction IN THE HOUSE. The saws and sanders rolling kicked up clouds and piles of wood chips and sawdust into the air. I ended up going to an optometrist because of a severe infection caused by this and have the documents to prove it. My partner has a glass eye from cancer survival, she had to take it out and eventually we had to stay somewhere else. We complained about this egregious and unlivable situation tot he landlord but we were told it's not a big deal and we had to suck it up. The construction was shoddy and the newly made doors were pieced together with sheetrock which made them dirty and crumbly. THEN COVID19 hit. One of our roommates was forced to move back to Poland over it because of a government mandate on travel. City Rooms refused to negotiate with him to let him end his tenancy early and attempted to charge him 3 months rent. The threatening messages during a time when compassion was necessary was disgusting and greedy- but anything for money isnt it? Upon realizing the room needed to be filled again, since my partner is a cancer survivor we reached out asking what the protocol was going to be to ensure our health and safety. We were treated as if we were inconveniencing the company. The CEO of the company- Jorge (of who You may realize if you read reviews on City Rooms has written many himself pretending to be a happy customer. But how many happy customers really spell their name Jorge with a J?)- ANYWAYS Jorge personally wrote me an email. They said it was OUR responsibility to disclose our medical health upon signing tenancy. THIS IS ILLEGAL. With CAPITAL LETTERS. Illegal. Period. It was not irrational to ask about their protocol and also it was fair for us to be nervous. They said they would select a tenant to their standards (not health or government standards) and that the best way to ensure my partner didn't get sick was to pay 1000gbp a month for the empty room. The quote here in the email was "that way we dont lose money on the room". At no point did we ever tell City Rooms to not rent the room out to anyone, we just wanted clarity on the rental procedure in the uncertain times. Also they DIDNT ask us upon signing to disclose our health records. The CEO Jorge LIED to scare us in that email. In order to leverage and fear monger the potential safety and health of my partner to purchase a room. This coercion was disturbing. After this incident, they later sent us an email saying sarcastically "You'll be pleased to know we can't legally rent right now." We weren't pleased- we were now terrified of the retribution they would take on our health. End of story the ACTUAL property owner repossessed the apartment this month. It wasn't legal but neither was City Room's agreement with them. Anyone w/ similar stories reach out. We will support if you need testimony for court. Will provide documentation. read more

They're a fraud!! Go away and google it to see other testimonies! they will show you a room you can't visit, take money for you to book the room and never give it back to you. Don't rent a room with them! the 2nd floor of their office is full of people complaining about dirty apartments, over crowded apartments ect! Please don't be fooled by the fake review written from the agency. Please google 'the city rooms review' and see how all the other people thinks. What's funny is there are only either 1-star or 5-star in Google Reviews. Also what's funny is that all the 5-star reviews looks similar. Guess how it could be like that! If there was a possibility to give them 0 stars, I would do that. They don't care about finding you good accommodation, they only care about you paying them. Rush atmosphere, not providing all necessary information about deposit. One huge disaster. read more

Avoid CityRooms at all costs! From the very beginning their lack of communication, replying to my emails very late, having to call up to 5 times a day, several times a week just to have certain things sorted out, things that THEY were responsible for (no internet connection even after 6 weeks of moving in etc.). They're rude on the phone and lie to your face, that's why I'm now only using emails so that I have proof of our conversations. They charge you for every little thing and they spam you with emails even 5 days prior to the payment due date (in spite of always paying my rent on time), while their website online payment system is always faulty and gives errors - they once charged me twice and took me 2 weeks to get my money back, while having to pay overdraft fees to my bank because the double-payment caused my account to go into overdraft. I had to call several times a day, every single day for 2 weeks to get my money back and every time there was someone else on the phone because they were trying to avoid me. They're an unprofessional, rude, low-quality and poorly managed letting agency! Will never use them again and will tell everyone about their poor services and high prices! read more

AVOID! Very unprofessional and absolutely appalling customer service. The worst estate agent I have EVER dealt with by far. They tell you to contact them by email, and then they either don't reply or ignore everything you have said. One of the managers told us that he didn't remember our emails that were sent to him, even though he replied to them (with very poor English). VERY frustrating. Their web of lies has become embarrassing as they can no longer keep track of them. read more

Avoid this company at all costs. They are converting two bedroom flats in to three and four bedroom flat shares by splitting up the living rooms, overcharging for the rooms, no or very little communal areas. No interest in fixing issues at an acceptable speed for example our bedroom window had a massive crack in it when we moved in, it was reported on the first day and on a couple of other occasions and it wasn't fixed prior to our departure several months later. They advertise as bills included they are partially included, so expect at the end of your tenancy they will add on some bills. In our situation the bills don't even correspond to the time we were in the property and they don't seem to care to adjust them to resolve this matter to give us an accurate bill, which has resulted in no bond being returned over three months after our departure. Please avoid this company like the plague. We have many more stories but not enough room to fit them in the review, but if this was city rooms they would probably squeeze another bedroom in somehow. Just simply avoid no matter how desperate you are for a quick room. read more

This Agency appears simply to bamboozle you into signing very bad written contracts in ENGLISH . They Charge extortionate prices and you will find that there is nobody around that can speak your Language, although they COULD speak it when they were getting you to sign. The rooms offered are often not as describe, but by the time you get to see it you have signed and paid, and you cant get your Money back.Property could be in a building which is operating illegally without a Licence. I've signed a contract for a year with this agency as they seemed to care for their customers. As I was in a hurry I did not check the reviews and only later realized I should've done so before. They showed me one room which I liked and were helpful with me moving in and from what it seemed also quite flexible. Even though they claim to have "all bills incl." this is not the truth: In the contract it states that you only are allowed to go up to a certain amount on gas and electricity, everything over that you have to pay yourself - when I asked the tenancy manager about that he says that noone ever reaches that limit so I won't have to pay any of the bills. That was a definite lie - my flatmates and I regularly had to pay electricity bills on top of our rent as the amount the agency allowed was by far not enough (We were all working 50hours/week and hardly home on the weekends so there is no chance of us going crazy with the bills.) When I signed the contract I was really rushed by the people who deal with the contract and your money, had no proper time to read through the contract and was urged to sign immediately so they can all go home. They were required to send me confirmation of my deposit being kept with a deposit protection scheme within a month - however that confirmation took about 3 months to reach me. After a month of moving in my flatmates and I complained about the issues in the flat: - The water in the kitchen sink was not running off - Mould in the bathroom - The broken oven exhaustion fan - a hole in the bathroom wall - the extremly poor wifi The agency claimed to have repaired all of these issues when in fact none of them were repaired. After we all had a meeting with the Senior Manager Jorge Sanchez to complain about their reluctant communication and lies he said they won't repair it any further as those issues do not affect our life there. When we complained about our fridge not working properly (our food got moldy as if we wouldn't refrigerate it) they said it is "overfilled". After the fridge completely broke, it took them three weeks to repair it - and only after I threatened to take legal action if they fail to do so. When I asked for a refund as we lost food worth a lot and had to deal with lots of issues to get the fridge repaired, Jorge laughed in my face and said this is no reason for a refund. However, in the end we had three fridges in the flat - two of which were not used (or broken - they just lie in the flat, taking away our storage space - plus a lot of trash in the storage rooms left behind by someone.) The people dealing with your contract and money are extremly unfriendly and unhelpful. They told me it will take 2-5 weeks to refund my deposit. Only after I reminded them that they are legally required to transfer my money back within 10 days they managed to get it back to me. The photos they have of the flats are about 5 years old and show a different state of what the flats actually look like. Within the 9 months of living there they have not managed to repair any of the mentioned issues and have constantly ignored emails asking for repairs or information. Fortunately I have found a replacement and moved out - of course not without paying a contract breaking fee. If you want to live in a peaceful environment and not get scammed avoid this agency, they are liars and should be banned from doing business. read more

Do not go anywhere near City Rooms! I wish I read the reviews prior to my experience with them. They are awful, rude people that only care about taking your money, and as much as they possibly can. They will lie to your face to get you into a contract, which they will then continue to lie about later. They increased the prices after 3 months, after telling us this wouldn't happen - forcing us to leave the property and find elsewhere to live. They rip you out of a deposit, which they also take a considerable time to repay (way longer than they say). They are awful at replying to emails, constantly forwarding you onto other people & never taking responsibility for themselves. The staff are the rudest i've ever come across - shouting and being abusive over the phone. Mouse droppings were also found when we moved in, cleanliness is something they are clearly not aware of! Overall, avoid City Rooms at all costs. read more

This agengy is very BAD. You can't see the rooms, only by phot, if thre is a problem, they don't fix them then say you "cal the police" But when you must pay a ren, the want imediatly money. I rent one room (thre prison 2x2) at 910p, because the bulding have a gym and swimming pool, i can't use that, i don;t have a fob key for enter and two times i stay outside on strett. When you write a mail never answering. This the estate agency is a scam.... read more

This is probably the worst agency around London regarding accommodation. They seem very friendly and liable at first but as far as you sign your contract they reveal their unprofessional-ism. They will try to squeeze as much money as the can out of you. The internet in the rooms is crap. Be extra careful on "ALL BILLS ARE INCLUDED" cause that a big lie.Bills water, electricity, gas and TV licence is not included PLEASE read the small part before sign the contract you will find it out there is a limit of 30£ nowadays 30£ is not enough for a flat with 3 rooms and you will have to pay more, TV Licence if you don't pay it is a crime and you go to court can even go to prison, if you decide to pay of course you will it will cost £230.00p/y. The cleaner is only 1 time per mount or 2. Thecityroom do not provide the cleaner with what they need so they will not buy anything If you decided to move before your contract finish you will lost all your deposit maybe even pay more if they don;t find someone else to move into the flat. I have move out a month now and they refuse to give back my deposit even if i have paid loads of money to them just for breaking fees.The most suspicious thing is that they will encourage you to find a replacement for the room but they DO NOT DEAL WITH BRITISH PEOPLE which sounds very odd to me. They said that the LANDLORD does is requesting an international tenant but i spoke to the landlord and he has no idea about this clause. In the day you move out they will not give back your deposit you will have to wait 5 weeks and in the last day they will charge you a lot of things like damage etc. The best advice is! rent a room without contract it is safer cheaper and easy for you to deal direct with the person you rent they probably will like you and even give you dinner. We rented from Cityrooms for 11 months and getting our deposit back was a nightmare. They said that we had bills to pay (yes they say bills are included but the cap allows them to charge you if they feel like it) and kept our deposit hostage for over a month. We had to go to their agency and fight with Jorge Lopez on this subject just to get this process through. They say they care about tenants but its all a lie. They have no idea where are you living, what meters are in your property or if the people you are living are good or bad, clean or not, they just care they pay rent. You may end up with amazing housemates or horrible ones. On that subject we were lucky, but the agency is horrible to deal with. They take forever to resolve issues, they will charge you for reference fees after you leave them and they will try to steal from you at every opportunity they get. Quick tip: when you get a bill to pay, ask for a copy of the bill from the provider, call them (number on websites and not on the bill) and ask them if its a real bill. It may be all fake. It most likely will be. The properties are overpriced and they'll rent it out to as many people as they can fit in the rooms. We didn't see any reviews but you have no reason to get into bed with them as there are many now! I know its hard but find another agency or go for small contracts!!! read more

The service was absolutely horrible. I got jerked around by several agents. They were not interested into listening to my preferences. Rather than showing the places I was interested in, they took me to other places which I had already mentioned I did not want. When I asked if I could come back later to see the place I was interested in, the agent plainly refused, because 'he didn't want to'. He was very rude about it. I don't understand what game they are playing. I had already explained my budget and location at our meeting and they had available rooms that suited me and yet they were not willing to show me those places. If I could give this so called "agency" zero stars I would. I had been emailing a staff member called Michele Vali about viewing a room and had arranged an appointment to meet him in their offices at 11am on Tuesday the 23rd jan to view this property and he told me he had a few others that would suit me also. I flew from Ireland especially for this meeting with the intention of taking the property that I was most interested in as I start my new job in London at the start of next month. I arrived at the office only to be informed that michele was not there for our appointment and another man (sitting at second desk in corner to the right when you walk in) said he would help me. He informed me that the property I came to view was not available any more and that they only had a few that were available immediately despite boasting that they have 1900 rooms and most of their online adverts have "available immediately" on them. As I was asking questions he proceeded to take his phone out and literally ignore me while I was sitting there, he told me that I could have one room for a month and then maybe the one I wanted would be available next month. When I asked could I view it today he laughed and said not until next week at least but I can rent it based off the photos he had that were taken 6 months ago. He seemed agitated by me being there and seemed completely uninterested in helping me. In the end I said I was going to have a think and go for a coffee and he didn't even look up from his phone to acknowledge I was leaving. Running a business with employees who don't turn up for appointments and then are so completely unprofessional and rude is a disgrace. I have a huge number of friends coming over to London and am part of many Irish in London fb groups and I can assure you I will be warning absolutely everyone I can against using city rooms. read more

DO NOT RENT FROM THIS COMPANY. If I could give them negative stars I would. They are totally unprofessional, scam artists who will lie to you to get you to sign a contract and then charge you ridiculous fees every step of the way. The letting agent that we spoke to explicitly lied to us about fees that we were to be charged. When we threatened to serve them with papers Jorge Sanchez told us that his company gets sued several times a week as it is. The employees of this company are incompetent and uninformed at best and scam artists at worst. I only wish I could go back and not rent from this company. read more

This agency has no respect for its tenants and will try and rinse you for every penny possible. I was a tenant for them for over 3 years and seemed to be the only person who cleaned up and looked after the flat for that time. They never have any intention of giving back the deposit and will make up so many excuses to not refund it. I gave the agency over a months notice when I was leaving and asked if they would waive one of the fees as we had issues for months with the boiler (multiple weekends with no hot water) and they also did nothing when there was an abusive flat mate who was physically and verbally abusive towards me on a daily basis. They don't care about your safety. Jorge stretched out the whole process so I finally accepted the charges but because I complained about him, he said he wouldn't accept my notice and I now had to pay 4k in fees and rent and was going to take me to court. I have left the country so he can't do anything to me but also said that he is happy in the fact that I won't be able to get a mortgage in the UK as he will ruin my credit rating. What a petty man. He also keeps accusing my boyfriend of living there without any proof apart from what the abusive flat mate said. They Lie, Steal and will do anything to screw you over. We are a young couple and were looking for a double bedroom flat in East London, close to Shoreditch. The City Rooms was great and very charming with us, called as soon as they found something that could interest us. It was a lovely flat with loads of character, and quite cheap for its location! The City Rooms presented it brilliantly, they cared about the details and were very accommodating with our needs. They kept the flat off the market for us until we could check that all our requirements were met. read more

First of all..... AVOID THIS LANDLORD AT ALL COSTS. It may seem tempting to get a room with them as the seem quite easy, and they do have variety and their adverts are misleadingly good. I went as I was desperate for a room but I would rather be on the street than pay money to these thieves. HOWEVER, don't be tricked into it. If i could go back and avoid i 100% would. They are nice until they get hold of your money, and then you're trapped! You get charged unnecessary fees, don't fix urgent problems in the accommodation and they are impossible to get accurate answers from. They lie, lie, lie LIE constantly. Please read through all of the reviews. All of the good reviews are FAKE. they have been written by members of staff as they have such a low rating, or they even offer tenants rent reductions in order to write good reviews?! It should be illegal what they do, they are all criminals! Please avoid, i went through months of hell and I would hate for other people to go through what i did. This agency is really bad. When we arrived in our flat, it was degusting they did'nt clean. Then hot water wasn't on for a week. We had extra beds in our bedrooms (don't know why), no drawer and half of a curtain for 800£ per month without charges. They just want your money so be careful. read more

I have rented from Thecityrooms for 3 years (2012-15). First a rather small house for 2 years, later a well-suited apartment. The reason behind my 1-star rating, even though in my opinion even that 1-star is a gift as it is not deserved at all, is the incredibly unprofessional, disorganised and overall terrible service this "agency" provides. It's rather funny how the slogan is "Service you deserve, people you trust" - Here are the two lessons I've learned at my own expenses from that slogan itself. 1- "Service you deserve" - I can assure you from 3 years of experience, the service you would be getting by renting from this agency is non-existent. Even worse, a non-existent service would be better than the one they provide. For a business, I understand that 'money' is what matters. For a GOOD business, I understand that customer satisfaction is what matters the most. I can only talk from my own experience, but from what I have seen and from what I have heard (from former housemates and other Thecityrooms customers), this is the agency to go to if you are desperate and need a room tomorrow. Not because they are well-educated and competent professionals, but because they simply do not care. Which brings me to point number two. 2- "People you trust" - Take it from me, do NOT trust them. They promise you a good service, they promise you to be there when you need to solve an issue within the household. They won't. In 3 years I've encountered an enormous amount of issues, whether that was lack of hot water, a tedious housemate, unpaid bills (I will get back to this specific point in a bit), incredibly weak Wi-Fi connection, and the list goes on and on. What Thecityrooms should learn is to do good business first, then you earn a customer's trust. Customers don't walk in filled with trust. The agency never earned mine. Mr Jorge Sanchez is a/the Senior Manager, I had the unfortunate events of dealing with him personally in the attempt to solve the issues within the properties I was in. In the first property I rented from Thecityrooms, our electricity supply was cut off completely due to the fact that the bills were unpaid for 11 months. Please note, bills are included in the monthly rent with Thecityrooms. Hence, you can imagine my surprise when a morning like another, British Gas knocked at the property door to cut our Electricity and Gas supplies. When I contacted the agency on the matter, not only they expected me to bring them the report British Gas left at the property (as if now I'm their own postman as well), but they made each housemate pay a fee for not reporting the 'issue' to the agency before. Even though we were not aware of the issue itself, since it was not OUR responsibility to know what was going on, but Thecityrooms'. Moving on to dealing with Mr Jorge Sanchez when, in the second property I rented from the agency, I presented a formal complaint letter signed by myself along with former and current housemates at the time, complaining about 1 housemate which was bothering all of us, and by doing so breaking points of conduct clearly written on the contract itself. Mr Sanchez assured me he would deal with the issue, and how did he do so? By later telling me to 'ignore' my housemate and simply move on. Unacceptable. In conclusion, upon leaving the property (and the agency for good) the deposit as per contract should be refunded to you between 2 to 5 weeks from the day you leave the property. As of today it has been 7 weeks and I still have not received mine. Miss Young Moon is the Head of Administration Department, her lack of professional attitude, respect and overall knowledge of what she is doing is something I have never encountered before. The same can be told about, not all, but most of Thecityrooms' employees, their lack of passion for what they are doing, unprofessional and disrespectful attitude, these are few things highly noticeable in such an agency which does not know what a business is and how it is supposed to be run. read more

Please save yourself from the frustration! Don't ever rent rooms from the City rooms. They are very unprofessional. The rooms are of very low standard and the worst part is you need to keep chasing them for deposit. They say you'll get your deposit in two weeks, after much chasing they ask you to pass your bank details and wait for another two weeks. I am still waiting to get my deposit back, it's been more than a month now. How can tourists trust city rooms, if they have to keep chasing to get their money back and that too from a foreign place! read more

I'm going to echo the sentiments of most of the people on here and say that the City Rooms were an extremely dodgy and unethical company. I'd just moved over from Australia in October 2014, initially I was moving into the property with two friends who both pulled out, which I accept was not the City Rooms fault. However, my friend that viewed the flat was rushed into making a decision and I was unable to view the flat. I'd received images of what the flat looked like from my friend, there was a lounge area with two couches and we were told there would be two small rooms in the house behind this area (there were no walls at the time, just an open space). On arrival to the flat I discovered that the couches had been moved from the property and they'd instead built two large rooms and the lounge area was gone, there was just a kitchen. I sent the City Rooms a 1,000 word e-mail with attachments of the before and after images of the flat. I also outlined other issues regarding what Ulugbek (the City Rooms property guru, or as he was strangely calling himself, Ali) had messaged me and contrasting text messages I'd received regarding additional items such as a desk costing £30 per item (the contract stated this), which he told me would be free and to ignore what the contract said. Needless to say, they weren't keen on replying to this so I had to ring up and then e-mail the company's property manager, Jorge Sanchez. I don't know where he came from, or particularly care, but in my opinion Jorge clearly had no idea about how to conduct business in a respectable manner in an English speaking country. He replied to my e-mail by avoiding all of the questions and as a result, I was locked into a contract for 10 months. Trying to make the most of things was unfortunately proving to be difficult, despite all of the bills being included there was a gas top up machine in the house which four housemates had to manage. None of us knew each other and the housemates were all from different countries, only one of them spoke fluent English, so this was never going to work out well. The gas ran out several times and we were stuck with cold water and were unable to use the oven. Typically though, things got even worse when the Kazakh girl in the house started to become volatile with me for no apparent or logical reason and was creating a tense atmosphere in the house. The housemates were all meant to be "professionals", this girl was a 23 year old student who didn't work, so it was safe to say the definition of professional was lost in translation for the City Rooms. Things came to a head when the Kazakh girl spent over an hour in the bathroom on a Tuesday morning, half of which watching a TV show, then came out and went verbally crazy at me for knocking on the door to see if I could use the bathroom before I travelled to work. I was shaken by this issue and decided to draft an e-mail to City Rooms asking them how to approach the issue and if they could intervene and find out what her issues were. Needless to say, they never replied, which I thought was an absolute disgrace as they were marked down as the 'landlord' and I was unsure about what lengths the girl would go to. Thankfully, she moved out two weeks later and even apologised to me in a written letter, but the lack of action was particularly worrying in this circumstance as I'm sure a lot of people wouldn't have handled the situation in the same manner that I did. Thankfully, it was fairly smooth sailing in the flat after this, but there ended up being a few more minor issues with the City Rooms before moving out. To get a reference for my new flat I had to pay my last month's rent two weeks early, strangely I received two references and one was in broken English, which was very unprofessional. Then after I moved out, there was the issue of obtaining the £950 deposit that I paid when I first moved in. The tenancy contract stated that it typically takes 2-5 weeks for the deposit to be returned, a long time when it's approximately £800-£1,000. I had to ring and e-mail the City Rooms persistently to have my deposit returned, which took over 6 weeks. It's also worth noting, the deposit protection scheme notice was never provided to me and the copy I received when asking didn't have my signature or a landlord signature, which made me wonder how they protected my deposit, the contract stated that I should have received this within a month of moving into the property. My advice to anyone new to London and looking for a room would be to go onto Spare Room or Gumtree, meet your future flat mates and never use an agency because you'll save yourself a lot of money and stress. By far one of the worst letting service companies I have ever worked with. I was a tenant at one of their properties for more than a year. During this time we were without water and heating on a regular basis. My flatmates and myself regularly contacted cityrooms ordering them to fix the issues we had in the house. They took ages to reply, handled our concerns with a lack of interest and when someone finally came over to fix said issues, they were done poorly and unprofessionally. These issues continued to plaque the house for more than a year. They included: No cold water for a total of 2 months during the winter period, heating constantly broken and never properly fixed, water damage in the house, unstable floors, broken windows, pest problems, broken wifi for multiple days etc (just to name a few). Cityrooms is a scam and a joke! Unfriendly and extremely unprofessional. All the care about is money while neglecting basic living conditions for its tenants! DO NOT TRUST THEM NOR GO ANYWHERE NEAR THEM! If i could give them 0 stars i would. read more

Dont be fooled by the pretty pictures. This agency will try to rip money from you however they can. They dont give you the option to have a contract of 6 months they tell you we're ONLY doing contract of X amount of months.. and they make you stay for a longer period.. and the person who was trying to sell me the place told me, IF WE GO SEE THE PLACE, YOU HAVE TO TELL ME YES OR NO... and clearly i got pressured, plus they tell you they will fix this and that when you move in, BUT, they charge you for every move they do so dont be fooled. clearly their target is INTERNATIONAL people because they seem to be easy to trick and more vulnerable of knowledge, and their agents all speak different languages so thats how "THEY GAIN THEIR TRUST"... which is a smart move from them, but dont be fooled by it. The walls of the house are so thin you can hear everything and there are no windows on the bathroom. I have to pay bills every months because they only pay a certain amount but its not enough, and the cleaner is not weekly. it has been by far THE worst experience with this agency. Rubbish like hell!!!!, it is a shame to only able to give 1 star, I strongly wish to have ZERO star option cause everybody would give zero to this agency! WHY there are only 5-star and tons of 1-star??? because they cannot fake enough amount of accounts to rate 3,4 stars to make it looks real!!!!!5 star fake rating could maxmise overall rating!!!!!!!!!! it was only 1.3 star overall rating several month before, but now the overall score is 2.7, good job!! lairs!! shameful !!! Such a smooth, pleasant and stress free process from the start. Didn't feel pressured, intimidated or annoyed by the usual high street agents interested in renting you a place. My agent, George is so friendly, approachable and professional he made me feel at ease straight away. He has superb knowledge of the flatshare market and was able to explain things in a way that actually made sense to me. No annoying or pushy sales techniques. Everything about the let of my room, from viewings,selecting areas, pictures, videos feedback of flatmates are all available online 24/7. I was always keep in contact with and any queries or questions I had were always dealt with so quickly and efficiently. I would have absolutely no problems recommending city rooms to any close friends or family. If you're in East London area you'll be very well looked after if you have George as your agent. read more

Wouldn't hesitate recommending City Rooms! It's all about the people and customer service, Giovanni was amazing Giovanni is as honest as they come...well for an Estate Agent anyway Lol I'm joking! Giovanni was realistic on expectations but worked hard to exceed. When I was given the option to have spiritual viewings over the rooms I was interested I took this option up straight away. It costed me less time and saved every money in transport. Then walked in the office and Rocio, she has this personality that you just buy into...just thought this lady is so helpful. Ans she was! Just couldn't recommend more! Also recommended through a few of my work colleagues and they have also had been brilliant to them..Love the online portal & Giovanni has been legend! I have rented houses in the past using a traditional high street estate agent and now for the first time have used City Rooms and they will continue to have my business going forward, I can not fault. City Rooms are honest and helpful. In my opinion, this Business model of renting rooms rather than the whole property works. I felt like my agent Carlos concentrated on me and my needs as consumer. The customer service is great and up to standard, also once you moved in the property manager service you get is the best as far as my experience. Normally agents get paid when they rent you a place and then they forget about you, but this was not the case with City Rooms . read more

Jamie 100% worth his weight in gold "EXCELLENT" Was our property manager he was great from taking calls through to fixing everything, our boiler was down for a few hours and Jamie was on top of everything and got it resolved within 1day. Renting being one of the most stressful things to do this gentleman took the whole thing in his stride. Making everything go like clock work and keeping me up to-date no matter what time of day or night i needed advise an thank you to"Christopher" for taking care of my viewings lovely personality. They are liars, don't take my word for it, check for yourself: They post fake 5 star google reviews about themselves, if you look at 99% of the 5 star reviews the person has only ever made 1 review or slanders another letting agency. City rooms deducts randomly from your deposit for breakages and room left in a mess even though rooms are cleaned when left and nothing is broken. City rooms charges people rent based on how much they are think they can squeeze out of someone. They provide cleaning services with property, but the cleaner does absolutely nothing. I do not even know what day the cleaner comes in as there is no difference at all when they leave. read more

In your lifetime you will meet someone that goes over 100% to do a good job, well I met someone and they both work for cityrooms. I Contacted Adam and he was on the Job with letting rooms he helped us and answered all our questions expertly, he even went out to get us some coffee from a local coffee shop while we were signed up. At the end we ended up renting one room for my girlfriend and I and another room for the cousin of my girlfriend,. I wish to tell cityrooms YOU have a team that is worth their weight in Gold and others should learn from it. I cannot say how proud my GF and I are to meet you and we wish you every luck in the world with your goals. read more

I'm glad to say that I finally found an amazing room to live in London!! Thanks to the agency I'm resting now after few months looking for a place to stay. One friend recommended me the agency, in spite of reading some bad reviews on the internet, I decided to attend there. The negotiator Stefano provided me an excellent service. He offered me some rooms in the area, and we booked some viewings. Then he helped me out with the whole process ( admin papers, check in... ). I had an issue with the boiler, and he solved it with the maintenance team. I would recommend all of you to use their service, professional people! read more

Excellent service - Mouad City Rooms and our agent Mouad have been fantastic in making the typically stressful experience of renting a room as effortless as possible. We have been lucky enough to find a perfect room in a perfect location in under a week, it wasn't easy as we went through at least 15 viewings which were easy to manage through the City Rooms portal and our agent. Mouad managed very well our availability and communicated with us all the time etc. Mouad has been really helpful and proactive from day one and is always willing to help. read more

I have just agreed to rent a room for 4 months . Cityrooms was my last hope after 2 other agents that let me down. I was looking to rent a whole apartment which is hard as it's a complex and niche market. My agent Carlos here in Cityrooms is my contact agent. He is personally a lovely guy and totally professional in all his dealings. He is in touch at every stage and at the end of the phone for any queries. I was a bit dubious about the company but he reassured me on all levels. Based on my experience I would totally recommend Cityrooms. read more

I would recommend City Rooms to any one who wants to rent a room in London. The process was easy and straightforward, I found a room quickly. Carlos, my estate agent was approachable and available easily for any question or advice. Straight forward explanations of the whole process were given and the pricing and extras were easily understandable. You are given a wide variety of photos and videos which you can easily select a few potential rooms and then book viewings. I would definitely use City Rooms again. Thank you read more

I was very pleased to have Ulugbek working on my behalf to rent 2 rooms I needed. Ulugbek turned up on time, was well presented and generous with his time. As it was a sunny day he readily agreed to take us on viewings without hesitation. He worked through a weekend to put together and finalise our rooms and on the basis of his careful and well composed work I rented two rooms within a matter of days. I would highly recommend Ulugbek to anyone who is considering renting a room through City Rooms. read more

Would use Cityrooms again without hesitation Had an open and honest discussion about price, so the room I wanted got sold at full asking price within the same day. I was then shown pictures and videos of a new potential room which I found fantastic and the viewing process took place on the same day, which by the way was easy to manage. I am from Argentina and studied for six months in London. It was a nightmare finding a rental accommodation. Every agency will ask you for 3 years landlord references, six months bank statements and many more paperwork that someone like myself would never have. I ended up living in a hostel for almost one month. My agent Jafar exceeded my expectations. Other agents tried to put me off of Cityrooms claiming that you don't get the same service but from my experience you get much more than any other agency around. Jafar was friendly, genuine and honest and always kept me in the loop, as did the admin department in head office. I never felt like I was under any pressure. I will always use Cityrooms for lettings and wouldn't hesitate to recommend them. read more

Chris has been amazing throughout the whole process from start to finish.
