    Cons: Note* These are all external observations and website investigation when I was looking for a…read moreplace for my winter texan parents in the fall of 2023 to come down and visit for a while I went during the day and passed by at night to see if they had security lights for tenants ( very scarce ). It floods when there is heavy rain (Facebook) . There are no visible fire hydrants and some units that are rentals ( small and a few stink ) or dependent trailers do not have paved driveways for vehicles to park. Moreover, some of the units look way older than the 10 year limit according to the cities building code and in need of repair. The park bills your electricity and water ( as per rental application online). This indicates one would be at the mercy of the management as to how much you are billed .Some of the concrete slabs that are available for travel trailers are quite dated, cracked, and in need of repair (website and observation). I don't know if a licensed plumber, electrician, or handyman is on site or just contract labor is used. However, a tenant did advise me to be careful of speed because management will issue citations. The very few speed limit signs say 10 mph, so one can't even pedal their bike too fast much less their motorized wheelchairs. The washing and drying facility is very small and unattractive. The washeteria down the road is open 24 hrs 7 days a week and cleaner ( stopped and checked ). Pictures on facebook show that roofs came off some of the trailers during the last tropical storm, tree branches fell damaging the trailers and park. Therefore, the landscaping and maintenance is below average. Definitely a safety issue. There is no swimming pool, tennis court, or walking path. The nearest golf course is 5 miles away as well. Where the park is gated there is no call button to reach the front office and the code box is not functional. In Addition, The park sign was broken off by the last storm and has not been replaced as of yet. So it was hard to locate if not for Google. Facebook shows little participation in park events other than socials (very limited). Same people over and over in the pictures. Many of the lots are vacant. Pros: Gated community, over 55 +, quiet area, small community , dog friendly, has a ample dog park, affordable. (you get what you pay for), close to shopping ,grocery store, and restaurants. Too many issues are present to even think about considering as even a temporary residence.

    This place needs to be shut down. When it rains the city sewer system overflows into the park and…read morethe owners even pull the sewer caps to allow the sewage to run out of the pipes and into the park and it eventually goes into the lake. It stinks for days because of the sewage. They pull the caps off because if they don't the sewage will back up into the rec Hall. They do not have Wi-Fi, they do not keep the grass mowed, there is no AC in the rec Hall, they do not have a swimming pool, they do not have activities, and the managers are rude. Mosquitoes are absolutely horrible because they don't keep the grass mowed. But the main thing is the sewage. When I was there the sewage ran nonstop out of the pipes and into the lake for more than 72 hours and the smell was horrible! And it did this every time it rained! They do not allow the residents to work on their own units. If work needs to be done you have to choose someone from their approved list of contractors. There are a lot of parks in the area to choose from and the others are much nicer than this one.
